BUYER BEWARE! Part 1 – Neighborhood Evolution that could impact your NYC Condo Investment

As we look around New York we see construction almost at every corner and in every neighborhood of the city. Places that were recently as two years ago empty, are replaced by new developments offering their apartments for sale or for rent. The structure of the city and its neighborhoods is changing by leaps and bounds. Despite some softness in segments of the market prices continue to remain strong, the question is where should one buy next. All neighborhoods are not created equal.


Cheap money led to rapid expansion in construction projects that made some of areas less attractive from an investment and appreciation point of view. It is important to note that personal preferences in achieving a certain life style often trumps everything else. If you are open to look at the entire market and interested in greater than average appreciation or high income from the property; future construction new developments will affect the market and your purchase.

Let’s take Trump Village for example. It is a stretch of land from 60th Street to 72 Street west of 11 or West End Avenues bordering the Hudson River. At the time the development started it was considered by many a new frontier with Hudson River views and ultra-modern apartments. Initially these apartments, first built on 72nd Street on the bank on Hudson River in 2000, were in a great demand and did very well. However, as the construction by Extell Development Company progressed and now in its final finishing stages (the last new development at 60th Street and 11 Avenue is to be completed within 6 month) the whole stretch of land has been overbuilt. This is not only affecting the buildings in Trump Village but also nearby new developments such as Element (555 west 59 Street) or 10 West End Avenue were rents dropped as much as 20% in the past 3 years. The rentals in these condo buildings experienced dramatic decline in rent and the appreciation on the condominium apartments is not as rapid as in other parts of the city.


 


15 Hudson Yards Development


 


To make a future income from these condo rentals even lower one has to look at several new mega rental developments on 57th Street between 11 Avenue and West Highway and along Amsterdam Avenue between 61st Street and 70th Street which offer a tremendous competition. A private owner of condo apartment has to compete with major real estate developer and hundreds of units offered for rent with considerable subsidies.


The Hudson Yards and Midtown West are most recent examples in which similar problems may arise. The Hudson Yards however does have great potential but it is important to evaluate each unit carefully making sure you buy the right unit/product. Typically, when purchasing an apartment off the first amendment, (Schedule A) pricing that potential for capital appreciation may balance out excess supply issues down the line if they were to play out. In order to avoid buying in the potentially or soon to be overbuilt areas one should look at the current state of the neighborhood and type of the buildings it is made out of.


If you buy in neighborhoods such as the villages (East, West and Greenwich village) or Lower East Side you can be assured that you’ll be risk free from over construction of new mega developments. The historically assigned buildings and streets prevent developers to build mega apartment complexes. It is also true for most of the Upper West Side and Upper East Side west of Lexington Avenue. Developments in that type of area tend to be smaller with a limited number of apartments that can be easily absorb by the market. In your quest for new apartment walk around the block and see how the building you are buying in compares to other buildings on the block.


As a rule of “thumb” long time (70 to over 100 years) established neighborhoods with historical districts and assign historical buildings prevent large number of constructions with excessive heights and mega units.

Six Tips for Buying a Brooklyn Townhouse

Pssst… Wanna buy a piece of the Brooklyn Bridge?


The hype about Brooklyn real estate has been around for over 100 years.  But if your dream is to own a Brooklyn townhouse and not a share of the bridge, it is well within your reach. These simple tips will make you a more savvy townhouse buyer.


1. Remember that Brooklyn is not Manhattan


Manhattan is a highly populated small island where space is at a premium.  Although Brooklyn is also located on an island, it is more than three times as big with a lower population density. Manhattan real estate is more than twice as expensive as in Brooklyn when measured by price per square foot, and astronomically more expensive when looking at townhouses.   If you shop for townhouses in Brooklyn with a Manhattan mindset you may end up paying too much or settling for too little space.

2. Don’t believe the inventory hype


If you listen to your average real estate agent, you might think that Brooklyn townhouses are disappearing like snow shovels in a snowstorm. But the simple fact is that there are plenty of townhouses in Brooklyn.  Townhouses account for about one-third of real estate sales in the borough, and more than 1,000 of them go on sale every few months. That may be a problem for the 30,000 real estate agents fighting for the listings, but you are only buying one of them. Don’t feel rushed to buy or to overbid on a townhouse you are not really crazy about.  Brooklyn is not running out of townhouses anytime soon, and with a little patience and a bit of compromise you will find the right one for you at the right price.

3.  Find your own cool nabe


Here’s a news flash: nobody suffers from zip code envy in Brooklyn. Now more than ever you do not need to restrict yourself to the so called prime neighborhoods like Brooklyn Heights, Park Slope or Cobble Hill  or to rush into overheated nabes like Willamsburg or Greenpoint.  Take some time to explore adjoining neighborhoods like Clinton Hill, Fort Greene, Kensington or Ditmas Park. There are excellent values if you look further east and south, in classic neighborhoods like Flatbush, Midwood and Bay Ridge.


4. Don’t quit your day job


If you are a professional contractor you can skip this tip.  But if you are not, you should look for a townhouse in move-in condition, preferably from an owner who has lived in the property for at least a few years.  Move-in condition does not mean completely renovated, merely that the plumbing, electrical, roof, windows, and so on are working. Resist the temptation to buy a shell, even if the owner offers to renovate it for you, unless you have very deep pockets and don’t mind living in a rental for the next few years.  Look for a townhouse that you can renovate on your own schedule after you have had some time to live in it and see which renovations are really a priority.  It almost goes without saying that you should have the property inspected by a licensed real estate inspector before signing a contract.

5. Get represented


If you call the listing agent for a townhouse, that agent should send  you a New York State Disclosure Form that tell you that he or she solely represents the seller’s interests.  The listing agent is required to get the best deal for their client, the seller, not you, the buyer. The Disclosure Form also tells you that you have the right to have your own agent, a buyer’s agent, to represent your interests.  You usually do not have to pay a fee for a buyer broker; traditionally all  agents’ commissions are paid by the seller.  If you do not use a buyer broker, the entire commission (4-6% of the price) will go to the seller’s broker. Since that commission is built into the selling price that you are paying, you are actually losing the 2-3% that could help you negotiate a better deal.


6. Hold fast to your dreams


It may take you a few months or even a few years to find the Brooklyn townhouse that is right for you.  But don’t let the sellers or their agents distract you from the dream that first inspired you to buy a Brooklyn townhouse.  It may be something never mentioned in the listing agent’s description  with no tangible dollar value. Maybe you want to grow your own tomatoes, enjoy the morning sunrise or the evening sunset through your own windows, or just sit on your own stoop every morning to drink your coffee and watch the neighbors go by.  If you stay true to your original vision, you are sure to find a place you can call home.

Last is the building’s distinctive crown. It takes the form of metal and glass corner “lanterns” that mark the uppermost and penthouse units. Standing 22 stories tall, 21 East 12th Street offers a total of 52 corner residences. The building is a modern translation of the traditional prewar apartment buildings that have made Greenwich Village such an iconic part of New York. Throughout the building and the residences, meticulous design details come together to create livable luxury.


Architecture


Thanks to its height, slender design and being set on a podium, 21 East 12th Street provides incredible views of the city and brings lots of natural light into the residences. The tone for the building’s exterior is set by two stories of landscaping, followed by the modern take on a limestone building by Seldorf.

Upon entering the building, residents are met by a lobby space that’s highly curated but also still very welcoming. Defining elements of this space include white linen panels, oak floors and shikkui plaster walls.


Residences


One of the great things about the design of 21 East 12th Street is almost all of the living rooms throughout the building offer corner exposure. These living spaces are set between perfectly proportioned piers. Casement windows are balanced with plenty of space for displaying art. 70 Vestry

Standing fourteen stories tall, 70 Vestry offers once-in-a-generation waterfront homes. The location of this building right on Hudson River Park means residents have incredible panoramic views of the river.


History


70 Vestry first gained attention when reports came out that Tom Brady and Gisele Bundchen had purchased a $20 million condo in the building. Since then, information has continued to come out about the building, including its incredible waterfront design and impressive lineup of amenities.

Designed by Robert A.M. Stern Architects, the team wanted to choose the perfect material to complement the building’s location on the river. That’s why they went with limestone, which works more beautifully in the sunshine than any other material. The western and southern light that will hit 70 Vestry means the building will literally glow. Robert A.M. selected Beaumaniere limestone, which is sourced from a quarry on the banks of the Seine in France.

Daniel Romualdez is responsible for the design of the building’s residences. His vision was guided by featuring traditional, natural materials applied in distinctively modern ways.
