Tips on Choosing a Land To Build A Home On

 photo 20170222_171600_zpsqjtvaa7b.png

When looking for a change in scenery, and perhaps a new place to anchor your family, your first thought probably wouldn’t be to buy land. Simply put, land is difficult. It’s unmanageable in the wrong hands. Raw land is, in the very least, a challenge, and at the worst, a completely unusable investment and financial black hole.

Yet despite all these considerations, there are still arguments to be made for land as a good investment for people seeking to not just get a home, but build their own. Mostly because when you buy land, it doesn’t have to be raw land. And even as a foreigner, you might not have as much trouble getting land as you would think, according to ExpatriateAdvisory.com.

Houses, condominiums, and townhouses are some of the most common first-time homebuyer decisions. And according to Global Property Guide, they’re a good investment today as the market slows. Not many nowadays have the time or capital to invest in land and develop their own home, and few would buy an apartment building to turn into their own home, with renting perks. When it’s just you and your family, the decision usually lies between a condominium in the city, a house in the suburbs, or a townhouse in another residential district. However, that doesn’t mean you have to restrict yourself to these choices – especially when you have your own vision for what your home should look like.

Financing Land is Much of the Same

If you’ve ever jumped through the hoops to finance a home, then you’ll be pleased to know that financing land is much the same shtick. Contact your bank or lender and discuss land-financing options with them before even deciding what kind of land to look for.

Getting pre-approved for a land loan is exactly as necessary as is getting pre-approved for absolutely any kind of significant loan purchase – it helps you set a concrete and distinct budget, one you can absolutely afford and one by which you can set your expectations.

While buying a house is all about getting an emotional connection to the very walls and floors of the home, and seeing yourself cooking on the granite countertop or enjoying a book by the window, buying land is a much more tactical decision. Sure, you can fall in love with the location and the landscape – but the actual soil and ground itself is a matter of pure logistics. And that’s where an expert’s opinion has to come in.

Know What to Look For

Land is versatile. Land can be swampy, or arid, with acidic soil or neutral ground, heavy foliage or sparse greenery. However, just like residential properties, every single parcel of land near or around a city or town has probably already been classified and purposed as commercial, residential, agricultural or industrial.

You’re looking for residential land. One way to get a good idea of what land is available in the area is through the Internet. As the Internet continues to grow throughout Asia at a rapid rate, especially here in Malaysia, it’s important to keep in mind its potential in helping you find the right deal. An online real estate directory like Property Guru is all you need to find the right piece of land for sale.

However, you definitely shouldn’t jump on an offer based on a dozen pictures and some ownership history. There’s more to land than that. Since you’re primarily looking for a property you can use to build on, you’ll want to know several other things, namely:

What kind of utilities are present on the land?

The most expensive cost for what it gets you when it comes to buying land is land development. Undeveloped land is difficult to finance – especially for a family – because as the name implies, it requires actual development before it can be worked on.

That includes potentially implementing tile drainages to ensure that insufficient natural soil percolation due to a lack of foliage won’t lead to flooding or erosion during wet seasons, digging trenches and laying piping down for access to the community water tank, or alternatively tapping into an underground reservoir, and not least of all, getting permission from the city to tap into its grid.

When you’re buying land to build on, make sure all the utilities you need are already present, unless you’re ready to tackle implementing them yourself.

What kind of zoning restrictions apply to the land?

In some cases, a city or region’s local government will have a specific set of zoning restrictions in place for a piece of land, either due to conservation or historical reasons. There might also be a moratorium on the property, which means that while it can be sold, it cannot be built or developed on for a given period of time – decades, in some cases.

Be sure to know what you can and cannot do with the land before you make your purchase. Once you’re sure your newly found deal is what you’re looking for – clean, developed land – you’re on to your next step in the journey to a new home!

Exciting Things To Do in Port Dickson, Malaysia: M.A.D Ride

Port Dickson, or PD to locals, is a coastal town in Negeri Sembilan, Malaysia. It takes just over an hour by car to travel from Kuala Lumpur to Port Dickson along the North-South Expressway. What Port Dickson is usually well known for is it’s beach and watersports activities.

But many may not know that Port Dickson have more to offer than just it’s beach and water sport activities. While it still pale in comparison to Melaka in terms of liveliness and historical spots, Port Dickson still has things to offer to tourists and travelers alike. Some of Port Dickson’s must visit attraction is the Muzium Tentera Darat, The Upside Down House, Haunted House, The Ostrict Farm, Seashells Museum and of course, the lighthouse in Tanjung Tuan. These places are the common favourites among tourists, but if you are looking for something new and exhilarating to do, Port Dickson have something exciting to offer; the M.A.D scooter rides.

 photo IMG_122601_zpsvfzm5hvd.jpg

My family and I were invited by Maison Moment, an official M.A.D scooter dealer in Negeri Sembilan, Malaysia to a 2D1N M.A.D Ride weekend escapade in Port Dickson recently and while I’m not much of a two wheel vehicle rider, I must say that it was a fantastic experience.

 photo IMG_1195_zpsboc67rjq.jpg

So, what’s a M.A.D scooter ride? Allow me to explain.

 photo IMG_1205_zpskbp4owyw.jpg

M.A.D is an acronym for Mobility Adventure Design scooter.

 photo IMG_1204_zps0cib7nzq.jpg

It is an exceptional cross between a mini-scooter and an electric bike. With very original styling: the bamboo footrest echoes the latest generation of skateboards.

 photo IMG_1202_zps8vtktbq5.jpg

The fat tyres give it a sporty look, the accessory kit and the range of colours make it a product with a strong personality. The basic version has a 500 watt 36 Volt brush motor while the top of the range model features a 1600 watt 48 Volt motor with generous torque and enviable performance, attributes that give it the power to tackle all types of terrain. This vehicle can go up to 40km/h and could accommodate a rider weighting up to 120kg. It is also foldable, making it great for leisurely travel. One does not need a motorcycle license to ride M.A.D scooter on the road in Malaysia as the speed does not go over 40km/h and it is classified as an electronic bicycle, so no fret about the legal boundaries and restrictions should you want to give this a go.

Kembara #dekatje M.A.D Ride in Eagle Ranch Resort with Ellie

As of writing, there are 3 places where you can enjoy exhilarating M.A.D rides in Port Dickson; Thistle, Eagle Ranch Resort and The Ostrich Farm. All these places offers different kind of experience with M.A.D scooter as not only the background setting differs from one another, but the ride difficulty level is different too. I’ll be writing in detail on the experience in each of these places individually, but below is a brief breakdown on the M.A.D scooter rides offered in the 3 locations in Port Dickson.

 photo IMG_9109_zpszp4qlnwk.jpg

M.A.D ride in Thistle Port Dickson is pretty easy and leisurely where they offers free and easy ride around the resort.

Difficulty level: Easy. Perfect for evening stroll with the family with a beach in the background. The pricing for M.A.D ride in Thistle is as below.

– Free & Easy (15 minutes) = RM 21.20

– MAD Tour = RM 31.80

For more detail write up on our riding experience in Thistle, click HERE

 photo IMG_1248_zpsbgdd4hhq.jpg

M.A.D ride in Eagle Ranch Resort is not as leisurely as the one in Thistle. There’s a few slopes and the ride over here can be quite bumpy, but nothing an ameteur rider couldn’t handle. The experience on Eagle Ranch Resort is pretty much something from a cowboy fantasy novel as the scenery in Eagle Ranch Resort is exactly just that.

Difficulty level: Medium. Great for those who wants a bit of challenge and the fantasy of escapism. The pricing for M.A.D ride in Eagle Ranch Resort is as below:

Eagle Ranch Resort

– 5 LAPS = RM 21.20

– 8 LAPS = RM 31.80

– MAD TOUR = RM 31.80

For more detail write up on our riding experience in Eagle Ranch Resort, click HERE.

 photo FB_IMG_1487617111151_zpsrwkwbug3.jpg

M.A.D ride in Ostrich Farm is not quite for the faint hearted. With rocky and slippery slope, it takes some mad skill to go off-roading in the Ostrich Farm. Riding M.A.D scooter in the farm is like going on a rough ATV ride, minus automatic balance and stability from the ATV.

Difficulty level: Challenging. Great for adrenaline junkies.

The pricing for M.A.D ride in Ostrich Farm is as below:

Ostrich Farm

– 10 minutes Ride = RM 20

– MAD Jungle Tour = RM 30

For more detail write up on our riding experience in Ostrich Farm, click HERE.

Like I mentioned earlier in my post, I’m not much a two-wheel vehicle rider. But I did had fun during our little randezvous in Port Dickson and I certainly wouldn’t mind a repeated experience. Be sure to click on the links above to read more on my family’s experience riding on M.A.D scooter at 3 different locations in Port Dickson.

GT-888 Smartphone Review

Unlike those who are working a 9-5 job, my work is pretty flexible, but as a writer who is always on the go, I rely on my smartphone alot to stay connected and do work whenever I’m traveling. I have plenty of smartphones that functions as my newsdesk and virtual office whenever I travel, and adding to my growing family of smartphone is the new GT-888.

 photo 20170217_233921_zpsn2uk52zn.jpg

The phone comes in a neat white drawer box. GT Mobile (Model GT-888) is manufactured by GT Mobile Pte Ltd, a high-tech enterprise specialized in R&D, manufacturing, sales and servicing of mobile phones.

 photo 20170217_234315_zpswgnytt9x.jpg

The usual accompanying suspect; a charger unit, a jelly casing, an earphone and USB cable.

 photo 20170217_214413_zpskitixlu9.jpg

My unit is in Metal Grey colour with the size 5.5″ screen.

 photo 20170217_234419_zpsb995dly4_edit_1487353438727_zpspci0fw1m.jpg

At only 8.6mm thin, the GT Mobile GT888 has a rather slim profile.

 photo 20170217_234431_zpsyaptbuum.jpg

The GT-888 has 8MP rear camera, and 5MP front camera. This unit can support 4G connection and dual SIM. Great to use as a business or a work phone where you can just use work and personal number in one device. The battery is removable, so in case the phone hangs or anything, you can just remove it and reboot your phone easily. The casing is made with thin plastic but it is quite solid to hold.

 photo IMG_20170217_215321_zpsm3qthpyl.jpg

A picture taken with the unit’s rear camera under sufficient lighting.

 photo BeautyPlus_20170218032824_save_zpsnpbi3u5l.jpg

And here’s a selfie taken using my unit’s front camera. Pardon the lack of makeup and unruly hair, I took the selfie in the middle of the night and I was already ready for bed. My nude face aside, I think the selfie’s clarity is still acceptable.

GT-888 Video Performance by Ellie

And here’s the video taken by using the unit’s 8MP rear camera. You can’t compare the quality with my usual DSLR video recording with lav mic of course, but the phone still produce an acceptable video quality, considering the location’s low lighting and noisy surrounding.

 photo 20170217_234504_zpscldipx8y.jpg

The GT-888 comes preloaded with some neat feature and one that caught my attention is the the HotKnot feature. The HotKnot feature allows users to easily share content with other smartphone users that has the feature. All you need to do is choose photo, songs or file, and simply contact two touch screens. HotKnot will send the file immediately, faster than Wifi transmission speed. But if you want faster transfer, just plug in an OTG device. This phone supports that too. When it comes to file transfer, this phone is quite convenient, I must say. Apart from that, the phone also support quick-charging and has the ability to up to 35% in 15 minutes.

 photo Screenshot_2017-02-10-01-33-32_zpscm92ugme.png

Here’s the AnTuTu benchmark test result for GT-888, in case you are wondering.

And below is the detailed spec of the phone:

Model : GT 888

There’s also an eco park and a small petting zoo at KL Tower. If you are not in a rush, you might want to visit these places too.

10. National Museum

The National Museum is a museum located on Jalan Damansara in Kuala Lumpur, Malaysia. The museum is situated in close proximity to the Perdana Lake Gardens and it provides an overview of Malaysian history and culture.

Traveling via public transport and on foot is highly recommended in Kuala Lumpur if you are traveling alone, but if you are traveling in groups or family, taking taxi is much more cost efficient. Before you moan about how hard it is to grab a ride in Kuala Lumpur, please be assured that taxi services apps like Uber is usable in most places in  Malaysia, so just tap away on your smartphones and your rides will be at your disposal.

Malaysians generally speaks English well and are very friendly and helpful towards tourists, so if you need help or have any questions to while traveling, just ask away politely.

Hopefully the brief guide above will be somewhat helpful for those visiting Kuala Lumpur. Before I pen down, I bid you ‘Selamat datang’ and do enjoy your stay in Malaysia.
