COMING CRASH: Vacant Office Space in Crime-Ridden San Francisco Hits Record High | The Gateway Pundit

The hits just keep coming for the city of San Francisco.

The city now has more vacant office space than it has ever had before in history. Almost 40 percent of office spaces in the city are empty. That represents a massive loss in tax revenue for the city.

It’s very easy to see how the city got to this place. Businesses have fled the city and the state of California, due to high taxes, rising crime, and a homeless problem that is completely out of control.

The San Francisco Chronicle reports:

San Francisco’s amount of vacant office space has reached the highest level ever recorded in the city’s history.

According to preliminary fourth quarter data provided by real estate brokerage CBRE, the city’s vacancy rate ticked up nearly 2 percentage points from the previous quarter, reaching 35.9% at year-end. In September, that number was at 33.9%, the previous record high.

The increase was driven by several large subleases placed on the market in recent months, as well as direct spaces given back by office tenants, resulting in 1.4 million square feet of negative net absorption, or occupancy loss. For 2023, the city had a total occupancy loss of 6.7 million square feet, which is the second highest total since 2020, when the city recorded 9.9 million square feet of negative net absorption.

While alarming, the flood of office space hitting the market was somewhat anticipated. For example, Block, the fintech formerly known as Square, announced last year that it would not renew its 470,000-square-foot lease at 1455 Market St. in San Francisco’s Mid-Market neighborhood, which expired in September.

John Sexton of Hot Air adds this:

The bottom line is that the urban doom loom in San Francisco is resting on a knife’s edge at the moment. The city and state are trying to hold it back by propping up public transportation because that really could be the last straw for downtown, but it’s not clear if the money will hold out long enough for the ridership to recover. That’s really another way of saying it’s not clear how long it will take for downtown to recover. And what would recovery even look like at this point? I’m not sure anyone knows.

The city could stop this trend in its tracks if they were willing to enforce the law and clean up their streets, but they have shown repeatedly that they care more about the rights of people living in the streets.

The Finals to get more robust anti-cheat measures after player complaints

The Finals surprisingly launched without warning after The Game Awards and since then has gone on to be a breakout hit, challenging even the mighty Call of Duty for players and reinvigorating the FPS genre.

As players of most games with any modicum of success already well know, the more people attracted to play, the more cheats will turn up and try to hit the top of the rankings using as little skill as possible.

Now it is the turn of The Finals to suffer at the hand of the cheating wrecking ball, with many players complaining games in ranked mode are virtually unplayable due to the actions of those cheating.

With players demanding action and Embark Studios staying quiet on the matter initially, the silence has now broken with a post from Embark’s Dusty Gustafsson on the studio’s Discord that reads, “Over the past few days, we’ve had a technical issue that prevented us from banning cheaters efficiently. We’re now nearing a solution to this bug, and we’ve already begun re-upping our anti-cheat measures again.

“Thanks for your patience as we continue to sort through issues. Keeping the game a smooth, safe, and fair space for players is our biggest priority. We’re in this for the long haul.”

🛠 The first patch of Season 1 is chock-full of quality-of-life improvements and general fixes. The one everyone here is most happy about: the doors in Las Vegas won’t open in the wrong direction anymore — that was so annoying! 🛠 pic.twitter.com/RZ2wxNTvem

— THE FINALS (@reachthefinals) December 15, 2023

The Finals uses Easy Anti-Cheat which is also found in Fortnite and Apex Legends, two other main first-person shooters, but Embark says it will be making changes to the system to improve things.

Gustaffson continued, “EAC isn’t our only anti-cheat measure. We have a lot of things going on at once. But we have been dealing with an issue that’s caused a ton of headaches. I hope your experience is about to get better. Please give us time to fix things. We’re new and fine-tuning. I have faith in the team.”

The Finals has a lot of love at the moment and hasn’t suffered the kinds of complaints The Day Before had. The community is backing the devs to sort out the issue, and hopefully, the incoming changes will eradicate the problem players once and for all.

Chicago Mayor Brandon Johnson Accuses TX Governor Abbott of ‘Attacking Our Country’ for Sending Illegal Border Crossers to the City (VIDEO) | The Gateway Pundit

Chicago Mayor Brandon Johnson recently had a meltdown over the illegal border crossers being sent to the city by Texas Governor Greg Abbott and other border state leaders.

Johnson actually said that Abbott is ‘attacking our country’ by doing this.

This is pure deflection. Notice how Johnson can’t lay the blame at Biden’s feet, where it belongs.

The Washington Examiner reported:

Chicago mayor accuses Greg Abbott of attacking country by busing illegal immigrants

Chicago Mayor Brandon Johnson accused Gov. Greg Abbott (R-TX) of “attacking our country” as the governor continues to bus illegal immigrants that come across the border to sanctuary cities such as Chicago.

“The issue is not just how we respond in the city of Chicago. It’s the fact that we have a governor, a governor, an elected official in the state of Texas that is placing families on buses without shoes, cold, wet, tired, hungry, afraid, traumatized,” Johnson said.

When the illegal immigrants get to Chicago, the Democratic leaders of which have promoted as a sanctuary city, they bolster problems that are already hurting the city.

Here’s the video:

Mayor Brandon Johnson melts down over Texas sending illegals to sanctuary cities:

“IT IS NOT JUST A CHICAGO DYNAMIC!
HE IS ATTACKING OUR COUNTRY!” pic.twitter.com/n0yND8Mv5Q

— End Wokeness (@EndWokeness) December 19, 2023

Johnson is under fire from residents of Chicago who don’t want these illegals in their neighborhoods, so he has to act like he is angry about it, but he can’t be angry at the person who is truly responsible, because Biden is a Democrat.

It’s so obvious that’s what is going on here.

Google to “Get away” with gaming monopoly, says Epic CEO

Epic Games founder and CEO Tim Sweeney believes that the Google Play Store will continue to make money from developers using the Google Play platform.

The Google Play store currently takes a 30% commission fee from payments received on the digital marketplace and for “in-store” gaming elements. Gaming developers have called this fee “excessive” before Sweeney and Epic Games won a landmark case last week via a jury verdict.

Epic win for gaming developer

The gaming powerhouse released a statement via their website stating that the verdict “is a win for all app developers and consumers around the world. It proves that Google’s app store practices are illegal and they abuse their monopoly to extract exorbitant fees, stifle competition, and reduce innovation.”

Google does reserve the right to appeal and challenge the verdict, however, this is likely to result in the company adhering to revised rules and a change to how they operate with developers moving forward.

Sweeny would go on this week to tell the Financial Times that his “gravest concern in all of this is Google really genuinely thinks that they are going to get away with continuing their scheme.”

Fees at the heart of the matter

The Epic Store charges developers a 12% fee for the use of its storefront in contrast to the 30% charged by Google.

In the statement released via the Epic Newsroom, the company states that “Google imposes a 30% tax on developers simply because they have prevented any viable competitors from emerging to offer better deals. And Google executives acknowledged in Court that their offer of a 26% rate on third-party payment options is a fake choice for developers.”

Google had stated that Epic using its own game store would violate its payment policy:

”Developers charging for app downloads from Google Play must use Google Play’s billing system as the method of payment for those transactions.”

Epic also uses a form of “in-game currency” for micro-transactions such as weapon skins, clothing, and avatars, called V Bucks. Meaning the gaming developer makes 100% profit from the use of its own online store, where a heavy premium is placed upon them from the Google Play route when gamers interact with Epic content.

Finally, the statement on the Epic Newsroom site states that the “evidence presented in this case demonstrates the urgent need for legislation and regulations that address Apple and Google strangleholds.”

December to remember

Epic Games has had an eventful month on and off of devices with the announcement of the Big Bang, bringing three new modes – Lego Fortnite, Rocket Racing (based on Rocket League). and finally, the Fortnite Festival – a new rhythm game from Harmonix, makers of Guitar Hero and Rockband.

Galaxy S24 Plus set for boost according to leaked configurations

Final configurations for the Samsung Galaxy S24 line-up have leaked online, the Galaxy S24 Plus looks set for a bit of a boost.

Established tipster Revegnus, aka @Tech_Reve, has had a busy few weeks posting leaked details about the Galaxy S24 range to X (formerly Twitter). Their latest post appears to show some surreptitiously captured snaps of an internal database outlining the Galaxy S24 launch options, including RAM, storage, and colours.

The big change-up compared to the Galaxy S23 range is to the Galaxy S24 Plus. Next year’s model looks set to join the Galaxy S24 Ultra on 12GB of RAM, leaving the smaller Galaxy S24 alone on 8GB.

Another notable shift is with the Galaxy S24 Ultra. Samsung appears to be cutting the Galaxy S23 Ultra’s entry-level 8/256GB offering, with only two options this time: 12/512GB and 12/1TB.

Essentially, Samsung appears to be creating more clarity and differentiation among its three 2024 phones.

As for those colours, the leaked inventory appears to confirm grey, black, violet, and yellow options. The Galaxy S23 launched with four colours, with additional shades being added after launch.

With just a month until the likely Galaxy S24 launch, we’re now receiving a steady stream of leaks and rumours. The most recent tip offered the somewhat subjective opinion that the Galaxy S24 Ultra’s titanium frame would look ‘far better’ than iPhone 15 Pro.

We also heard that Samsung might be tweaking its punchy camera algorithm to be a little more realistic, which would be quite the turn up for the books if so.

CNN Reporters Throw Temper Tantrum Over Their Own Network’s Vivek Ramaswamy Town Hall

Opinion

Screenshot YouTube : CNN

This week, embattled and struggling 24/7 news network CNN hosted a town hall for GOP Presidential candidate Vivek Ramaswamy. Mr. Ramaswamy is not one to turn down a media appearance, including one guaranteed to be hostile, so no doubt CNN felt it was an easy way to try to attract viewers they so desperately need.

Even with the writing on the wall that CNN is quickly losing its foothold in the all-day, all-night news arena, their reporters voiced their displeasure at the network’s decision to host Mr. Ramaswamy.

After all, it’s not the news media’s job to provide balanced coverage of elections and those candidates hoping to cinch the support of the American public, at least not according to Oliver Darcy.

CNN’s media reporter, @oliverdarcy, on CNN’s decision.

“Handing Ramaswamy a microphone and putting him on a stage affixed with CNN’s iconic branding to answer audience questions helps validate him…” https://t.co/DSCPpcQPdf

Sure, sunlight disinfects. It also makes things grow.

— Jay Rosen (@jayrosen_nyu) December 14, 2023

Taxes the imagination

Wednesday, CNN hosted an hour-long town hall for GOP presidential candidate Vivek Ramaswamy. CNN’s senior media reporter Oliver Darcy was none too happy about the decision, writing about his frustrations with his own employer in his CNN newsletter.

Mr. Darcy wrote:

“The notion that the infotainer, who CNN has reported ‘struggles for relevance’ as he polls in the low single digits and remains exceedingly unlikely to be the Republican Party’s nominee, deserves an hour-long national platform to sell his personal brand and insidious talking points to the masses taxes the imagination.”

It taxes the imagination how such outrageous, open, and hostile bias still manages to garner a paycheck from CNN. But perhaps he has a point; maybe it doesn’t make sense for CNN to provide so much air time to someone who isn’t in the top two positions in most polls for the GOP nomination.

RELATED: Tucker Carlson Announces He’s Launching His Own Streaming Service

In that case, it would square with Mr. Darcy’s argument that CNN provide an hour for former President Donald Trump, who by every measure is the front-runner and more than likely will be the Republican nominee. However, when CNN did just that in May, Mr. Darcy also railed against that.

Is there anything that would make Mr. Darcy happy at CNN, or perhaps, like the famous Jane Austen character by the same name, he is too prideful or prejudiced? It’s hard to recall which.

In 2018 @RealAlexJones was banned on X for saying CNN reporter Oliver Darcy has “the eyes of a rat”

Today Oliver Darcy is melting down in front of his tiny following on something called “threads”

He is shocked people are still posting on X after jones was allowed back pic.twitter.com/xQlYIitMmm

— Gregg Re (@gregg_re) December 10, 2023

Not so iconic

Mr. Darcy seems particularly incensed that his employer would want to attach their brand to the ideas Mr. Ramaswamy espouses, writing:

“Handing Ramaswamy a microphone and putting him on a stage affixed with CNN’s iconic branding to answer audience questions helps validate him and provides oxygen to the menacing wildfire of delusions he has pushed into the public discourse.”

Delusions such as stricter immigration policies, elevating concepts like patriotism and faith, and thinning out the administrative branch of government that no citizen ever voted into power, or that there were FBI informants in the crowd at the Capitol riot.

The best part of the above statement is Mr. Darcy’s assertion that the CNN “iconic” brand means anything anymore.

Before the terrorist attacks by Hamas, CNN was raking in only about 55,000 viewers for their weekend lineups, including for their shows State of the Union with Jake Tapper and Dana Bash and Fareed Zakaria GPS. Their Sunday numbers were even worse, only bringing in about 43,000 viewers for The Whole Story with Anderson Cooper and Stanley Tucci: Searching for Italy.

MSNBC dominated CNN in major dayparts in 2023, even doubling CNN in total viewership across mornings and primetime for the year. https://t.co/d2SNdJ9fSo

— Richard Hudock (@richardhudock) December 12, 2023

Those ratings are the worst CNN has ever had since the dawn of tracking viewership in 1991. Since the war in Israel began, CNN has only attracted roughly 619,000 viewers as of mid-November Monday tracking.

Compare that to two million that tuned into Fox News on that same tracked Monday and 1.7 million that switched on MSNBC. Maybe tossing the millennial conservative provocateur on a stage with a microphone and the beleaguered CNN brand is a good idea.

RELATED: Vivek Ramaswamy Gets Praise For Promise To Release Epstein Client List: ‘Every Candidate Should Commit To This’

Missing the point

In response to Oliver Darcy’s tirade, a CNN spokesperson explained that Vivek Ramaswamy is a legitimate guest for a town hall given that he is a:

“…significant candidate for the GOP nomination, having made every debate stage thus far.”

A true statement, however, is still missing the reason why Vivek should get a town hall appearance. Mainstream news networks like CNN should have newsmakers on their networks because the idea behind claiming they report the news would indicate including those who generate news.

But that’s not really what employees at CNN want to do; they want to drive public discourse and shape American opinions. Legacy news isn’t about and hasn’t been about reporting facts and presenting engaging, compelling counterarguments for a long time.

X Marks The End. Twitter is dead.

This platform only reluctantly lives on as a zombie.

Warped and disfigured, it marches on like a White Walker, an ugly shell of its former self under the command of a loathsome leader.

RIP, Twitter. It was a fun ride. https://t.co/XamM4TjWwD

— Oliver Darcy (@oliverdarcy) July 25, 2023

Legacy news is about entertainment and power. Dialing into the most extreme viewer’s most basic needs and controlling the group-think of the agreed upon audience.

It taxes the imagination why legacy news media and print keep wondering why American viewership and readership have plummeted in the last few years, and reliance on citizen journalists on social media has increased.

Japanese chip gear-maker Kokusai targets Chinese growth

Kokusai Electric Corp, a Japanese chip machinery maker, is hiring in China in a move to extend the 66% rally in stock prices it saw after its IPO in October, reports Bloomberg.

The anticipated growth in China comes down, in part, to the USA enforcing tighter export regulations on domestic chip manufacturers exporting to China. Kokusai Electric Corporation manufactures and distributes semiconductor manufacturing systems.

“Countless small-scale fabrication plants are springing up like mushrooms in China,” said Kokusai’s CEO Fumiyuki Kanai, in an interview with Bloomberg. “The Chinese government is providing aggressive support to the industry for activities including the internet-of-things, smartphones, and personal computers, ” he continued.

Kanai, who handled the Tokyo-based company’s IPO, believes that China holds continued value for Kokusai and that increasing the company’s support staff there will better serve clients. He also said that after investments for production and next-generation tool development, he will focus on shareholder returns, and will actively consider stock buybacks.

The Chinese chip market

“We have locations in China only to provide after-sale services and have no plans to do production or research there,” Kanai said. “We will increase personnel to cover the local demand.”

The Chinese market accounts for 40% of the chip gear maker’s revenue, with the expectation that this will rise to 50% in the near future.

As a result of strict export regulations from the USA, Chinese chip equipment producers were witnessing a surge in sales. However, more recent news suggests that the market may not be as stable as it appeared, with over 22,000 chip-related firms shutting their doors in 2023. This is in part due to a decline in demand caused by market changes due to Covid.

The most at-risk companies are the smallest ones which struggle to secure investments, and with their established position in the market, Kokusai is likely hoping to absorb some of the demand released by closing competitors. Kanai also stated that the company is looking to diversify into areas that complement its current range.

Matthew Perry’s Cause Of Death Reveals Chilling Truth Behind His Passing

Opinion

Source: Screenshot ABC News YouTube

The world was shocked back in October when the former “Friends” star Matthew Perry was found dead in the hot tub at his home at the age of 54. Now, Perry’s cause of death has finally been released, and it has revealed the chilling truth behind his passing.

Perry’s Cause Of Death Is Revealed

Daily Mail reported that Perry’s autopsy revealed that he died from “‘acute effects of ketamine” and drowning. Despite claiming to have been sober for years, Perry had similar quantities of ketamine in his system as a hospital patient would have under general anesthetic.

“The County of Los Angeles Department of Medical Examiner determined the cause of death for 54-year-old actor Matthew Langford Perry as the acute effects of ketamine,” the Los Angeles coroner’s office said.

“Contributing factors in Mr Perry’s death include drowning, coronary artery disease, and the effects of buprenorphine (used to treat opioid use disorder),” the statement added. “The manner of death is accident.”

Though Perry had been receiving ketamine infusion therapy as treatment for depression, his last session had been a week and a half before his death. Ketamine is only in your system for three to four hours, so these treatments did not directly lead to him dying.

“At the high levels of ketamine found in his postmortem blood specimens, the main lethal effects would be from both cardiovascular overstimulation and respiratory depression,” concluded medical examiner Raffi Djabourian.

🤔What is the story about ketamine?

Perry’s Autopsy

The autopsy found that Perry’s ketamine levels were at 3,540 ng/ml in peripheral blood, and 3,271 ng/ml in central blood. A person placed under general anesthetic at a hospital would typically have a blood ketamine level of 1,000 – 6,000 ng/ml.

“Drowning contributes due to the likelihood of submersion into the pool as he lapsed into unconsciousness; coronary artery disease contributes due to exacerbation of ketamine induced myocardial effects on the heart,” the medical examiner said. “Buphrenorphine effects are listed as contributory, even though not at toxic levels, due to the additive respiratory effects when present with high levels of ketamine.”

Perry had no alcohol, cocaine, heroin, meth or fentanyl at the time of his death. While Perry had a history of emphysema, diabetes, and drug use, the medical examiner said that he was “reportedly clean for 19 months,” adding that he was a “heavy tobacco user for many years but currently not smoking.”

A friend of Perry’s told The Mirror that the actor “was never clean and lied about being sober” in the years before his death.

“He lied to everyone about being clean. He never was,” the friend said. “It is very sad. You know, the biggest lie he told was probably to himself.”

In an exclusive interview, ‘Friends’ creators Marta Kauffman and David Crane remember Matthew Perry.

Perry was found dead in the hot tub at his home in Los Angeles, California by his personal assistant on October 28.

“We are heartbroken by the tragic loss of our beloved son and brother,” Perry’s family told People Magazine. “Matthew brought so much joy to the world, both as an actor and a friend.”

Figma and Adobe abandon merger amidst regulatory red tape

After a 15-month regulatory review process, Figma and Adobe announced today (Dec. 18) they will be abandoning their proposed merger.

In a statement on the Figma website, co-founder Dylan Field stated: “It’s not the outcome we had hoped for, but despite thousands of hours spent with regulators around the world detailing differences between our businesses, our products, and the markets we serve, we no longer see a path toward regulatory approval of the deal.”

After an intense 15 months of review, today Adobe and Figma have decided to end our pending merger, as we no longer see a path toward regulatory approval of the deal.https://t.co/sHuUsW9sR2

— Dylan Field (@zoink) December 18, 2023

In a statement made by Adobe, the software company said that although both companies were committed to the merger, seeing many merits to the combination, they made a joint assessment that there is no clear path to receive regulatory approval from the European Commission and the UK Competition and Markets Authority. Bloomberg also reported that the deal would begin to receive scrutiny in America.

“Adobe and Figma strongly disagree with the recent regulatory findings, but we believe it is in our respective best interests to move forward independently,” said Shantanu Narayen, CEO of Adobe. “While Adobe and Figma shared a vision to jointly redefine the future of creativity and productivity, we continue to be well positioned to capitalize on our massive market opportunity and mission to change the world through personalized digital experiences.”

The termination of the merger means that Adobe will be required to pay Figma a reverse termination fee of $1 billion in cash, reports The Verge. The Adobe statement acknowledges this and says that the companies have signed an agreement that resolves “all outstanding matters from the transaction, including Adobe paying Figma the previously agreed upon termination fee.”

What is Figma?

Figma is a web-based design tool that has many uses. It has particularly found success in the world of web development as a User Interface design tool. Launched in 2016, it holds a key difference from many competitors in that it is entirely web browser-based, allowing for seamless collaboration.

Democrats John Fetterman, Eric Adams, And Katie Hobbs All Take Turns Knocking Biden For His Illegal Immigration Failure

Opinion

Screenshot: ABC News YouTube Video

Several prominent figures in the Democrat party took time over the weekend to knock President Joe Biden for his failed policies regarding illegal immigration.

It is a continued sign that some members of the President’s party are starting to peel off from supporting relentless open border policies that are decimating their cities and states.

Criticism from the left on illegal immigration comes as polling shows Biden’s approval rating amongst voters continuing to reach new lows.

A Pew Research Center poll released late last week shows the President with a meager 33% approval rating. At the same time, the firm notes “large majorities of Americans express little or no confidence in Biden’s ability to handle a number of issues, including economic and immigration policy.”

Just 32% expressed confidence that Biden is capable of making wise decisions about illegal immigration policy, a 21-point drop since 2021. During that same timeframe, Democrats who are confident in Biden’s handling of this issue have dropped a massive 26%.

Biden’s Illegal Immigration Policies Have Fellow Democrats Riled Up

Whether Democrats are seeing a major issue when it comes to polling with American voters and reacting for a political advantage, or if they’re just now waking up to the realities illegal immigration has on their constituents is up for debate.

But their criticism of President Biden on the matter is growing ever louder.

Somehow we live in a universe where Senator John Fetterman (D-PA) has become a voice of reason on the matter, calling out his own party on illegal immigration. In fact, he managed to disarm them on one of the party’s key talking points – concerns about border security allegedly being racist.

“I hope Democrats can understand that it isn’t xenophobic to be concerned about the border. It’s a reasonable conversation, and Democrats should engage,” he insisted.

— Andy Kaczynski (@KFILE) December 12, 2023

Fetterman went on to eschew the concept that he is a progressive and commented on numbers proving that the White House is struggling to curtail illegal immigration.

“It’s a reasonable conversation – until somebody can say there’s an explanation on what we can do when 270,000 people are being encountered on the border, not including the ones, of course, that we don’t know,” he told NBC News.

Arizona Governor Katie Hobbs (D) demanded a $512 million reimbursement for border security and criticized the administration for failing to secure the border after issuing an Executive Order deploying the AZ National Guard.

“Yet again, the federal government is refusing to do its job to secure our border and keep our communities safe,” said Hobbs. “With this Executive Order, I am taking action where the federal government won’t.”

And New York City Mayor Eric Adams, who has been vocal about Biden’s failures on illegal immigration only after they started being bussed into his city, renewed his criticisms over the weekend.

In a recent interview, he called out the Biden administration and the federal government over its “baffling” inability to address the crisis.

His continued criticism comes as it has been revealed that over 67,000 illegal aliens are living in the city’s shelter system, over triple the 21,300 at the same time last year.

Adams had, prior to this latest report, predicted that illegal immigrants were going to “destroy” New York City.

Criticism of President Biden over his border crisis didn’t stop there. Senator Mark Kelly (D-AZ) also expressed concern about the ongoing crisis at the border and suggested that the President should visit the area to see the situation firsthand.

Kelly joined former Democrat Senator Kyrsten Sinema (D-AZ) in writing a letter to Biden supporting Hobbs’ calls for reimbursement of funds used on securing the border.

Sen. Mark Kelly, Democrat of AZ, on if Biden should visit the border: “Well I think in general it’s good to see things in the first hand, he does have a staff that’s been working on this issue. But this remains a crisis.”

Over the weekend, Hobbs called the situation at the border “chaos” and said she’s “not afraid to stand up to politicians on either side who aren’t doing what’s in the best interest of Arizona.”

Ramped-up criticism of the President for his inaction on the illegal immigration crisis in this country comes as Mexican authorities seized 10 improvised explosive devices (IEDs) in an area just south of Tucson, Arizona.
