Children's/ YA novel, read around 2010-12, that is a collection of multiple supernatural/mystery stories, two of the stories include a young girl (protagonist) who moves to a new town.

One of the stories takes place in a beach town where the girl is scared of the dock shed because she's psychic and gets a bad feeling from it, there's some confusion with the word "wake" as in the wave and "awake". In another one, the girl at one point uses a pendulum to communicate with a spirit of some kind, and [[spoiler]] she ends up communicating with a deceased relative who she is the reincarnation of and the main love interest is her adopted cousin or something. The book was pretty thick and I think I remember the cover being blue with a key on it.

Dark Secrets 1 by Elizabeth Chandler? It's a two-in-one edition of Legacy of Lies and Don't Tell, so it's only two stories, not multiple, but the cover matches:

Legacy of Lies is the one with the cousin / reincarnation story.
