Carter Osborne is a “college admissions essay consultant” who charges $225/hour and earns $100k+ per year 💰

Per a recent interview, the business had humble beginnings…


In Carter’s first year, he landed 3 clients and earned a few thousand dollars.


The next year, he tripled his client load to 14 students and broke 5 figures in sales. And from then on, Carter has reached the $100K+ mark working with around 25 to 30 students.


That was more than his income from his full-time corporate PR job—the tipping point that led Carter to quit and go all-in on his college essay consulting business.


📅 Looks like he started in 2017 (when his domain was registered).


Carter started out tutoring different subjects as a side gig in grad school, from SAT/ACT prep to history and even pre-calculus.


But he enjoyed the actual writing and language arts side of things the most, especially helping students craft their college admissions essays….


So he niched down to essay writing consulting, and found there was little competition in his area (Seattle) 🗺

Pricing…


When he launched his essay coaching services, he undercharged at $75 per hour…


But Carter soon realized prospective clients might be skeptical of such a low price point for a specialized service. He raised his rates to a more appropriate $225 per hour eventually.


Carter has no social media presence 🤯 and this combined with his high hourly rate may actually contribute to his success…

This industry is so odd in that people view it almost like a luxury good. It’s this sort of premier consultant, a premier tutor sort of thing. This is a special person. This is someone who’s almost hard to find because they’re so good and they don’t need to advertise themselves.

His revenue is seasonal, with most of it coming within a few months…


His year follows a pattern—periods of intense work followed by months of much-needed downtime.


But come late summer and early fall, it’s the complete opposite story. Carter has to put his head down and grind.


🤝 Carter also teamed up with people who could’ve been his competitors…


He reached out to established, successful college admissions consultants and counselors in his local area. His pitch was simple: “Could I help you out? If you have some overflow clients who you can’t get to, maybe pass them my way.”


And it was a win-win partnership. If you think about it, these consultants were already fully booked anyway, and writing essays often wasn’t how they wanted to spend their time.


From there, the word-of-mouth referral engine started spinning.


📈 His plans to expand the business…

I’m now working with students on professional coaching and consulting, folks who want to become tutors or even college essay specialists. I’m working with them to kind of talk about how to do it.

🚀 Lori started blogging in 2017…


At the time, I was about 6 years into my teaching career and feeling all sorts of burnout. As much as I loved teaching my students, I felt all of my creativity and passion for music (and life, to be honest) be completely drained out by the stress that a career in education inevitably brings…


After doing a bit of research on my own, I realized that blogging was something that I could potentially be successful with! So during my last few weeks of summer 2017, I gave it a go.


Initially she blogged about “DIY wedding projects on a music teacher’s budget,” but later pivoted to “fashion, home decor, and design.”

I thank myself for never giving up!


In 2021, barely 4 years after starting my blogging business, I was able to quit education. My blogging income had already surpassed my salary as a teacher for the second year in a row, and I felt confident enough to take it full-time.


She monetises the site with display ads, affiliate links, digital products and partnerships.

I was surprised to see that Lori also sells premium app icon sets via Etsy, and says that’s often her best income stream 🤑

On average…

All things included (blog, LTK, amazon, ads, Etsy), I earn anywhere from $6,000-$10,000 a month.

📈 Lori’s main source of traffic is not Google (38%) but Pinterest (45%)…


Utilizing Pinterest has always been my top marketing strategy for my blog/business…


One solid Pinterest pin that links to our blog can be seen and be successful for months and even years whereas sharing anything on Instagram has somewhat of an expiration date until your content gets buried.


Her advice for anyone trying to make a living online…


The most important and vital thing for any entrepreneur trying to build their online business is to simply not give up.


In the beginning, you will feel like growth and success are close to impossible. You will see other bloggers and creators taking off with success and question whether or not this career is even attainable for you.


Focus on your goals and accept even the smallest amount of growth as progress.

We almost made a quarter million dollars which is really good for a first year for a bootstrapped business.

🚀 The origin story…


I had some background in [Machine Learning] prior to ChatGPT… Since Nov 2022 I was spending all my free time hacking stuff together using GPT either via ChatGPT or the API.


Quickly I found myself teaching colleagues, friends etc and my friend Dave (same name, yes) who had a background as a teacher suggested we should focus on teaching.


They hired an ML professor and built a “prompt engineering” course together, which made them a quick $30,000 💰

Then, in September 2023…


We were lucky because one of our IG reels was picked up by a ChatGPT plugin developer who had 250k users and we did a live webinar together. That’s when we actually launched our first offer.


We had over 2k people signing up for our webinar, 700 attended, we made $40k in the first month.


So they’ve done really well with strategic partnerships, teaming up with experts to supercharge their efforts.

Another key to their success…


When I’m looking at the prompting market I see 90% snake oil salesmen 10% real competition. We figured we’d take the hard road: outteach EVERYONE…


Our focus is on service, every day provide better service to our clients than yesterday. The product doesn’t matter. The funnel doesn’t matter. When I have a client in front of me with a problem, I help them solve it, period. Rinse and repeat.


In other words, they focused on delivering a ton of value to their customers.

One way they did this was via customer interviews, which had them connecting with their audience and collecting useful feedback so they could improve 📈

If you’re just starting out, be patient. It took me almost a decade to finally get lucky. You’ll get there.

Failed Dropshipper Now Earning $100K/Month

We specialize in direct-response video ads on Youtube, TikTok, and Meta.

📝 In a recent interview, he reveals…

We are currently doing around 6 figures a month, with about 40-50% profit margin.

Neil studied aerospace engineering in 2016 and learned digital marketing while in college…


When I finished school, the aerospace industry in Canada wasn’t doing too well, so jobs in that field were tough to come by, I decided to give this online world a fair shot.


I started off doing SEO for my own private affiliate sites. It made a little bit of money ($400/month) and I was hooked. Not to say that was a lot of money or anything, but that first success kind of taught me that making money online was possible and wasn’t just a thing that was something theoretical.


He also tried dropshipping and lost $2k doing that 😭

But…

what that process did teach me was how to run facebook ads.

Then…


I had a friend that was looking for someone to help run Facebook ads for one of his clients.


I took the project on and did a decent job… We slowly realized that the ads management service we were providing was valuable to businesses and decided to approach it as a team.


Great example of how just trying things and being willing to fail can lead to eventual success 💪

Neil struggled with affiliate marketing and dropshipping but learned valuable skills from those efforts.

🗣 To get traction and spread word for the ad agency…


We posted on all of the places that had what we thought had our ideal customers and tried to have genuine conversations with them. We posted in relevant Facebook groups, private Slack channels, conferences and events.


Then once we did a good job, a good portion of new business came from referrals. We also would bid for projects on platforms like Upwork.


Nowadays…


The main marketing channel for us is our organic Youtube channel [20K subscribers]


We use this channel to give tons of information out for completely free.


As a result we have now become the leading authority on Youtube ads and some of the other platforms.


🤑 Monetization…


If a brand wants to work with us, the cost is $5k/m + a percentage of ad spend.


We also have a stand-alone course ($1497) that teaches people how to run their own youtube ads. We recently also launched a tiktok masterclass that teaches people the basic of running tiktok ads.


He adds…


One of the reasons for our success is that we were providing a service that was very new and had very little competition in.


Back in 2018-2019, there were very few people doing Youtube ads and this helped us stand out and get those first few clients.


Hmm.

What’s the equivalent of that for 2024?

I hear about AI and automation non-stop nowadays but that’s all still very new, so likely lots of opportunities there.

Local Newsletter For a Small City: $200K Last Year

📝 Ryan Sneddon writes Naptown Scoop, a local newsletter for Annapolis, Maryland…

The Scoop does soft news, meaning coverage is generally light and lifestyle-focused.

Per a recent profile, the newsletter earned about $200,000 in 2023 🤑

(Check out their homepage. Amazing that something so simple can be the front door to a $200k/year business.)


Ryan started his first newsletter just before the pandemic…


Ryan quit his job to start his own thing (he wasn’t sure what). He landed on The Daily Thread, which he now says was “a terrible newsletter. It was a terrible project, but it did teach me all the basics of how to start a newsletter.”


Over 10 months, Ryan spent “500 or 800 bucks” running The Daily Thread, which topped out around 800 subscribers, a 35% open rate, and $300 in revenue.

Even though it never took off, working on that newsletter for 10 months was a valuable learning experience 🧠

Ryan then moved in with his parents to Annapolis and started Naptown Scoop in August, 2020.

(Naptown is a nickname for Annapolis.)

🚀 Naptown Scoop quickly…

overtook The Daily Thread in terms of subscribers within a month, and [Ryan] sold that “terrible newsletter” to one of its subscribers for $800, going all-in on the Scoop.

In the 3.5 years since, Ryan has grown it to 18,000 subscribers and has been able to quit his day job.

As you can see there, Ryan monetises via multiple ad slots.

😍 I love local newsletter businesses like this, and Ryan proves that it can work well even in a small city.

I’m a 26 y/o Kiwi based in Wellington NZ. 


For the past 4 years I’ve worked in Sales & Marketing for a couple of Real Estate companies. I started to get frustrated with the tools we were using and decided to try and build my own using No-Code.


🧐 He noticed that…

There was no widely used app for doing calculations on a property investment. Most people used spreadsheets which didn’t store information well and is terrible on mobile.

Hausia isn’t a developer, but was able to build his app with Glide


Glide is a phenomenal MVP builder… it’s simple no-code drag and drop builder makes shipping an idea lighting fast.


Then the first step was to show it to the first few users. Based on their feedback we improved it and started adding more features like helpful resources, an explore page and sharing deals.


We also added AI (with OpenAI) to analyse the expenses, cashflow & yield of a property flip.


So there are some bells and whistles, but ultimately InvestorPro stores all the data that was previously stored in spreadsheets, and displays it in a nicer, mobile-friendly interface 😎

But building an app is one thing. Marketing it is another.

🧠 Hausia was smart about this…


I reached out to a prominent influencer who coaches people on how to flip property and asked if he’d like to collaborate…


The reason I approached Tama (co-founder) was because he had a significant audience—over 18k followers on Instagram.


I knew distribution was as important as product so I wanted someone who would give us a negative CAC (customer acquisition cost).

He’s built a $2100/month app within a year without knowing how to code and with no audience of his own (he literally has <100 followers on X).

And it sounds like that $2100/month is just scratching the surface.

Amazing what you can do nowadays with no-code tools and strategic partnerships.

Ellen Donnelly runs a newsletter called The Ask 📧

Launched during the pandemic, she describes it as…

The Ask newsletter helps entrepreneurial professionals to build a profitable one person business around their unique gifts & talent.

Per a recent interview, she has built it into a six-figure ($100K+ per year) coaching and content business in just over 3 years with only 3,400 subscribers 🤯

Why Ellen started The Ask…

After a decade as a startup talent expert, I wanted to provide a destination for entrepreneurial people to make better decisions about their future.

📈 How she grew the newsletter…


0 – 100 subscribers


Friends and other coaches I knew.


100 – 500 subscribers


Organic growth and word of mouth – literally asking people to sign up!


500 – 1,000 subscribers


This is where I really made a concerted effort to hit the 1k milestone in a short space of time: creating lead magnets, doing cross-promotions, and just really focusing on high-quality, shareable content.


1,000 – 2,500 subscribers


I ran an online summit in 2022 called Talent To Money, where I paid for amazing speakers and ran the event for free, so I added loads more people to the list.


2,500 subscribers – present


The Substack referral network helped to grow my list to 3.5k ish.


I especially like the online summit strategy 😍

The best, most rewarding strategy had to be running the Talent to Money summit and adding 1k people in a couple of months.


Whilst it was a high-lift from an operational perspective, it also created a lot of ‘goodwill’ in the online space.


Might be worth trying if you can afford good speakers 🗣

How Ellen monetises her mailing list…


My newsletter has been the engine of my business growth: it has been how clients either first learn about me or deepen their understanding of what I offer and who I am, so that by the time we meet on a discovery call they are often fully bought into the idea of coaching with me.


I have also monetized the newsletter through the odd sponsor and affiliate.


She’s also creating a membership community called Authority Club

So she’s figuring out lots of ways to monetize her expertise 💰

However…


A lot of the hype around business models these days is to earn ‘passive income’ or create ‘time freedom’ and this can lead to chasing revenue models that aren’t the best fit, either for your skills/experience or what will work best in the long run.


So think deeply about your business path and align choices to what works for you – not your competitor!


I’ve heard said before that chasing “passive income” is a fool’s errand if you’ve yet to figure out “active income” (ie. trading time for money).

From what I’ve seen, it’s extremely rare for someone to put the cart before the horse and have it work out well 😕

That side hustle is turning a field into a fenced-off area for dog walking 🐶

📰 From the Times article…

There are an estimated 600 dog-walking fields in the UK… with ten being created every week, according to Hannah James, the founder of the listings website British Dog Fields. She says farmers can earn an extra £20,000 to £30,000 a year per field.

That’s about $25,000 to $38,000 USD.

And again, that’s per field 🤯

Another article from 2020 quotes a farmer in the UK…

We had 1ha of land near the town that was very poor and sat really wet, so we hardly made use of it… 

After transforming it into a “secure dog exercise area”…

We couldn’t believe the response. It has transformed the least profitable field on our farm into the most profitable, by far.

🤔 Thinking about this from a digital marketing angle, there could be an opportunity to partner with farmers and handle the online side of things: website, booking system, managing listings, social media marketing, etc.

Listing sites for this industry are also interesting.

In the UK, there’s the aforementioned British Dog Fields and the competing Dog Walking Fields.

Best I can tell, neither of them charge a listing fee, but the former does offer a consultancy service and sells ads 🤑

Looks like the UK market is pretty mature already, but there might still be plenty of opportunities in this industry in other countries.

From Struggling Influencer to $8000/Month as a UGC Creator

Chad Lubinski is a user-generated content (UGC) creator on Instagram with 52K followers 👀

He reveals in a recent interview that he earns $8,000 per month creating videos for brands on IG.

Starting out, Chad wanted to be an influencer…


I figured the only way that you could make money on social media was to have a following big enough to get brand partnerships and affiliate deals, ad revenue from YouTube, etc…


The problem was… it can be tough to grow a following and I really struggled with that.


In 2021, I went on this Colorado trail trip…


I only had a few thousand followers at that time, and I thought, “I just spent 18 months trying to grow this following, and I don’t really have much to show for it.”


That’s when…


A brand reached out to me; it was called LMNT Electrolytes, and they sent me some free product. They wanted me to try it, so I did and I loved it.


I uploaded a quick story on my Instagram and I tagged them in it. And I did this a couple more times over a few weeks.


To my surprise, they came back to me and said, “hey, we love your videos. We want you to create eight more just like this every month for us for $1,500.”


🚀 It was the start of Chad’s UGC journey…

I didn’t have a huge following at that time, but they weren’t asking me to post on MY account, they wanted me to post on THEIR account. And that was what changed my trajectory.

He realized…

“oh, this is totally different than being an influencer.” You don’t need an audience. You make quick videos, and send them directly to the brand. Sometimes your face doesn’t even need to be in them.

Chad then started reaching out to brands in his niche (outdoors, travel, snowboarding, etc.)

🤝 And brands eventually started reaching out to him…


Once you start building up your portfolio… brands will see that.


They’ll see your content from other brands and they’ll reach out to you directly wanting you to promote their outdoor products.


He adds…


With UGC, I’ve been making anywhere from $6,000 to $10,000 per month. My best months are $10,000, and average right now is around $6,000 per month (seasonality)


Anybody can do it. Zero followers required.


The only thing you need to be a good UGC creator is know how to make good videos. And then just developing a relationship with brands by over-delivering so you impress them to hopefully get on “retainer” with them.

Phase One: Building Your Portfolio


Go on Instagram and find brands that have less than 15,000 followers. Those brands are going to be a great starting point for your first pitches…


DM or email the brand. You are going to offer to make them a free UGC video.


Phase Two: Free To Paid Content


Phase two is when you start moving from free product into paid product…


Average price for UGC videos is $150 per video and can go up to about $350+ for someone that’s advanced.


Phase Three: Getting On Retainer With Brands…


Phase Four: Build Your Personal Brand (Optional)


This is where you build your personal brand on the backend if you want to be an influencer. This is great for income diversification.


He adds…

Once you get on a retainer deal with these brands… depending on your expenses, two to three retainer deals is all you need to quit your job.

💬 Chad’s #1 tip for anyone who wants to try this…


You can’t just pitch to 3 brands and expect to seal a deal. That’s a no-brainer.


Keep the expectation that the more brands you pitch, the higher your chances of actually getting a partnership. Every no is closer to a yes.


Get as many eyeballs on you as you can, and make sure your expectations meet reality.
