The Marrow Thieves by Cherie Diamaline is a really good story. There's definitely some fantastic elements in a contemporary/near future setting.Gideon the Ninth by Tamsyn Muir is a blend of fantasy/science fiction and a lot of fun. Be warned it is full of snark.
Sabriel by Garth Nix is a favorite of mine. It takes place in two settings. One is like 1940s-ish and the other is around renaissance-ish. This book kicks off The Old Kingdom series which are all great.
The Dresden Files by Jim Butcher is a fantasy series set in contemporary times. It reads like a YA novel but has more adult themes.
The Golden Compass by Philip Pullman is the first book in His Dark Materials. The book is much better than the HBO series (though that is good too)
Anything by Diana Wynne Jones is a fun read for fantasy. I'm a big fan of the The Chronicles of Chrestomanci, Volume 1. Howl’s Moving Castle is one of her better known books. For medieval fantasy tropes turned sideways check out her book Dark Lord of Derkholm.
Wilder Girls by Rory Power is a really good horror novel that has fantastical elements. It has a very Jeff VanderMeer feel and is set in a contemporary girls boarding school.
Dread Nation by Justina Ireland is a zombie book set in pre-Civil war USA.
The Sisters Grimm by Menna van Praag is an interesting contemporary setting for fantasy that occurs in different locations around the world.
Archivist Wasp by Nicole Kornher-Stace is a sci-fi/fantasy book set in a far future
You might like At the table of wolves by Kay Kenyon , Cryer's Cross by Lisa McMann , Hell and High Water by Tanya Landman , Listen to the Moon by Michael Morpurgo and Shelter by Harlan Coben , All different and all worth a look .
Did you mean "except medieval/royalty setting" rather than "accept medieval/royalty setting"? The current title might be misread as meaning "I will accept a medieval/royalty setting".
I second the Philip Pullman and Garth Nix books mentioned above! Assuming you mean "except medieval/royalty", here are a few more suggestions:- Susan Cooper's The Dark Is Rising
- The Magicians
- Enchantress from the Stars
- Anne McCaffrey's Pern books, e.g. Dragonsong, Dragonflight
- Anything by Charles de Lint, e.g. Memory and Dream, The Ivory and the Horn
- Elizabeth Hand's Waking the Moon
- The Weirdstone of Brisingamen
- The Raven Boys and the sequels
- A Wrinkle in Time and the sequels
- The Phantom Tollbooth
- The Brothers Lionheart
