YA Book -- a boy living on a farm finds a book and when he reads it (or maybe writes in it), he and (I believe a ghost friend) get sucked into a fantasy land. NOT Land of Stories

This book felt a little 90s or later. It's not Land of Stories. I think he goes out there to live with a relative, and I believe he meets a ghost or maybe just a neighbor (or maybe a sibling, I'm so sorry), and then they both meet a ghost? They find a book in an attic (a ship is involved somehow, perhaps on the cover?), and they either read it together on the porch at night or they write in it, and then parts of it come to life until one night, they are reading and get pulled into some fantasy realm. There's a lavish kingdom that describes the palace like a giant birdcage, and I believe the kingdom is on its way to war-- perhaps the ship comes in here... This is where I believe I had to return it to the library, and I would love to know how it ends.

I think there was a mystery with the farmhouse, also.

Probably early to mid 2000s. '04 to '09, most likely. This was Middle School to mid-high school, and I was inhaling books, so some have gotten a little muddy.
