Ghost looking for something under cresent moon

ok so I am looking for a book I read a long time ago about a family that moves into a mansion to research the haunting for the parents who write novels. they have a teenage daughter and two younger boys. the ghost searches the house every month under the crescent moon but never find anything. the girl starts sleep walking and jumps into paintings reliving the past of the house and how the ghost dies. she falls for the landlords son who the ghost does not like. she also dresses as a boy to enter a horse race. does anyone know this book it's driving me nuts?
