Middle Reader: 2 (?) boys who are afraid of a house they live near because they think vampires live there. Read around 1998-2000. Spoilers.

I remember the boys having to ride their bikes past this scary-looking mansion/building. There were neighborhood legends about it being the home of vampires, but if I remember right, towards the end of the book the boys learn it's actually a monastery and the monks were super nice/helped the boys with something. I feel like it was set in the US, somewhere in the 1900's before cell phones, etc. (During a time when kids played outside on bikes.)

Was read to a class of 6th graders, so that why I'm categorizing as a middle reader. Pretty sure the title was similar to "____ of Vampire Hill" or "Vampires of ____ Hill." May have instead used the word Mansion? I'm not sure. The cover had an illustration of the building on it, behind some sort of ornate, wrought-iron fencing?
