The Increasing need for alternative Payments

Alternative payments, also known as Other
payment methods refer to payment methods that are used as an alternative to
cash payments, but over the years, credit cards have been added to that list.
So alternative payments refer to payment methods aside from the use of cash and
credit cards. Most means of alternative payments has been developed either for
electronic commerce or to address a domestic economy.

has grown exponentially in the last few years due to increased security, for
fear of credit card usage online. Several other billing solutions have been
brought forward for web-based merchants and other merchants as well, to be able

revenue is via the merchant fee on transactions, unlike credit card companies
that charge interest.

This form of alternative payment method
provides payment through a monetary value held on the actual card or a kind of
deposit into it. Prepaid cards are most times issued in the name of the
individual account holder.





Direct debit or Direct withdrawal



A direct debit or direct withdrawal is also
another increasing used means of alternative payment. It is a financial
transaction in which one person, business, or company withdraws funds from
another person’s bank account.





The payee ( the person who draws the funds)
instructs his or her bank to collect, extract or debit an amount directly from
the payer’s bank account. Before this kind of transaction can take place, the
payer must have advised his bank that he or she has authorized the debit before
his or her bank can allow the payee’s bank to draw the funds.

Home entertainment has evolved to an almost
unrecognizable level. The advent of film changed the way we are entertained and
informed forever. As film became ubiquitous, movie theatres were built to
screen newsreels, with people from all over town gathering in the local cinema
to watch the latest news from around the world.





Of course, times are very different now.
The “latest” news was months old by the time it reached the cinema, and to own
a large screen and keep it in your lounge room would have been unbelievable.
Now you can buy an enormous, thin and beautiful screen for not much cash, and a
world of entertainment can be streamed to your lounge room in an instant.





In 2019 almost every home has some form of
large-screen television, and millions of movies and tv shows are just a click
away. With all this modern technology packed into our homes, you would think
that going to the movies would be a thing of the past right?

Interestingly, going to the movies remains

allow you to view it from the ideal distance.





A good entertainment unit is the unsung hero of the whole setup up. Without a solid entertainment unit, you will struggle to keep your TV and all required accessories out of harm’s way. A good entertainment unit will not only support your chosen TV but should complement your rooms aesthetic. Too many times have I seen the latest and greatest TV on a tired and out of date entertainment unit, and believe me, it really makes your new TV look bad.





I can’t hear you!



Now you have chosen a sensible TV, and a
sleek new entertainment unit to put it on, what next? Another sadly neglected
aspect to the home cinema is audio. When you go to the movies, the sound is
what surrounds you not the image. To fully lose your self in a movie, you want
to feel the bass from explosions and never miss delicate whispers of dialogue
sometimes lost on tiny TV speakers.





Modern TVs will sometimes have built-in speakers, and almost universally they are garbage. Garbage is perhaps too harsher term but compared to even an entry-level audio system they sound terrible. The speakers are simply too small to reproduce the huge and dynamic soundscapes that Hollywood epics contain.





Soundbars are becoming very popular thanks
to their space-efficient designs, but if you want the full blown movie
experience, nothing comes close to surround sound. A surround system will have
a center speaker, subwoofers for bass and left and right channels for both
front and rear. A typical 5.1 surround sound set up will cost the same as a
mid-range sound bar and deliver much more convincing results.





When you go see a movie at your local
cinema, you are experiencing a perfect combination of screen placement, special
audio, and comfortable surrounds. If you are chasing the movie experience in
your loungeroom you will want to reproduce these three factors. A large screen
is not enough, and as mentioned could be detrimental if you have gone to large.
Focus on a clutter-free surface, comfortable viewing position and of course a
beefy surround sound system and you will be enjoying the cinema experience in

4 Ways That Landlord Keep You From Subletting

Your landlord’s only business
is making money in exchange for space. They don’t want any competition and they
most certainly don’t want you making more money off of your space than they
would.





They will put all sorts of
failsafe measures in place to try to stop you from subletting your commercial
space, and most likely fill your lease with deterrents.





However, some of these have a backdoor and you can still get away with leasing your space, albeit not for much (or any) profit to you. To help you find a way, here are some tips on subletting commercial space and some of the most common terms you will see in your commercial lease.





1. Cannot
Discount Your Net Rent



As we said, your landlord
does not really want you to offer this space at a rate lower than they could
offer.





There are several ways around this by sweetening your deal elsewhere. Let’s say you’re currently paying $125.00 a square foot. You would love to attract sublets by offering it at $100.00 per square foot, but that would be a discount and you can’t do that. You can, however, offer a month or two of free rent as a cost-savings incentive. Or you can get creative and offer things to make the rate more agreeable, as long as these incentives don’t go against anything else in your lease terms.

2. No
Subletting, if the Landlord Has Competing Space



It’s almost impossible to
define exactly what a “competing space” is in this regard.





In theory, any other space in
a large mall could be considered competing, even if one is a 700-foot office
space upstairs and the other is a 2700-foot restaurant space on the ground
floor. Something on the same block could technically be considered competing.





For this reason, we typically
advise our clients to negotiate to remove this from the lease at the very
start, or at least have it removed after you have renewed.





3. Subtenant
Must Be at Least Your Financial Strength



Your landlord wants the sub to be at least as stable and reliable as you are. However, the better your credit is, the more difficult it is to find someone at the same level or better.





If this is the situation, you can typically work with your landlord to establish middle ground, if you can prove that your candidate may not be at your level, but still appear to be strong enough to reasonably handle the lease terms and rent.





4. Must
Sublet the Entire Space



This one can be tough.
Sometimes you sign on for 10,000 square feet and see that you’re realistically
only using 8,000. Maybe you’re a sports therapy clinic and you would love to
offer that extra 2,000 square feet to a nutritionist and create a synergy.





Sadly, unless you can get
your landlord to outright throw away this clause, you’re stuck with the extra
space.





These are just a handful of
things you need to be aware of when signing or renewing a lease. You may not
know something is hidden in your lease until it comes to the surface to trap
you in some way.

and help you avoid potential roadblocks.
