a girl who moves with her mom into a haunted house. she finds out her house is being haunted by a girl that i think committed suicide. She gets invited to a party and discovers that other teens her age have their own ability. one guy has the same ability that she has and that is reading minds by simply touching someone.

I read it last year. it's a series, the cover I don't really remember what it looks like. the author was most likely female. the set was in a town and it was during the twenty first century. I think the years of 2012 through 2014.
