I've been trying to remember this book for ages! I picked it up almost 20 years ago (mid-2000s) while in school to earn my library degree, but somehow never got to finish it...but I think I'd like to:

here goes
Orphan (a boy, I think) inherits a large mansion from a mysterious relative. Upon arriving, he sees the grounds are overgrown and almost jungle-like. House is run down. Don't think it has electricity or running water. The whole time he's there, he feels as though he's being watched. There is evidence of something else living there. So, a mystery story? The cover is a picture of a book or journal surrounded by leaves (I can picture the cover so clearly, but can't see the title). I think the book might have had black and white illustrations.

That's all I've got, guys.

Actually thought I might have asked about this before, but maybe I only thought about asking because I couldn't find anything when I searched my old posts. Anyway, any help would be appreciated. Thank you!
