The Owner’s Secret: A Secret Billionaire Romance by Kimberley Montpetit
A brutal storm. A cryptic message. A life changed . . . forever.
Melody de Leon’s cozy New Orleans bookstore is her pride and joy – until a violent hurricane sweeps it all away. Forced to flee the storm by boat with her ailing grandmother, she wonders how she will ever pick up the pieces of this disaster.
Then, in a fevered state, her grandmother utters a cryptic message that sets Melody on the quest of a lifetime: “Go to White Castle.”
With nothing left to lose, Melody seeks out the old mansion – a beautiful Southern relic haunted by secrets. Once there, she finds Britt Mandeville, the handsome and charming White Castle caretaker.
Sparks fly, but any hopes of a relationship between them are dashed when she discovers that Britt is already spoken for.
When Melody stumbles across a strange 60-year-old photograph in the house, she is determined to find answers – and the shocking revelations and strange twists of fate lead her right back to Britt.
Can she put all the pieces of the puzzle together, or will family secrets and true love be lost to her forever?

#1 Excerpt
“Before I forget,” Britt said, turning around on the threshold. “Here’s a key to your room. You can lock the door from inside and feel perfectly safe.”
When he handed over the old-fashioned key, Melody gave him a wan smile. “I think you are a mind-reader, sir. Thank you.”
Britt crossed the corridor toward the staircase and descended, giving her a quick glance over his shoulder.
Biting at her lips, Melody closed the door lest he think she was staring at him—even though she was staring.
How did a stunning man like Britt Mandeville become a caretaker of an old house, gardening, cooking, and repairing fences? Instead, he looked like a model for a fashion magazine.
Once, again, Melody wondered why her grandmother had insisted she come to White Castle.
Britt Mandeville was an enigma and she was full of questions about the man, but her grandmother’s almost desperate plea for her presence at this strange Southern mansion was the biggest mystery of all.
#2 Excerpt
Knocking with her fist, Melody called out, “Mr. Mandeville, can you help me open the door?”
She shoved against the heavy doors one more time in case he didn’t hear her—at the same moment the massive front door popped open and she fell across the threshold, tumbling against the tall, solid caretaker. Literally falling into his arms.
“Oh!” she cried out, her face growing hot when Britt Mandeville threw his arms around her so she didn’t end up flat on her face. “I’m sorry. I couldn’t get the door open. I didn’t mean to—” she stopped, his face close—too close.
A rush of sensations came over her. Melody tried not to think about the man’s hard muscles underneath the soft flannel shirt he was wearing, or his sandpaper jaw, or the pair of amazing lips so close to hers—when she had practically knocked her face into his at the moment they collided.
“You’re fine now,” Britt said, sliding his hands along her arms as he bent to look into her face. “You okay?”
“Yep. I’m fine. Perfectly fine.” Except for her racing heart and a pounding in her ears, she was calm as a summer’s morning.
“The Owner’s Secret had me hooked from the very beginning. Britt Mandeville is a character who is hard to forget. Melody tries to, but all of Britt’s gentlemanly ways, and his devastatingly good looks are not helping. With the mystery of White Castle and her grandmother urging her to go there for refuge after the hurricane, Melody finds herself drawn to Britt and the strange memories surrounding the beautiful plantation mansion. I loved the mystery, the history of the southern plantation, the fun literary references, but especially the friendship and swoony romance between Britt and Melody. I didn’t want to set the book down, even after I had finished the last page. Clean and swoony romance readers alike, this is one book you’ll not want to miss!”

Team Mom by Delaney Cameron
Julie’s calm life is thrown a curve ball when her brother arrives the night before his seven-month deployment asking her to take care of his son. As a preschool teacher, she’s used to dealing with toddlers, not nine-year-olds. Noting her nephew’s interest in baseball, Julie signs him up for little league. She’s anything but thrilled to find out that his coach is a celebrity.
Eric returned to St Marys to lick his wounds and start over. But even in his hometown, he’s known more for his unfortunate appearance on a reality dating show than for his seven years in the major leagues. All he has to show for that poor decision is an ex-wife and a broken heart.
Julie’s obvious disapproval makes her the perfect choice for his team mom. If she doesn’t like him, she won’t cause any problems. But will that be enough to keep his growing interest in her in check? And as Julie’s preconceived notions about sports figures slowly unravel, will she be able to resist the man behind the public persona?

Eric glanced doubtfully at his fitted shirt and pants. If he’d been going to the couple’s shower alone, he would have settled for comfort and worn jeans. The fact that he’d sought his brother’s opinion on what to wear was an admission of his level of anxiety. Julie had agreed to come with him. Was it wrong to want to look nice for her sake?
The jarring sound of the gate buzzer jolted him out of his pensive reverie. After making sure Delilah had fresh water, he grabbed the wrapped box off the table and went out on the porch to wait. Jordan jumped out of the car and sprinted over to where he stood.
“Hey, Coach Gibson. I brought some of my Xbox games. I hope that’s okay.”
“That’s fine. You can go on in. Matt’s waiting on you.”
When Eric looked back in Julie’s direction, the greeting on his lips was forgotten. He swallowed once and then again as he watched her get something out of the backseat. The tiny straps and fitted bodice of her dress left most of her lovely shoulders and neck bare while the wide, flirty skirt hinted at nicely shaped legs. How was he going to behave with her looking like that?
“How have you not kissed her yet?” a teasing voice asked from behind him.
Did kissing her neck count for anything? Probably not in Matt’s view of the world. “How do you know I haven’t?” he muttered.
Matt snorted dismissively. “Because if you had, you wouldn’t be staring at her like a starving man waiting for the buffet to open.”
“Would you lower your voice?”
Not bothering to take his brother’s advice, Matt continued. “I approve, by the way. She’s just what you need.”
“Can we talk about this later?”
“Definitely. I want a full report of today’s events.”
Eric turned a laugh into a cough. “Get in the house before I throw you in there.”
“I’m going, sweet thing.”
“So help me, Matt, if you say another word…”
The arrival of Julie brought this conversation to an abrupt end.
“Hey, guys. Are we ready for this?” she asked with a smile.
“I think so,” Eric said.
“You kids have fun,” threw in Matt, ignoring his brother’s frown. “Don’t worry about Jordan. We’ll be fine.”
“You’ve got my number, right?” asked Julie.
“Sure do. See you later.”
Eric shook his head as he watched Matt enter the house and close the door. “He gets worse every day. Got everything you need?”
“Yes, sir.”
He grinned. “In that case, I think we should get going.” Once they were on their way, he glanced in her direction. “You look lovely. You remind me of a summer garden in that dress.”
“Thank you. You look like an ad for Ralph Lauren.”
“I’ve never seen any. Is that a compliment?”
“Definitely.”
“Then I thank you, too. I forgot to warn you about Thomas. He’s only slightly more mature than Matt, and neither of them knows the meaning of the word discretion. They speak first and worry about the consequences later.”
“I’ve got a brother, remember. I know how these things work. What did you get the happy couple?”
“A four-slice toaster. It’s sort of a private joke. That’s what Thomas got me as a wedding gift. I thought I’d return the favor.”
“I keep forgetting that you’ve already done this.”
Eric wished he could forget. He’d give anything to wipe out the memories of his marriage. “What did you get them?”
“Nothing as exciting as a toaster. I got bathroom towels. You can never have enough towels.”
Towels were about the only thing Sydney didn’t fight him over. To hear her talk, he would have left her destitute if he could have found a legal way to do it. In the end, he got tired of the endless arguments. What use did he have for all those things they’d bought together? The only memories they carried were bad ones. He was better off without them.
“Good idea. As far as the games go, if there’s something you don’t want to do, let me know. I’m all for being a good sport, but not at the expense of making you uncomfortable.”
“The same goes for you.”
He cast her a teasing glance. “I don’t embarrass easily, and to be honest, I can’t think of a single game I wouldn’t be willing to play with you.”
Her eyes fell to her lap. “I’m starting to think you say things just so you can see me blush.”
Eric laughed. “You do it so beautifully; I can’t resist.”
“Clean romance, but oh, those kisses sizzle. Great interaction between the brothers–they’ll make you smile. I would recommend this book and read more by this author.”
“I loved this story, it was sweet, clean, and most of all it was just a straight forward book, without conflicts and huge misunderstandings you usually get in a romance book. The slow building romance was a pleasant surprise, too. Little Jordan was so precious, and let’s face it….I’ve always be a sucker when it comes to animals and kids. I loved the playful interaction between the two brothers, Eric and Matt. They were hysterical, without trying to be. Just seemed so natural and real, but so did the relationship between Julie and Eric. I was so impressed that I just downloaded the next book in the series.”
“Just a lovely story. A heroine you can adore, a hero you can fall for and a love story you can get lost in. Well written. No cheesy catastrophes. Clean and well worth the read.”

I’m a Georgia girl at heart if not by birth. I love to read, watch college football, and spend time with my husband. I’m a hopeless romantic so there will always be a happily ever after in my stories. I also like to write about second chances because love doesn’t always work out the first time.
My books are sweet romances set in both contemporary and regency settings featuring stories about the journey to love, from that first meeting to the point where two people know their hearts are no longer their own. My characters aren’t perfect. They make mistakes and have faults like the rest of us. They learn the sometimes painful truth that the path to love isn’t always smooth, but it’s a road worth traveling.

Darcy quickened her steps to pass the group and get to Sean. His long, easy stride made her have to work twice as hard.
“You have a really engaging style.”
Sean turned his head to look at her, like he was waiting for the punch line.
“I mean, they really respond to you. How long have you been giving tours?” Darcy saw her reflection in his aviator glasses and brushed the hair out of her face.
He stopped and pushed his glasses to the top of his head. “Since I graduated college. No, that’s not right,” he said, closing one eye to think. “Actually, I think I was a sophomore in high school when I did my first one.”
“How long did it take you to develop your schtick?”
“My what?” he asked, the corners of his mouth lifting.
“Your schtick. You know, your routine.”
“You’re awfully interested in how the tour business runs. First you offer to drive the bus, now you want to know all of my secrets.” He crossed his arms and leaned against the doorframe. The last person in the group moved past them and into Red’s. “Are you looking to set up shop?”
“Absolutely not.” Darcy felt her face flush. Then it dawned on her. Emily hadn’t told Sean that Darcy was interested in covering for his leave. To Sean, Darcy was just a very curious tourist. Of course he would wonder about her intrusiveness. She needed to set the record straight.
“Maybe we should start over. I’m Darcy Conti.”
“Yes, I remember. You introduced yourself an hour ago.”
“I’m not on the tour as a guest. Your mother offered me the job to cover for you while you…while you’re away.”
He stared at her for an uncomfortably long time.
“Hello?” she finally said, waving her hand in his face.
He blinked. “You’re going to take over the tours? Here?”
“Is that a problem?”
“No…no, not at all. That’s great. I’m just surprised. I wasn’t expecting…you.”
“Such a sweet love story! Created beautiful pictures in my mind of this quaint little town on the banks of Lake Superior. The characters seemed to be folks I could call my friends.” ~ D. Quian
“I am a big fan of romance novels. They are a guilty pleasure and, when done well, leave me with the warm fuzzies. Love Like Water is a cute story with believable and well-rounded characters. There is a slight twist on the broken-hearted-boy and it is refreshing that, of the two, the girl comes out as the stronger character. Even the ‘villain’ of the story is a little bit likable…but just a little.” ~M. Durbin

My feet weren’t cooperating, and neither was Ryan. He stood there, immobilizing me with his hotness.
“So, uh, thanks again. Especially for earlier with the shoulder. And for, you know, letting me cry all over it.”
“My shoulders are available anytime you want. I’ve got two of them.”
He sure did. Two amazingly broad, well-sculpted shoulders.
That were totally distracting me.
“Right. I’ll see you tomorrow, probably.”
“Tomorrow,” he agreed.
Before I could talk myself out of it, I moved across the room and felt his gaze on me with every step. Like he was touching me even though he was twelve feet away.
As I walked down the hallway, I had a serious conversation with myself. Rule #1—never date a musician. That hadn’t changed. I wouldn’t actually date Ryan. I could pretend to, for the sake of his career and my mother, but I wouldn’t let it be more than that. Nothing deep or real. Just a light, mutually beneficial friendship.
I had to stay strong. Remember my rules. Not fall in love.
And never, no matter what I wanted, let him kiss me.
“Wilson has mastered the art of creating a romance that manages to be both sexy and sweet, and her novel’s skillfully drawn characters, deliciously snarky sense of humor, and vividly evoked music-business settings add up to a supremely satisfying love story that will be music to romance readers’ ears.” —Booklist (starred review)
“Making excellent use of sassy banter, hilarious texts, and a breezy style, Wilson’s energetic story brims with sexual tension and takes readers on a musical road trip that will leave them smiling. Perfect as well for YA and new adult collections.” —Library Journal

Pumpkin Everything by Beth Labonte
More than leaves are about to fall…
After calling off her fall wedding, horror novelist Amy Fox is left with a broken heart, a mega case of writer’s block, and a serious aversion to all things pumpkin spice. When she receives news that her grandfather has broken his wrist driving through a Dunkin Donuts—literally straight through the front windows—five hundred miles away, in her hometown of Autumnboro, New Hampshire, Amy has no choice but to return to check on him. If she doesn’t make sure that he’s back on his feet, Grandpa may be moved into assisted living, and Amy’s beloved childhood home will be put on the market.
Knowing she must return, Amy worries about the only thing worse than pumpkin spice—a reunion with Kit Parker—her childhood best friend, first love, and entire reason for skipping town in the first place. As the two reconnect, a second chance seems possible…if only Kit weren’t holding on to a secret that just might unravel everything.
Set against the scenic backdrop of the White Mountains, New Hampshire, Pumpkin Everything is a small town, sweet romance, and the perfect way to kick off the fall season! A pumpkin spice latte wouldn’t hurt, either.

“Guilt trips aside,” said Kit, lacing his fingers behind his head. “Don’t you think your grandfather would be happier down in Pennsylvania, close to his family?”
I shrugged. “I’m sure he’d love being nearer to us, but look around.” I motioned to Grandpa’s makeshift museum. “Leaving the White Mountains would devastate him. This is the only home he’s ever known. And do you really want my mother selling this house? Depending on who bought it, you and Riley might have to move out. And then…” Then I’d never have any reason to come back here.
“Riley and I can always find a new place to live,” he said casually. Like it was no biggie. Like he was finding out he might need to move out of some crappy sublet. “Don’t keep the house on our account.”
“Just like that, huh? You’d find a new place to live, and oh well, whatever? Geez, apparently Grandpa and I are the only ones attached to this place.”
Kit got that odd look on his face again, before tipping his chin toward the front door behind me. “Do you remember getting off the school bus in third grade? My mom would let me come up here, and we’d barrel through that door, dump our backpacks on the floor, and go straight for the TV.”
“Wrong. We’d hit the kitchen first for pizza rolls.”
“Right, right. Then it was Are You Afraid of the Dark? until dinner. No wonder you ended up writing horror.”
“We were the coolest.” I laughed.
“Giving up this house wouldn’t be so easy for me, either.” After a few moments of silence, Kit tapped his hand on the arm of the couch. “I don’t want you to think that it would. It’s just that sometimes we have to make hard choices. Sometimes we have to make sure that we’re looking at the bigger picture.”
“I appreciate the tip, Obi-Wan, but it’s not happening. Not yet. Not ever. Not if I can help it.”
The idea that maybe Kit hadn’t been hurt at all, after I’d gone, flitted around my mind again. Maybe, instead of getting all philosophical about hard choices and bigger pictures, he should think about the fact that if he hadn’t pushed me away, I never would have left. If it weren’t for the way he’d treated me, Grandpa would still have his loving family around him, right here in his own home where he belonged. Assisted living would never have been on the table.
Then I remembered the reason why he’d treated me the way he had, and my stomach roiled with guilt. It wasn’t his fault. His mother had been taken from him much too young. Rebecca Parker had always treated me as one of her own, happily tossing me in the car right along with Kit and Riley to go roller-skating, or sledding, or apple-picking. My memories of her were half the reason this house meant so much to me. Her death had torn all of us apart, but Kit in particular. Yes, he had hurt me. And yes, the result of that hurt led to our less-than-idyllic current situation. But none of it had been his fault. Not really.
I’d let myself forget that once, but never again.
“Loved this book! I’m a big fan of the author so I was excited for this one to come out. It did not disappoint. It’s an adorable story about second chances in a cozy town. Wish I lived in my own Autumnboro. I was delighted at the Doctor Who references too! Now I’m ready to get out my fall decorations and drink a pumpkin spice latte.” ~

It’s hate at first sight when YA author Hailey Tate is blackmailed into be Baseball’s Bad Boy, Connor Ryan’s fake girlfriend to clean up his image and maybe get her some of that famous exposure:
He glanced at me, his eyes narrowing, before he dropped his feet to the floor and shot out of his seat.
“No. No way.” He pointed at me as if no one knew who he was talking about. “You said she was a stunner.”
“I said she was cute.” This from the over-suited man seated next to him. He glanced at me and then frowned at Catherine. “You said she was cute.”
“She cleans up well.”
Thanks for the support, Catherine.
“She’s not my type,” Connor stated as if I weren’t right there.
Not that it wasn’t true. His type was high-profile, famous women. Models, reality stars, actresses, news anchors, senators’ daughters…basically, anyone seven-to-twelve times more famous than me.
“That’s the entire point.” The man in the very expensive suit, who I could only assume was Dex, crossed his arms, looking at his client in a way I hoped Catherine didn’t typically look at me.
“I don’t care if that’s the point.” Connor Ryan raked a gaze over me in disgust. “I won’t be seen with someone who doesn’t even know how to blow-dry her own hair.”
Everyone’s gazes drifted up toward my hair and I knew—I knew—I was entering nightmare land. I was wrong. This was worse than a Paige & Prejudice review. This was a general assault on my person and I didn’t even know why.

Awakening Avery by Laurie Lewis
“You’re depressed,” the doctor declared.
“Ya think?” is author Avery Elkins Thompson’s sarcastic response. She can’t pull out from the malaise that set in following her husband’s untimely death, and her adult children fear they are losing her too.
She can’t write, and questions about their father’s death leave the family mired in pain. “We need a healing place,” her oldest son tells her, suggesting she find it on Anna Maria Island, Florida, a former family vacation spot.
When Avery returns to Baltimore to sell the family’s waterfront condo, she meets rodeo-ers-turned-real-estate-brokers Teddie and Rider Davis, and Avery’s quiet life will never be the same again. The Davises help arrange a short-term house swap with widower Gabriel Carson from Anna Maria, whose overprotective parenting has resulted in two self-centered, twenty-something daughters. Avery and Gabriel are in for the summer of their lives as they step into one another’s messy, complicated worlds.
Still, venturing out on her own again is challenging for Avery, whose experiences at the Ringling’s magnificent Ca d’Zan mansion, and with the quirky characters she meets there, eventually awaken her to truths she desperately needs to remember—that God has not forgotten her, and as crazy as life can be, it is possible to laugh and love again.

Avery sighed as she switched the desk lamp off and headed down the hall, passing the “wall of fame,” where all the kids’ photos were on display. She passed a favorite vacation photo and straightened it, though the frame already hung perfectly square. She knew the frame wasn’t off. She was. More accurately, it was her reaction to a sweet moment from years ago on one of the family’s nightly walks along the beach on Anna Maria Island in Florida that was off kilter. Jamie snapped the photo of Avery and Paul as they posed before the fabled beach house of a man who had become a legend along the island. Only after the photo was printed did Avery realize that Jamie had actually caught the widowed owner of the sprawling Victorian home standing like a solitary ghost on the widow’s walk. He and his solemn, lonely watch contrasted sharply with the happy images of Avery and Paul in the foreground.
Avery’s finger traced along the image of Gabriel Carson, the mysterious, romantic widower. He had so fascinated Avery’s writer’s instinct that she hounded the locals for more information on him until she discovered where his florist’s shop was located. Her cheeks still flushed when she recalled how she studied the handsome loner from outside his business’s storefront window, watching him chat and laugh with the waiting customers as he arranged their opulent bouquets. But when they exited, leaving him alone, Avery watched his eyes dim as his face settled into quiet soberness.
His aura had haunted her for weeks, and when she and the family returned home to Utah from their summer jaunt, she fashioned a character in one of her books after the intriguing Mr. Carson.
Avery bit her upper lip and shrank, as goosebumps spread across her arms in shame. How many times she had given thanks that she and Paul weren’t that man, mired in enduring mourning. It all seemed so ironic. So selfish. So shameful.
“I’m right there with you,” she said to the man in the photo.
“It will melt your heart, kick off forgotten emotions and have you rooting for a love that was past due. You’re going to some tissues for this one.”
“As always, Ms. Lewis writes characters who really make the story special . . . They are portrayed in such a way that the story becomes ‘real’… entirely believable, and very relatable.”
“A wonderful second chances story.”
“Wow. Catching my breath…I simply cannot put into words what a beautiful ride this was. It was complex and raw and real. This author does a phenomenal job, in my opinion, of weaving plot and character in such a way as they are seamless. I felt like I was living in the pages. Once my heart recovers I will be diving back in for another read. Simply wonderful.”

Secondhand Hearts by Jo Noelle
As a member of a top country-western band, Chase has the money and fame he’s always wanted. When he meets the beautiful woman who owns Treasure Mountain Pawn, he has to hide both of those things from the one person he wants to know everything about him.
When Elena sees Chase for the first time, his turquoise eyes and tousled brown hair convince her that she might believe in insta-love. Just in time, her brain takes over, reminding her that her business is in trouble, making her future uncertain—not a good time for love.
But being with Chase is as easy as following her heart, until she finds he has a secret big enough to break it.
Elena looked around the business her dad had built—a thirty-six-hundred-square-foot legacy with iron bars on the windows called Treasure Mountain Pawn, that had passed on to her.
“Elena, I got ya something I think ya need.” Tug walked toward the back of the store.
“We agreed. No presents,” she called over her shoulder, but he continued toward the storage room as if he hadn’t heard her. Something I need? I need a huge inheritance from a long-lost relative. Or a millionaire business partner. Or to win a lottery as soon as possible.
The bell on the front door jingled again, drawing Elena out of her wishes. Tug had turned the sign to “Closed” when Lucas left, but apparently, he’d forgotten to lock it. Glancing up, she found herself looking into turquoise eyes. Not blue, not green, but somehow both. His brown hair was perfectly tousled, and there was a shadow across his jaw, not like he forgot to comb or shave, but like he knew he rocked that look—complete with rolling a guitar pick between his fingers. His sleeves were pushed up, revealing muscular arms ribbed with veins. He walked toward her in a black button up—tight across his broad shoulders and obviously muscular chest, and then tucked into slim blue jeans behind a large belt buckle. He wore western boots, expensive but not flashy. She couldn’t help taking him in. Oh, my gosh! She could hardly breathe. Everything she found attractive in a man was wrapped up in one neat package.
