SOLVED. Horror about a bunch of graduating teenagers meeting in a remote (farmhouse?) for a party, people get murdered during a massive hide and seek game. [s]

The protagonist (not being one of the "popular kids") was not invited but goes anyway. The entire book is set in one night. They start a huge game of hide and seek, but then kids start getting murdered in their hiding spots, meaning people didn't realize that there were dead people everywhere for too long. I recall a kid ending up with his face peeled off, stapled back on, floating in a lake. Someone else took an axe to the back in some cave/tunnel and bled to death. There were 3 murderers who did what they did bc the popular kids wronged them somehow. Ends in the house/farmhouse being burned down w/ the protagonist as one of the only survivors. I THINK he had a run in with one of the murderers, but was let go because he wasn't invited.

I read it in 2014-2017. I was a teenager, but it was so graphic that I'm not sure if it was YA. Considering the type of cover, I'd say it was published after 2005.
I thought it was titled "run" or "hide and seek" or something but nothing was turning up on Google. The paperback cover was dark blue + black, and I think the title font was bright red. I don't remember the authors name, any of the character names, or the title.
