Our Outdoor Living Room + Firepit Area Is The Sleeper Hit Of Our 2024 Summer

We did the smart thing (look at us!) by living through a full summer (and then some) here before making more final decisions on the backyard. And in that time we found two big holes when it came to how we enjoy this wonderfulness. I’m happy to say that while we still need a designated BBQ area (to replace the janky grill that just rolls around the yard), we have officially checked off the “comfortable shady place to hang near pool” box. The grass between the mini-pool and our house faces extremely east, the back porch has four hours of hot evening sun starting around 4 pm, so the space between the pool and the poolhouse/gym became the obvious choice, getting shade around 4 pm and facing west (i.e. not in our eyes). I shopped around, found what I wanted, pitched AllModern and weeks later it was done, ready for its debut. So today I’m presenting our outdoor living area, donned with a firepit table, a simple sectional, and two non-matching but coordinating chairs that we love.

Oh, she’s beautiful, streamlined, and sturdy (and I’m not talking about that lady in the dress). But wait, here’s what she looked like last year (the yard, not me).

When we shot this area last year we had a few folding Adirondack chairs around a Target firepit – of which we lit no more than twice. It was a blank space, and yet super bright during the day so we couldn’t really eat at the picnic table for lunch without an umbrella. And while we love the idea of a real wood firepit, and even have tried the solo stove, for the amount that we entertain it was no longer practical – we opted for a gas/propane fire table (yes, I realize I wanted and continue to want to decrease my unnecessary gas usage, but there is not an electric option here and having a firepit lengthens the time you hang out outside both in hours of the days and months going far into fall).

MAY IPHONE SHOTS

This is how it looked like in May (iPhone, obviously) and it was sad and empty. More importantly, it was unused. When the kids were swimming I would throw a blanket on the grass but it would be so hot/bright and unbearable. So then we’d just sit in Adirondack chairs (also let me be clear, most swimming-confident kids are fine on their own in this size of a pool, but I still like being within earshot if I don’t know the kids super well).

Sectional + Additional Chair for More Seats | Accent Chair (Loveseat Version) | Fire Pit + “Side Table”

First off: I really wanted a big old sectional. This area is pea gravel (and therefore can get messy if moving furniture a lot) and there is a lot going on (plants, fence, etc) so I wanted the simplicity of a big sectional that could fit a lot of people. I narrowed down my choices and found that this one would fill out the space well enough while working aesthetically with the vibe of the pool furniture (just wood and white).

It’s totally modular so you have a lot of flexibility and extremely heavy/durable. The cushions are firm which was initially surprising but we love that they stay put, hold their shape, and hopefully will for a long time. White was a bold choice, but it’s outdoor fabric so obviously my hope is that it will clean up with the annual power wash and look fresh again.

Yellow Square Pillow | Yellow Lumbar Pillow | AllModern Outdoor Pillows

If you are wondering about the vines, let’s just say I went to the nursery (shout out to Cornell Farms) and bought the most mature vines that can be in full sun. I then spent 4-5 hours listening to podcasts as I untangled it from itself and trained it up and over the too-short doors. Why are the doors so short? We originally were using leftover doors from our house from Sierra Pacific (another story), but our contractor didn’t realize that they were too tall and when they opened outward they would hit the roofline (LOL) (and they couldn’t be revered to open inside). So at the last minute, we put in these too-short doors to just finish the project and ensure a family of raccoons didn’t bathe in our cold plunge (OMG HOW CUTE WOULD THAT BE). Anyway, the vines help fill the empty space which was always my backup plan. Will I change the doors? Sure, if I find something magical worth changing them for (vintage, dutch, etc) but otherwise this is very low on our priority list and the vines look awesome.

The AllModern team put everything together upon delivery, which was a DREAM (yes, most pieces are white glove and they even remove the boxes after they assemble – 10/10 customer service y’all). The teak arms will gray out a bit and in the winter I’ll store the cushions. I’m just so impressed with how solid this sectional is and I really love that it’s modular (I could separate it into chairs with a loveseat so easily).

Accent Chair (Loveseat Version)

I also ordered these two side chairs that came as a sweet little set. I loved that they worked with the sectional without being the too-matchy-for-me armchair version. I also love the built-in side table for drinks (convenience FTW).

Pillow Fabrics

I had a bunch of pillows made from my friend Max Humphrey’s collection with Pindler and Sunbrella and I think they are perfect in this setting. Farmy, but Sunbrella so more durable than if I had turned an actual quilt into pillows.

Sectional + Additional Chair for More Seats | Accent Chair (Loveseat Version) | Fire Pit + “Side Table” | White Side Table

The whole seating area can sit 12 people (especially with both chairs, which we reduced for this shot so you aren’t staring into two seat backs).

Umbrella

We ordered an umbrella for the 2-5 pm hour should we want to hang out here during the day, but we forgot to order the base for it so here you can see someone behind a plant holding up the umbrella as we shot it. The base is on its way and we are so excited (but yes when you order any umbrellas, even cantilever umbrellas make sure that the base comes with it).

It’s pretty darn dreamy and we feel so lucky that this is where we live.

Nightime Hang Sessions

We invited a few people over to test drive everything (and the kids really did). That large balloon dog bench (from FatBoy) is the real hit right now with the kids climbing over it all the time (and I personally love the whimsy).

Attackle Bench

I do NOT think that this bench is meant for this but my goodness the kids loved playing on this frisky fellow (and it’s very strong, despite not wanting to hold four almost 10-year-olds).

Wicker 2 Seater Chat Set

Thanks to Lindsey and Nuria for modeling this cute little garden chair set with me. Being a blogger’s friend is always weird.

It’s honestly so peaceful out here, and now that we have a more designated place to hang I might be able to convince Brian to build out the other side with a more designated BBQ area.

We all sat down for some smores around the firetable. We bought a propane version (that hides inside that black “side table”. It’s pretty mellow with lower BTUs so it gets warm and has a flame, but isn’t crazy bright or hot. If you are wanting something more of a roar then check the BTU capacity.

A huge thanks to AllModern for helping me create this space. The furniture is high quality (it’s so heavy in a really good way), looks very high end and their service was fast and super friendly. Planning on many a summer night party here that will always go too late, but as long as the kids are off screens I’m happy 🙂

Art Barn Quilt Update – MY GOODNESS I’M EXCITED

Do you remember when I was going to design this space for my kids to enjoy? LOL. Elliot did say at one point “Wait, why do we (as in four kids) have to hang out here in the small room this summer while you get the whole house? Why don’t we switch?”. I laughed it off, but it did make me think that should this maybe just be my summer and after-school office? I love working in the sunroom but I try to not take calls after 3 pm because the kids can be so disruptive. That’s all to say that the more I design this space the more I want it for myself which I think is a VERY good sign.

Three Months Ago… photos by kaitlin green | from: wait, what are you doing to your barn? the kids clubhouse/art barn/flex progress and the plan for the space

A few months ago it looked like this – pretty rustic, cold, and dirty (with many spiders). We cleaned it out, cladded the walls in basic pine, and came up with a super fast, dirty, and relatively affordable plan to make it usable by summer.

We would have two pendants, some outlets and it already had one cadet heater. The only major framing change was reframing the window to make it bigger (and we bought a readymade vinyl window since you can’t see it from the house so it’s ok that it doesn’t match). I sourced the dining chairs, dining table, storage cart, and benches from AllModern, Wayfair, and Lumens (some pieces I bought, some were traded for PR). The dining chairs might be too tall and I didn’t end up ordering those lights, but it’s coming along and the more I design it the more I’m absolutely in love.

Ok so I ordered the benches before the paneling was up but I knew that it wasn’t going to be a perfect fit and that we’d have to troubleshoot the gap, but it’s pretty darn close. I bought two sets of benches in hopes that they would look built-in but cost way less (they were on sale when I bought them for $425 each which isn’t nothing, but it was fast and far more affordable than custom). I intentionally wanted them to be pine so that they “go away” visually because I knew that I had an idea for the cushions that would be the star. I love that they have storage (costumes, art supplies, and a sewing machine/supplies will go inside). But yes, we have to figure out how to make them look more perfectly built-in (it’s working!).

I also bought these two pendants off Amazon for $100 for both so we had light while I figured out exactly what I wanted, but then a week later I found two farmhouse white pendants from Aurora Mills that I think I might buy. I also might DIY some banged-up IKEA ones that were original in here (stripes? high gloss color?) so stay tuned on that. I like these Amazon ones, they just could be bigger and more interesting since this space can be a real creative studio.

Vintage Quilts FTW!!!

I’ve really stopped hoarding most things EXCEPT vintage fabrics, (boro, quilts, lace, tea towels, plaids, swiss dots, florals) and all good art (when you see a piece of art you love that you can afford YOU BUY IT). Those things make a space go from boring and basic to next level, without spending a ton. Were these quilts cheap? NOPE. But I love them so much. I’ve been buying vintage quilts and quilt toppers for a couple of years now and it’s finally making sense why.

I reached out to Anne Williams of ADF upholstery who I commissioned my quilted mushroom stool from last year to see if she could bring her talents to this project (shout out to Annie from Shop Wilma who found me that awesome quilt). I specifically hired Anne because she has a real artful eye and could help me figure out which quilts go where to make them perfectly balanced and yet random. I wanted another creative’s eye (and taste) on this since I knew it would end up being quite the investment. And I don’t know who loves quilts more, me or her 🙂

Quilt Show-And-Tell… (Peak Quilt Nerd)

This is a real Ariel “look at this stuff isn’t it neat” moment, where I show you all my pretty things and you ooh and ahh and tell me what a good hoarder I am. I sourced these all over Portland (shout out to Aurora for the best quilts in town) and some were super expensive ($200 for the red Irish chain) but some were really affordable ($20 for some of the quilt tops that weren’t made into quilts yet).

Almost all of these are antique and hand-sewn. I love the balance of the more formal quilt like the Irish chain and the salvaged fabric of the postage stamp quilt. All have incredible energy, tell a story, and will breathe so much life into this room.

Fun fact, I grew up quilting for 4-H and still have mine from when I was 10 (…that I wish I loved more, but it was the 80s so let’s just say calico fabrics were very in). It’s not dissimilar to the one on the left, but I love those stripes and plaids so much more than what my 10-year-old taste chose (not quilt shaming myself, just my current opinion).

I have a type, kinda. For this, I love mostly primary colors (i.e. nothing too muted) and they all needed to work in here as well as work with each other (but in a random way). This method of design can be hard and doesn’t always work – sometimes you have to sacrifice something that you love for something that “works better” but in here it’s meant to look super collected, and random, yet I want each one to make me smile. The only one that I purposefully bought that I might not have otherwise was the green star (from Etsy) and that’s because we are putting this green sectional in here and I wanted to make sure that some of the quilts had green in them. (I tried to find a vintage loveseat for months and have given up which I think is fine since the quilts are so vibrant and quirky).

I bought that flower petal one because I thought it would be cute to put on the top of the mushrooms but we actually have other ideas for it. And the one on the right is my least favorite (and was super cheap from a thrift store) but I liked how it worked with everything else.

If you are curious about what we are doing with the floor – I have an idea that I’m excited by, but I want to execute the quilts first as they are the star of the show. I’m DRIPPING with excitement for this space. I haven’t been this free and loose, creatively, in so long. I put so much pressure on myself to make everything perfectly timeless, functional, practical, etc. in our home, and at times it limits my off-the-cuff creativity for fear of expensive regrets or playing too hard into trends. Am I so glad that our house is extremely livable and works so well for our family? YES. I love it so much. Do I think I’m going to ever get sick of most hard design elements in our house? NO. I truly don’t. But designing a space that is less used and doesn’t need to work as hard for our everyday life, a space meant to be enjoyed just for creativity has been so fun and energizing. No deadlines. No product priorities to feature. Just a fun space for me to do some good old vintage sourcing and styling. Stay tuned…

The Link Up: Em’s TV SHOW OF THE SUMMER (A True Must-Watch), Caitlin’s Sweat Proof Product, And A Sun Hat Men Will Love

Happy Sunday everyone! We hope that most of you (who live in the States) got to rest or have some fun on Thursday. We are big ole fans of a short week:) We know that we took off a couple of days but we promise that next week will make up for it. So in the spirit of keeping things short let’s get to these links!

home of sam from the flint house | design and photo by devol

This week’s house tour is a beautiful kitchen from deVOL! That deep olive green is so inviting the taupe of the island is a nice contrast to the green cabinets and dark wood floors. This space was actually a new addition to a Victorian terrace but the homeowner did a beautiful job ensuring that it didn’t “feel” new. The textiles are also so good. That pop of red is perfect.

From Emily: THE TV SHOW OF THE SUMMER. Yes, I love my summer dresses and my new platform sandals are still my favorite walking shoes but the real golden girl of the summer is the show My Lady Jane – a better Bridgerton romance-y series on Amazon Prime with a clever/snarky tone, total eye candy and enough steam to make my lashes extensions drip slowly off my cheeks. Gemma Burgess and Meredith Glynn are two female showrunners (the female part of it is noteworthy, sure, but what is more of note is their extreme talent, causing me to double down in my support) and they brought a tone to this show that is highly entertaining and addictive (impossible to accomplish, imho). The two leads have extreme chemistry (or is that the product of great direction??), the production design and costumes delight the eyes the whole time (same production designer as Bridgerton!) and the script is so oddly smart, like the thoughts you wish you had in your head all day every day. I’m only 4 episodes in and I’m waiting for everyone to be out of my face so I can get back to my show tonight. It’s a world I want to live in. Congrats to Gemma and Meredith (directed by Jamie Babbit, another female) for having brains that can birth this level of artistry and entertainment. WATCH THIS SHOW “My Lady Jane” on Amazon Prime NOW.

From Gretchen: For whatever reason, I have been dealing with breakouts galore this summer! Be it a hormonal shift, all that summer sweat, or my sheer inability to curb my crazy sweet tooth, I keep waking up with new blemishes on my face. And when that happens my saving grace is the Clear Fit Master Patch from COSRX. Pimple patches are all the rage (because they legitimately work) but these are especially great because they camouflage to be nearly invisible! I can stick one of these on my face and go about my day without feeling like I’ve got a big target on my forehead. They stay on all day and by the time I peel them off, my spot is virtually gone! Highly, highly recommend these sweet stickers.

From Mallory: GUYS. So, as some of you know I moved into a cute new apartment in Los Feliz (YAY) but it’s now time to buy a lot of basic essentials and what nots for the new place. I love to cook so I’m snagging some pretty and functional kitchen items – one of which was this GORG pepper grinder. Peugeot pepper grinders are literally the best (IYKYK but also if you don’t, now you do) so I was so happy when I found this light pretty wood. The quality is amazing and I will love her til the end of time!

From Caitlin: I’ve long sung the praises of Megababe, but I am officially the new unpaid spokesperson for their Body Dust and Dust Puff Duo. I started woodworking earlier this year and I love spending time in the shop, but it doesn’t have air conditioning, fans, or operable windows…so it gets HOT.  I threw on some of this dust last Saturday before a 9-hour workday in 90+ degree temperatures and I kid you not: I was the ONLY PERSON at the shop who didn’t sweat through their clothes. Did I turn red? Yes! But did my shirt stay dry? SURE DID. I normally don’t mind sweating, but sometimes you just prefer if everyone didn’t know that your back and your under-boob are turning into human slip-and-slides. Squeeze some dust into the box, swirl it around with the puff, rub it on before you get dressed, and you’ll be good to go all day – just like magic.

From Arlyn: Don’t you love giving a gift that someone didn’t know they wanted or needed and it ends up being something they grab almost every day? I DO, TOO! My husband prefers to shield his face from the sun and his go-to straw beach hat broke so I knew one of his Father’s Day gifts had to be a new sun hat. After reading reviews and assessing prices, I went with this one from The North Face and he LOVES it. I mean, is he going to be winning any fashion awards with this? Of course, he will. And also, it’s super lightweight, packable, comes in 8 colors and is unisex so frankly, I might be getting one for myself soon, too.

From Jess: The hair product recommendations are coming back! I decided to try a new HIGHLY recommended leave-in conditioner and really love it! I think mixing up your products is important and I really love how this one makes my hair feel and look – soft and shiny:) If you’re looking for a new leave-in try this one!

Hope everyone has a great rest of their Sunday and see y’all tomorrow for a fun update! xx

A Few Easy Throw-On-And-Go Outfit Ideas ( + Some Extra Fun Looks)

We’ve had a few partnerships lately on social of elevated basics that I’ve really liked and wanted to do a show and tell here, too. Most of them are splurgy basics and aren’t like statement pieces by themselves, but with styling, I hope they can give some ideas on how to dress up some timeless pieces to make them feel a bit more fun/current/interesting. Again, a lot of these are on the higher-end side but are great quality and super comfortable. However, regardless of the specific items I’m wearing, hopefully, these styling tricks will get your outfit wheels turning:)

Striped Set | Hat (not available | Clare V Belt Bag | Sunglasses

As you know I love my Frank & Eileen denim and linen playsuits, and was drawn to this striped set. The sweatshirt specifically is very cute, but it is definitely splurgy. I think the styling could help make any more affordable sweat set look less frumpy and more fun. I stole that random baseball hat from a friend (Dave!), threw on my Clare V belt bag (Target has REALLY good ones right now), and big $10 sunglasses (from H&M). I also bought new running shoes from Nike because I just started Orange Theory (which I’m LOVING).

Hat (similar) | Sweatshirt | Joggers | Bag | Loafers

Here I styled the sweatshirt with my F&E joggers, Madewell bag, Everlane loafers, and hat I’ve had forever (this one is similar). Mixing up materials, doing the French tuck, and leaning into the Capri pant trend (but in a very casual way:)

Travel Set | Striped Shirt | Crossbody Bag | Sandals | Hat (similar)

Frank & Eileen also wanted me to feature this travel set, which took me a second to look like “me” (I love the striped version but they were sold out and there was no way in heck I can wear white on a plane LOL). But through styling, I think it turned out super cute! I layered a thin striped shirt underneath (also from F&E but obviously any stripe will do), socks with Birks, and a Clare V mini bag (Target has this one that is also so cute, although perhaps a direct knockoff so if you have the budget buy from Clare V). I really like the mix of the stripes and checks together. It just makes the whole outfit a bit more fun. But this travel set is a great gift, especially for say Mother’s Day to someone who likes to travel in really put-together but comfy clothes:)

Bandana (unavailable) | Sunglasses | Linen Dress | Purse | Sweater (similar) | Platform Heels

This green linen dress is the same style and tailoring as my favorite denim dress so I wanted to feature a different colorway (if you are between the two I think the denim has a drape that is hard to beat but the linen is AWESOME, very washed, and smooth. I’m just more of a chambray fancy lady). P.S. I know that Frank & Eileen is so expensive but know that I started featuring them organically after buying this denim jumpsuit which I’ve worn for three summers now and LOVE (it’s extremely flattering and comfortable). The quality is super high, FYI, but admittedly out of a lot of people’s budgets. Hopefully seeing them styled out can give you some ideas.

Linen Dress | Bag ( + similar) | Denim Button Up | Platform Sandals

Here I styled it differently – with a denim shirt around my waist, an H&M purse, and a headband (old from Anthropologie). Layer on some necklaces and the oldest phone case in history (going on 5 years????).

Headband (unavailable) | Sunglasses | Top | Pants | Shoes

This is the first time I have worked with Everlane, although a long-time fan. My job doesn’t require me to go to an office, but if I did these clothes are EXCELLENT elevated basics. These pants went viral and kept selling out. They are really great barrel trouser pants that once I tried I was like “OH I GET IT”. Just a really good fit in the waist without cutting in too much. I felt awesome in them. The shirt is a GREAT summer button-up – really lightweight and airy but you still look pulled together. Of course, I had to pair with a headband to shake it up a bit. The shoes are also Everlane and so cute, but they kept falling off the back of my heels probably because my feet are too wide.

Top | Jeans | Platform Heels

These two were cute but didn’t work as well with my body type. The jeans are high waist and wide leg (my exact wrong shape – I’m a low waist, skinny jean gal). But the pants are super cute, just less not right for my figure.

OKEE DOKEY.

After we shot all of those I did a big try-on/haul for an Anthropologie partnership at the mountain house for social and so I figured I’d throw these into a post as well! Not all of these are “throw and go” but some are VERY cute, so maybe you’ll see something you like (or not).

Top | Skort | Platforms

I fell in LOVE with this skort because it’s extremely flattering, although these are a size 4 and I need to size up (my butt cheeks might be hanging out). But the cut/fit is good because of the flair of the leg and where it hits on the waist. Also a massive fan of these shoes and you’ll see them in all the shots – they lengthen the leg, are super comfortable, and go with everything. Also because they are platform they don’t read as heels so I think I can wear them even more casually should I want a boost. The blouse is so cute and classic but more fun.

Romper | Platforms

Another solid YES. Pistola has great rompers and I know there are a ton on the market, but many of them are too thick/heavy for summer. This one is super lightweight, short-sleeved, and generally so easy to throw and go. HUGE FAN. Double points for matching my spray tan LOL. Same shoes🙂

Jacket | Pants | Platforms

I was SHOCKED at how good these pants were. I ordered them because I thought they were a fun pattern, but since they said they were linen I was worried they would be stiff. Not the case! They are super drapey and so comfy. The jacket is awesome for layering summer/fall and spring. Classic and a great cut. It’s splurgy so best for someone who knows they’ll wear it a lot, IMO.

Top | Skirt | Platforms

Most people wouldn’t call a micro mini a “throw and go” piece and maybe me neither (I’m wearing a 28/6). It’s splurgy for being so tiny, LOL, but do I love it? Sure. But that’s because right now I’m the most comfortable baring my legs when it’s hot and you can’t wear that many clothes. The blouse is super cute, has huge sleeves (bordering on too big but I love them), and has a nice short boxy cut.

Top | Skirt | Platforms

I have this blouse in white and love it, but a darker color is also really practical for summer. Easy, breezy, lots of details but not fussy.

Top | Skirt | Platforms

This is probably the least “me” outfit here, but I actually really loved it. The skirt has a liner (like a tennis skirt) because it is short and wide. I’m wearing a 6 here. The top has these cute sleeves that look bunched up (but not in a cheesy try-hard way). It’s a little oversized and I think personally looks best tucked in.

I tried on WAYYYY more, y’all so these were my stand-out favorites. Shout out to this cardigan that didn’t make it into any shots, but is super cute and easy to throw on.

Fireworks, Good Food, And GREAT Sales – The Official EHD 4th Of July Sales List

I’m not sure how American holidays became synonymous with blowout sales…but this year, I’m not complaining. In fact, I’m grateful! Assembling this 4th of July sales guide was a welcome distraction from the non-stop flood of breaking news emails in my inbox after one of the most chaotic weeks in recent memory. And, on the bright side, I guess there are still a few things left for us to celebrate: 70% off at McGee & Co.! 50% off at Alex Mill! America is technically still a free country (as of time of publication, at least)!

So if you’re not in the shopping mood this year, I can’t blame you. But if you are in the shopping mood, you’re in luck: 2024’s July 4th sales are blowing our recent Memorial Day sales out of the water. (Many brands are already topping their 2023 Black Friday discounts, too. I can’t decide if this is ominous or lucky.) With that all said – happy 248th birthday, America. If it’s your last, at least I’ve scored a festive $89 dress from Anthropologie to wear to the party. (Bleak start. Feels like we’re all in one of those “if I didn’t laugh, I would cry” weeks, you know?) ANYWAY. Should we save you some money?

I’ll be updating this post with the best sales all weekend long. It’ll be a cherished reprieve from my other current daily weekend activities, which include greatest hits like “staring into the distance,” “being upset by the news,” and “whispering ‘what is going on?’ over and over until I tire myself out and drift into a fitful sleep.” I KID, I KID (but also…I don’t kid?). Here’s to hoping the world is a little better next July 4th – have a great long weekend. xx

The EHD Secret “Saved Folders” Are OPEN! See What Design Inspo We’ve Been Saving

Coming up with content for a holiday week is always a little tricky and we get it. When you potentially only have to work a 3-day week (if you are lucky enough to get that) who can concentrate on anything but getting to that first morning you get to sleep in!? So I thought we could give you a little peek into our secret saved Instagram folders for some easy, happy, and inspiring content to make this next day or so of work a little prettier:) I tasked the team to each give me 3 “saves” with a little blurb as to why they decided to keep it for later. Per usual Emily over-delivered, so since she’s top of the class let’s see what she has first…

This room really slayed me instantly and the more I stare at it the more I think it’s perfect. The room feels warm, yet with a lot of cooler tones (blues and grays), a lot of woods, and clearly some unexpected vintage or custom moments. I’m just now realizing that they have my same red leather hoop chair! I love the patterned ottoman, the more formal drapes (the puddle!!) and that big branch is excellent (and easy). It’s the kind of styling that has so much impact. I’m a huge fan of Zoe Feldman and if you haven’t seen the rest of the room go check it out (the back of the sofa is soooooo good).

I’m always looking for art inspiration for our kids (and me) and this by Ulrike Lea Moormann stopped my scroll for sure. So graphic and playful, but with a clear intent, and powerful even. While I know that we can’t just do these (what looks simple is likely from years of experience, talent, and learnings) and yet I’m inspired to try our own version this summer in the art barn.

UGH. Another room that screamed perfection to me. Now this is how you layer vintage in a totally modern way. It’s INCREDIBLY inviting, feels so warm, and yet again in the blues and greens that I love so much. And then that dark red shade and yellow pillow really pop. If I could go back in time I’d likely do paneling in our house that is more rustic like this (I like the vertical seams) and whatever that cushion fabric is I want so badly (It’s the perfect green/blue).

A post shared by NINA FARMER (@ninafarmerinteriors)

For the last year, I’ve been toying with painting the ceiling in our living room – either the sides of the beans (a la Pierre Yovanovitch), the bottom of the beams (haven’t seen it done yet but am curious), or do what Nina did here and paint the paneling on the ceiling and leave the beams white. Seeing this done well was so inspiring and while I’m still not sure I have it in me to do that (and in different colors) I think about it almost daily when I’m sitting in here and staring (like the psychopath that all of us design nerds can be).

A post shared by Lone Fox by Drew Michael Scott (@lonefoxhome)

I am a big fan of all things Lone Fox. I love the way Drew really leans into the architecture of his Spanish-style home while maintaining his uber-creative, DIY-nature. One of my favorite makeovers he did recently was his little office nook, just off the primary bedroom (another stunning makeover if you haven’t seen that). What was once a boring, white pass-thru space, he transformed by hand into the warmest, most inviting workspace. He clad the walls in a warm tone wood, leaned into the built-ins and flooded the small space with so much charm and character. This makeover in particular has given me a ton of inspo for an upcoming project of my own involving one very warm-toned wood kitchen…coming soon!

This home stopped me dead in my doom-scrolling tracks the other day. I will obsess over any space that pulls off the bizarre yet stunning, weird-but-oh-so-cool vibe, and this home is no exception. Its 70s history shines throughout the home and it truly feels like a perfectly crafted work of art. The combination of natural materials, repetition of circular design, and significant focus on light (not to mention, stunning views) make this home sing. I would just die to visit and see its beauty in person. I want to touch every one of those driftwood steps and curl up next to that freeform window and take the nap of a lifetime. Such a dream space!

This Park Slope apartment is EV-RY-THANG! Namely, the color palette could not be any more up my alley. The green and yellow doors, the delicious, warm wooden elements, THAT TAPESTRY?? It’s just so good. Again, I’m obsessed with the shape-play throughout, too. It just feels like the perfect balance of organic and rigid, modern and historic, playful and sophisticated. And please, please, PLEASE get a load of that stairwell! The swooping railing with INCREDIBLE shape-centric light fixture, spanning stories. Jaw-dropping. Every time I peruse these photos I find a new element I love even more than the last. Inspo to the max!!!

I’m cheating a little, because this Instagram share was technically pulled from a 2007 edition of World of Interiors. (The most incredible resource, BTW. They finally launched a website a year and a half ago and I’m so glad they’re online now, too.) ANYWAY – Famed ceramicist Guidette Carbonell decorated this bathroom with hand-painted tiles from her daughters. It’s sweet, cozy, and not precious (while also being like, THE MOST precious, in the sentimental way) – I’d love to do something similar in my home one day. It just brings so much charm and heart to the space, don’t you think?

I see your eat-in kitchen and raise you an eat-in pantry. Can you believe that this was designed 100 years ago?! It’s by Joseph Hoffmann, an Austro-Hungarian architect/designer that I became obsessed with after seeing his work while traveling through Vienna a few years back. Hoffmann was super important to the modernist design movement – Le Corbusier, Alvar Aalto, Gio Ponti, and Carlo Scarpa all credit him as a master – but he fell into obscurity for reasons that aren’t particularly clear to me. It’s always a treat to see a Hoffmann space on the feed

If you loved the color and mix that Em did at The Fig House, you’ll LOVE Rec Room, a vintage showroom by Hubba Hubba (aka Jake Harrison, whom you may recognize from his former gig as 1/2 of the world-renowned ETC.etera design team). The space is so warm and glowy and bright and cozy, with the added bonus of being a masterclass in mixing plaids. I love spaces that feel like a warm summer Sunday afternoon – the kind of place where you’d love to relax after a nice shower while you soak in the AC and flip through a magazine – and this checks every box.

I’ve been doing a lot of research into unique, ornate crown and ceiling molding options and WOW this really blew me away. I love the dialogue between the millwork on the bar and the ceiling bobbins. Then the way it’s softened by the warm rust velvets zhuzh really makes the space to me. In my new place, I really want to add charming vintage-inspired architectural features with trendy furniture – so this photo is a huge inspiration to me!!

I’ve been SO obsessed with contrast piping for a while now (just ask the rest of the EHD team) and this headboard literally stopped me in my tracks. I love it so much because of the subtle stripe detail in the piping and then the color blocking they did with the blue and rust (one of my favorite color combos). This is truly one of the most charming kids’ rooms I’ve ever seen and I spy a vintage quilt that looks like one Em has!! Also, can we talk about the sailboat mobile?? Okay that’s all.

If our algorithms are similar – you might’ve seen this home all over Instagram when it was on the market. It’s truly one of my favorite houses I have ever seen (I’m obsessed with Spanish-style homes BTW). The architecture is just so stunning (those DOORWAYS) that it really doesn’t need much when it comes to furniture/etc but the way they staged it was really beautiful. This room both excited me and made me calm all at the same time when I first saw it. I love the color choices, the small blue border, that curved fireplace! Get out of here. I would call this “Layered Calm”. It has a good amount of “stuff” and is full but still maintains negative space which is my favorite. Oh, and this fireplace makes a very good case for not needing a mantel:) Lastly, while this is a design inspo post, Ashley Lavonne is an incredible designer and really wonderful follow. Your feed will be much happier and prettier with her in it.

The living floors in this home are my dream floors. I think my eyes physically turned heart-shaped. The three different wood tones and the classic geometric pattern with the alternating plank orientation are all I could ever want from a wood floor. Starting my flooring savings account right now.

As I was finishing up this blog post yesterday, I came across this set of photos last minute and had to include it. I love following Sight Unseen because I am always so inspired by what they feature but this first chair and stunning room exhibition at the Jacqueline Sullivan Gallery really hit my heart in such a powerful way. The creativity and softness are so beautiful. Just when I start to worry that my inspiration tank is running low I see something like this.

This inspo session has come to an end. Hope it brightened your day and introduced you to some new designers or ideas. Have a great holiday week when it gets here and see ya tomorrow.

Love you, mean it.

Figuring Out The Best Living Room Layout For The River House

We are in the “choosing furniture” stage of the river house (they moved in their old furniture last week and began living here this week after our family reunion). The room is big and very open, but it’s off to the side (not a pass-through living room THANK THE HEAVENS) and while there are multiple focal points (fireplace/TV and big doors to the outside), this one feels easier than others have in the past. And before you get your panties in a bunch (I’m looking at you Orlando) about the TV over the fireplace, this house is meant to really be lived in and was designed for my brother’s family. While it looks high-end (and it is), my brother is a high school football coach, so sports will be watched in almost every room and Annie (the architect) designed the house so that the TV can be seen from the kitchen and dining room. This house was also designed/laid out during lockdown where we were obviously spending so much time in our homes and we really really want every room to be lived in, a lot. Max is also a huge TV person (which surprised me) and therefore the TV on the tiled fireplace was the clear winner. We chose black tile which we think integrates the fireplace box and the TV the best. If you want quick resources here you go: wood flooring, ceiling wood, fireplace tile (chalkboard matte in Peaks and Valleys), fireplace stone, ceiling pendants, semi-flush mounts, and sconces.

It’s also near the home office (that currently has my brother’s baby grand piano in it right now – yes he plays the piano, too – we were raised Mormon!! It was a requirement in the 90s!). I love those wall washers by Blueprint Lighting, they create such a pretty soft light (we are likely going to manipulate them so they hang opposite ways flanking the doors).

So for the sake of the blog here (and for our design purposes) Gretchen drew in some options to walk you through the thought process for how we are thinking of arranging the living room.

A Sectional + Accent Chair

I really like this option, it creates a clear conversation area. But I think we could spread it out, use more of the space, and sit even more people. They’ll have a sectional in their TV/family room too so this is an opportunity to do something more interesting, in my opinion.

Two Facing Sofas

I love two-facing sofas as it keeps the room open and symmetry makes my eyes happy. It allows you to play in other ways while still looking curated. But it’s not right for this room because neither faces the TV and one of them would block the view. Fun to see but a no.

An Angled Sofa And Swivel Chairs

I asked Gretch for options and she drew in this one (in addition to many others) which cracks me up. Y’all, I HATE furniture on an angle (and rugs for that matter), so don’t do this but I think my strong offense to this layout was worth sharing. I have so few strong design pet peeves, but in a room this squared-off, angled furniture is an absolute crime.

P.S. I found out that this was a little joke she played on me lol but I’m glad I could let my opinions be known!

A Sofa, A Loveseat, And Swivel Chairs

Now there we GO. While the sofa could be bigger (the room is huge so we’ll go big) I love the idea of a huge sofa facing the fireplace, a smaller sofa (either a loveseat or even an 84″) on one side, and then yes two swivel chairs opposite it. This requires a huge coffee table and a pretty darn big rug, but all doable. (Remind me to do a roundup of huge but not crazy expensive coffee tables – I feel like they are so hard to find!!).

As you can see the swivel chairs will be able to rotate to see the view which pleases us so much. So now, we are on to furniture selection and we have some exciting ideas happening. Thanks, Gretch for your excellent drawing skills – I’m VERY excited to get this going and hope to show you some progress in the fall.

The Link Up: 3 Movies Emily’s Whole Family Loved, Jess’ Great Hot Weather Hack, And Awesome $15 Everyday Earrings

Happy Sunday everyone! As a commenter pointed out, after we said half the year was over, it wasn’t actually half done until July. Fair. SO tomorrow it is! We hope that your first half was as good as possible and hopefully, we can hope for better in the second half. It’s hot in LA and it’s warm in Portland so we are definitely grateful that at least it really feels like summer now! Speaking of summer, did you see the river house back patio plan?? Talk about an ideal summer setting. Ok, links?

This week’s house tour is beyond words. It should be illegal for Reath Design to be THIS GOOD. It’s the vintage Tudor jewel box of all of our dreams and you just have to go see it to believe it. But schedule out some time because you will be going over every detail.

From Emily: SUMMER FAMILY MOVIE ALERT: Three solid summer movies you HAVE TO SEE. First off: Fall Guy. Ryan Gosling, Emily Blunt, adventure romance, thrills, and humor. It’s Romancing the Stone for our generation (but kid-appropriate beyond just some stunt fighting, innuendo, and normal cursing). Y’all it was 2 hours of pure family fun. We LOVED it. Second: Inside Out 2. SO FREAKING GOOD. This one is all about the emotions during puberty – anxiety, envy, ennui… and more about friendship than parental relationships but the way they tell the story of our emotional world is so genius (lots of fun puns like stream of consciousness, brainstorm and my favorite, sarcasm). The next day I had a situational (and exhaustion-induced) anxiety attack and Elliot and I talked through how Anxiety had taken the wheel with control over my brain, how while often his job is to protect (and defend) I was honestly able to right myself faster having just seen that movie (and my 5-mile walk helped, LOL). I know that anxiety isn’t always so easily solved (and it took a good night’s sleep, too) but I don’t know, watching the movie so close to this day I was able to at least intellectualize it better with such a visual metaphor. Third: We recently re-watched Paddington 2 which has an almost viral following for being one of the most entertaining and artful kids’ movies ever made. The thought and care into every single detail in production design is astounding for “just” a kids’ movie (same group of people as the new Wonka which was incredible). If you haven’t seen it, it’s a must-watch for all ages if you like beautifully, thoughtfully made films. But before you go: YOU MUST SEE The Hit Man (NETFLIX). Glenn Powell FTW. He’s basically the new Brad Pitt (or George Clooney) and nails multiple performances in one film. I’ve been a massive fan of his since Set It Up (a great rom-com) and he’s a friend of good friends and they have nothing but lovely things to say about him (which shouldn’t matter, but kind of does). But even if he was the worst person ever, that guy can ACT. My brother watched it twice (IN A ROW!! THAT’S NOT NORMAL YOU GUYS) and I would watch it again in a second. It’s by Richard Linklater so in case you think it’s just a big bro blockbuster it’s more thoughtful and artful than that. One of the best enjoyable movies I’ve seen in years.

From Jess: Back in December Arlyn wrote a great post about 7 go-to easy and nutritious meals she likes to make (and I trust her taste as someone who has the privilege of getting fed by her at least once a month:)) Recently I tried the Avocado Mojo Bowl and it was SO good. The Avocado Mojo sauce is so easy to make and why I haven’t thought to season my sweet potato baked fries with taco seasoning I’ll never know! I just cut up some pieces from a roasted chicken I bought and I was all set. So I can attest it IS easy and nutritious and there are a thousand ways to play around with it. Oh, and I did include mayo when I made the saw:)

Also From Jess: A little over a week ago, I decided to embark on a personal challenge of walking 10,000 steps a day for a month straight. Super original, I know. It’s been annoying great aside from having to push my sunglasses back up my nose 100 times during said walk. The sun is hot and my sweaty little face doesn’t stand a chance. BUT stylist, Abby Arad, just posted a video about a product called Nerdwax which is an anti-slip for your glasses. It was also on Shark Tank according to the box:) I hit that add-to-cart button SO FAST. Could this daily annoyance be solved?? Fingers crossed. I’m sorry I don’t have an official review but time is of the essence with this heat, am I right? I also really trust Abby (love her content) and the ratings are pretty compelling too.

From Caitlin: Why did no one tell me how good the $8 tank tops are at Target right now? I’ve long sung the praises of this $6 t-shirt (going on 5 years with no complaints!) but MAN, I LOVE THESE TANKS. I bought the light blue and black/white on a whim before our Mexico trip, but ended up stocking up recently in store – grabbed it in pink, olive, white, another blue, and plain black – because it’s my new go-to silhouette for the rest of the summer. Target tanks last FOREVER – these will be replacing the pieces I purchased in 2015 (!!!) and I just love how they look and feel! The higher neckline makes them feel a little cooler/more special and they’re so easy to pair with a wider pant. 10000 stars!

From Gretchen: I popped into Target for a few essentials and somehow left with a great new summer bag! Doesn’t that always seem to be the case in there? I was initially drawn to the shape of it, then I almost had to buy it in every color because they were all so cute and I couldn’t decide on my fav! I made the safe bet and went for the solid, light straw bag, but my brain was really making a case for the solid black and I may have to head back for that one. If you like a pop of color, the natural with blue stripes was also a major winner. I love that it’s a small bag with a unique shape, but still holds a LOT, and looks just as cute worn with the crossbody strap as it does without. And only $20!

From Mallory: I’m the kind of person who puts earrings in, never takes them off, and then forgets about them for months at a time so I like to grab some basic easy to wear gold hoops/studs that aren’t too precious (because when you wear earrings 24/7 things can happen to them). I ended up snagging this pack from Nordstrom for only $15 because you get LOTS of good options to choose from. Currently, I’m wearing the small ropey hoops paired with the gold shell studs (I have a double piercing) They’re so lightweight and they go with everything!!

From Arlyn: If you love supporting small businesses, are a die-hard Swiftie, and are on the hunt for non-toxic luxury candles, boy do I have the brand for you! Aembr is fairly new on the scene and the founder really cares about creating a quality product at a reasonable price, you know…for bougie candles. (I’ve actually followed her for well over a decade when we both used to be bloggers and she was one of my first interviews!) She’s big on seasonal releases and special lineups (like her Taylor Swift-inspired collection), but if you have to start someone, may I suggest Bibliotek?

As always thanks for stopping by and see y’all tomorrow!

8 Flowy, Easy Summer Dresses With SLEEVES (In Very Fun Prints…Ideal For This Time Of Year)

I really shopped high and low for this post, desperate to find more nice-looking, comfortable, throw-and-go summer dresses that feel easy to dress up and down (you know, just the “comfortable and pretty” combo that is so elusive). Most of the common retailers didn’t have any fun prints or patterns (looking at you Madewell, J.Crew, Gap, and Target) but I was able to find some that I really love and I’ve been having fun wearing them.

Hat (similar) | Dress | Bag | Platform Heels

Splurge: This is Trovata, Birds of Paradise and yes, their dresses are on the splurgier side. I bought this for a speaking engagement where I knew I’d be sitting the whole time (thus not wanting to wear a tiny dress which I’ve done in the past and it’s A LOT OF THIGH). The color and sleeves are so cute, the print is busy and playful, it has pockets, is very flowy, and while it’s thin (and so drapey), it is colorful enough not to be too see-through. The shoes are solid and so comfortable for being so high. They aren’t “all day around town” comfort like these ones are, but they are dressier and are still a 7 on the comfort scale. The bag is from Madewell (and the hat I think is an old Madewell collab I’ve had forever).

Denim Blazer (similar and affordable!) | Sunglasses | Dress | Bag | Mules

H&M really got the “fun, affordable, and comfortable” dress brief this year. This dress, especially, when paired with that denim blazer is so fun, graphic, and cute. It’s a great Friday afternoon into happy hour vibe that still feels professional but shows some personality. Oversized sunnies from H&M (so good), shoes are Nisolo and again the bag is Madewell (and coming very in handy – the perfect size for laptops and other stuff).

Hat (similar) | Sunglasses | Dress ( + similar) | Belt Bag | Sandals

Ugh, I’m not selling this dress as good as it is. It’s so bright/bold and has a drop waist that keeps it casual. It drapes so easily and is the perfect picnic dress because you don’t constantly have to adjust like you need to with shorts or shorter dresses. I’ve found myself wearing this frequently around town or at kids’ sports before it gets crazy hot.

Dress | Belt Bag | Sandals

Ok now this one didn’t end up working out for me but I wanted to show it to you. I love so much of Doen (just bought this shirt and this shirt, both incredible) but this dress is too thin and short for me (just feels like an expensive nightgown). I think it just needs to fall better and likely would on someone with smaller love pillows. Still cute, but not a hit for me. The sandals are basically an elevated Teva, with an almost snakeskin print in that nude color that I obviously like. Don’t look too closely – I haven’t had a pedicure since March, sooo…

Sunglasses | Dress | Bag | Platform Heels

This is another one that I put on and was a fast “yes”. It’s so fun to wear, has an extremely full skirt (so a ton of movement) great pockets, flutter sleeves, and a deep V. If you are long torsoe’d this will be too short because I have a short torso and it’s almost too short for me. But I’ve worn this to kids’ sports games with sandals and a ton around town when I want to look like I care but also be super comfortable (especially before the weather got hot). I bought at a local shop (shout out to Adorn in Lake Owego) and I’ll be following this brand from now on.

Sunglasses | Dress | Bag ( + similar) | Platform Heels

Another great “work to happy hour” vibe. Mille is splurgier, too, but always has great shapes of collars and sleeves and so many prints. I ended up returning this one because it was a lot of volume for my frame (and it was expensive), but if cost weren’t a factor I would have kept it and dressed it down with sandals or threw on a blazer to tame the volume. (Hey Mille, it would be awesome to make this in a drapier fabric!). Big round glasses from H&M (and I LOVE wearing them, they look so expensive and the huge frames make it easy to see).

Hat | Dress (similar) | Platform Sandals

Another one that isn’t necessarily very “me” but it’s so cute, affordable, and easy to wear for the summer months. Brunch, shopping, city walking…I have too many clothes right now without an office job to go to, but again with a cute blazer/jacket, it could easily go from work to happy hour. You can’t see the slides that well but they are really cute (leather on top and jute on the sides). Very comfortable.

Sunglasses (similar) | Dress | Bag ( + similar) | Platform Sandals

I was really drawn to this one because of the cute print (obviously) and the fun sleeves. Definitely an easy weekend dress (or work if you work in a more casual environment). Those are the platform sandals (Sorels!) that I’ve been wearing nonstop and that cute bag is from H&M (I love the multi-texture/finish of the raffia and faux leather).

If you missed last week’s poolside, resort, and vacation dresses post go check it out. I’m officially fully stocked on dresses for the summer LOL.

Fix It Friday: It’s Time To Refresh Some Real-Life Bathrooms For Peak Enjoyment (NO RENO ALLOWED)

The other month my dear friend asked if I could help her with her vanity/bathroom area. It wasn’t bad but it was feeling a little lifeless. She lives in a rental so obviously there was only so much we could do and the budget also had a limit:) And let me tell you, it never ceases to amaze me what some elbow grease, a fresh coat of paint, and a few new decor pieces can do to a room. She’s so happy now! So when I was thinking about the next “Fix it Friday” prompt I was already in the bathroom refresh mindset. And truly the bathroom is a place I don’t think we realize how much time we spend in. It makes a WORLD of difference if you feel at ease and maybe even a little pampered by your surroundings. But just to be clear, this post is all about working with what you have in terms of hard materials. No one is going to be asked to retile! So before I help out some real-life readers with their “in need” bathrooms, I have a few pretty incredible examples from other designers who refreshed instead of remodeled…

design and right photo by sara ligorria-tramp | from: let sara show you how she refreshed her parent’s bedroom and bath (with almost no budget)

First up is our very own EHD alum, Sara Ligorria Tramp, and the refresh she gave to her parents’ bathroom. As you can see all of the tile, fixtures, and vanity didn’t get touched. But a lighter green paint color, new sconces, a new shower curtain, and some general decluttering made this bathroom look BRAND NEW!! How happy yet peaceful does this space feel now?

home of allison pierce | styling by velinda hellen & erik staalberg | photos by sara ligorria-tramp for ehd | from:the no-reno house that looks completely renovated

Then designer/homeowner, Alison Pierce, decided to embrace her amazing colorful vintage tiles and lean in hard! It may seem counterintuitive to go bolder in an already bold space, but matching the color intensity of these tiles lowered the contrast making the overall design easier on the eyes. Look, both of these beautiful bathrooms definitely still pack a visual punch but in the best and most balanced way.

But sadly not all of us have amazing vintage tile to play off of so here are some general NO DEMO things you can do to make your bathroom feel a bit better/updated and more cohesive:

DECLUTTER/get rid of what you don’t use (if you just do this I promise you’ll feel better)Consider some closed storage to quiet the visual chaosPaint or wallpaper the wallsPaint or restain your cabinetsChange out hardware (pulls, knobs, towel rings, towel bars, hooks, etc)Hang shelvesGet a new rugGet new towelsChange the lighting Switch out your vanity mirror (if possible)Get a new faucet (but maybe have a pro install that one:))Hang some art (yes, your bathroom deserves pretty stuff too!)Good smells are important so get a candle or diffuser you lovedesign by julie rose | right photo by sara ligorria-tramp

As I said, these are just some ideas! Julie (above!) and Mallory also designed incredible rental bathrooms if you want to get even more inspired. So while you don’t need to do a lot to make a big difference, here are some readers submitted bathrooms, in need of some love, that I am going to try to give helpful advice to. Let’s go!

An Early ’00s Neutral Upgrade

Let’s start on the easier side, shall we? There is a near-perfect bathroom under some of these slightly outdated design elements. But also it’s pretty beautiful as is. Regardless, this reader wants a refresh so that is what she’s going to get. Here’s what she asked for:

“I saw the post about a bathroom refresh! Would love to update this and make it more my style, but don’t know where to start! I feel like it needs a paint refresh (cabinets and walls), lighting change +/- mirrors, and maybe wallpaper?”

Not a problem!

Now I think if she just swapped the mirrors and lights for something a little less…ornate and gave the walls a happier creamy white color, she could call it a day! But obviously, I wanted to give her “a few more” suggestions because this is what I love to do:)

Some new hardware and towel ring (in the same metal finish) would also really change the feel. Swapping in a bigger tray on the vanity will look more intentional. Her other vanity decor pieces are cute so those can stay! And while I totally get having your more colorful things on a vanity like hairbrushes and toothpaste bottles, if those can easily be tucked away in a top drawer that will help to keep the color palette more consistent and calmer to the eye. But look, NO judgment! Not everything needs to be “aesthetic” 24/7 because life comes first. However, this is a design blog so it’s just a little suggestion.

Man, that tub looks amazing! However, this area could use just a little design love. Let’s first get some art (one large piece or a little gallery) or floating shelves on that empty wall. Then let’s give some new styling life to the ledge. I really love the pieces I found and can’t wait for you all to see. And while new towels aren’t necessary, with the color palette I chose below, I think something a little softer in tone would look pretty nice. The tub tray and cute laundry baskets stay!

Wall Paint | Towels | Towel Ring | Vanity Light | Vanity Mirror | Wall Art | Vase | Vanity Tray | Vintage-Inspired Runner | Bath Mat (Simply Taupe) | Glass Canisters | Candle | Cabinet Hardware | Towel Bar

Here it is! As always, any wall color I choose is a general suggestion. Always test out paint colors in the space to see how they actually look in person. But I do think a creamy white (one that contrasts enough with the white on the cabinets) would look so pretty. Sometimes those taupey greys can weigh down a room when it’s on the walls. I also decided to go with a paint color instead of wallpaper because the floors already have so much pattern with the darker marbling that I think a wallpaper might compete too much. Then I chose a simple but classic vanity mirror option (under $150 each!) that will immediately make the space look and feel more elevated. The lights on the other hand are more expensive but the opal glass shades are STUNNING and are pieces you keep forever even if you move. I decided to go with a matte black finish instead of brass because A. I didn’t know if the different brass finishes (mirror and light fixture) would work together and B. peppering black around the space will make it look a little more grounded and balanced. And because I chose black for the lights, I decided the towel ring, towel bar, and cabinet hardware should also be matte black. Speaking of hardware, I just love these knurled pulls and knobs! Modern, elegant, and fun. Then to finish off the vanity side of the bathroom, I LOVE that wooden tray from H&M which seems a bit bigger than the one that’s there and also keeps a dark tone to the countertop to balance out all the matte black. I am a big ole fan of a long runner in front of a double sink. This one from CB2 is vintage-inspired, the colors are beautiful and forgiving, and the fringe gives it a little extra personality.

Onto the tub side, I chose this big art piece from Target that works so perfectly with the other colors in the space. Then on the ledge, I do think a vase with a bit more of an interesting shape with a big branch or two would be sooooo pretty! I love this vase/jug so much because the texture is so good and those curves are to die for. Plus it’s 14″ tall so its got some good height on it. Then I think if some of those products in the tray they have could be decanted into canisters like these it would be a real chef’s kiss. I think choosing glass for those nice contrasts with the terra cotta of the vase. Oh, and a candle is a MUST and why not have it also be a beautiful piece of art? I have this candle and love it! 10/10. And finally, since we’re here, I think a lighter bath mat (this light taupe tone is kinda perfect) would look so pretty and those light green waffle towels that Emily AND Arlyn have are a nicer color with the overall design…plus the texture is beautiful too:)

Giving Power To The Powder Bath

We always think having a little “fun” with your powder bathroom design is the way to go and this reader already had their eyes set on dark blue but was second-guessing her ideas…

“My home’s powder bathroom urgently needs design attention, and I would love your help! The sticking point for me is how to bring color into a small room with no natural light. I tested Benjamin Moore’s Van Deusen Blue on the walls. I love the color, but I grew concerned that it was too dark for a space without a window. The style of the house is NW modern. Our budget is about 2 thousand dollars for a new mirror, light fixture, hardware, small storage solution, and decor. Please let me know if you have any questions. Thank you for your consideration!”

Actually going dark in an already dark space is something we almost always recommend so it’s a big YES to the dark blue walls. Wanna see what else I’m thinking.

Aside from the paint, mirror, light, and some hardware there’s not much else they need. Just a few more decor pieces and maybe a new faucet if they felt like switching things up. I definitely leaned into the modern PWN style they said they have so here we go!

Blue Paint | Wall Art | Trash Bin | Vanity Light | Vanity Mirror | Toliet Paper Holder | Brass Faucet | Soap Dispenser | Wall Cabinet | Design Book | Candle | Glass Match Cloche | Bath Mat | Hand Towel | Towel Ring

Modern PNW to me translates often to darker tones and midcentury modern design. And since Schoolhouse is a PNW company (Portland) I went there first and found the prettiest light fixture (amongst other things)! I love it so much but since I don’t have the bathroom measurements I’m hoping that this light/mirror combo works together. I think a little overlap would be so sick. Oh and how good is that Target mirror? Only $70! And staying with the vanity, if they want I do love the idea of mixing metals and bringing in a little brass faucet. Then I went with matte black for the towel ring and toilet paper holder (which are only $16 each, WILD) to blend into the blue walls a bit. But of course, I wanted to bring in a little color and texture so that waffle hand towel adds such a fun but cool pop, and how amazing is that bath mat?! I love that it’s a brighter blue than the walls and has a pattern, adding some dimension and a tonal vibe. And is it even a PNW room if something isn’t dark green? That little trash can is so cute and has the prettiest tone.

Ok, back to the walls. Let’s start over the toilet with the piece of art by Jordan Sullivan. I love his work so much and this photograph brings in so much movement and a beautiful, happy, contrasting color. It livens the whole design up. It’s not cheap but it’s a limited-run print and so special. The reader also asked for some storage and I found this awesome wall cabinet from ferm Living. It’s simple but detailed and very slim so I think it will work perfectly hung on the wall across from the toilet. And finally, I couldn’t not have something to put on top of the cabinet. That’s what the candle, matches, and book are for. The candle can sit on top of the book to one side and the match cloche can sit on the cabinet next to the book. I think that will look very cute but have fun and play around!

P.S. We are over $100 under budget:)

The Grain Is REAL

When I first saw this bathroom I thought two things, 1. “Wow, that’s a LOT of grain” and 2. I really like those mouldings.” And if you know me then you know I love wood but this wood would require something special. Here’s what the reader sent in:

“Hello!! We are trying to update our early 2000s built home. This is our master bedroom. I like a clean, classic look. Any help would be greatly appreciated!!”

Ok! Sweet and simple and something I think I can handle:)

The first order of business is the wood grain. I do love some grain, but given the intensity and the amount in this one space, I think that if the reader is up for it they should consider stripping and restaining all of this wood a really dark tone, masking a lot of the grain. That way they don’t have to cover that beautiful wood with paint and it saves them lots of money by not replacing them. I definitely don’t want to downplay the hours that this would take and that it would potentially drive them to curse my name every day until the end of time. BUT after they are done they will have stunning cabinets. Worth it?? Then if they were up for spending some money, honing those countertops would make them look nicer and more expensive.

Not let’s talk walls. I think they should go for a white like Alabaster by Sherwin-Williams – bright with a hint of warmth so the room doesn’t feel too stark. Then those lights really need to be updated and that ceiling fan also could really use a modern makeover.

The countertop could use some cute styling but I do love the plants in the shower! Oh, but all of the switchplate covers and hooks need to be updated, and let’s see if I can find a solution for the towel rings. Much to do so let’s get to it…

White Paint | Gel Wood Stain | Lightswitch Cover | Outlet Cover | Vanity Light | Pitcher | Hand Soap Dispenser | Ceiling Fan | Tray | White Vase | Candle | Towel Holder | Hand Towel | Runner | Hook

Clean and pretty classic, right? So the biggest changes would be the wall color suggestion and the darker stain on the wood cabinets and trim. But switching up those old sconces with these stunning ones would be amazing! Just would want the reader to make sure they were long enough. And keep things golden, those switchplates need some love…or not. Get rid of them! These are all of our favorites so do with that what you will:) Another fun item I had to swap was that outdated ceiling fan! This one is simple, pretty, and has a brass detail to tie everything together. A super great thing about this bathroom is that the countertop is huge! That leaves room for almost any size of tray and I really love this beauty from Target. Then I chose that white vase and pretty candle. But since the countertop is so long I think that tall pitcher will look so great in the left corner.

For some reason, I really wanted to keep the metals consistent in this bathroom so that very elegant towel holder, switchplates, and hook are all from Rejuvenation. Lastly, we have the textiles. I wanted to keep it super simple but really textured and the combo of these two I think looks great together and mesh really well with the space.

Ok guys, it’s the freakin weekend now so I hope that this post inspired you a little to start to tackle a big or even small home project. And as always thank you to everyone that submitted!!

Love you, mean it.
