The old man was actually the king of Salem. He tells Santiago his treasure is in Egypt, and that omens will lead him to his treasure. He advises Santiago to see all the marvels of the world, but also to never forget what is most important. For this advice, the king charges Santiago a tenth of his flock. Why would the very wealthy king charge Santiago for this advice?

An old man tells Santiago that the treasure Santiago dreamt of exists, and that for a tenth of Santiago's flock the old man will tell him how to find it. Given the man's disposition towards cryptic philosophy, I think he will keep giving Santiago cryptic advice, and Santiago will be angry that the old man cheated him.

Santiago imagines what would happen if he murdered all of his sheep. This is known as the "call of the void", or the urge to do destructive things for no reason. Santiago thinks that the church may have been haunted, causing him to think about murder. This could foreshadow violence later in the book.
