Highschool girl moves into house and is taken care of by her romantic interest who is a bit older than her and has relations to ghosts. Girl can see ghosts and the ghosts in her house look after her. Girl's parents may be dead or endangered due to a wraith or malevolent spirit hunting her. Girl is reincarnated and has visions of her past with her past lover. Her past lover is a current ghost and teachers her how to fight and I think dances with her in the ballroom. The stronger her powers grow, the weaker that her current romantic interest's powers become which makes it hard to protect her. She has to fight the malevolent spirit and she gets clues from her highschool and visions. There was a sequel too about her going to the headquarters and her having issues with her boyfriend possibly being bad since he's losing his powers. I read this book around 2011.
