It was about a group of boys who have a tree house in an empty lot, which they hang out in all the time.

They are desperate to prevent this, and come up with many schemes to save the lot, including hiding the for-sale sign behind a lemonade sign, and one of the boys trying (and failing) to get his dad to buy the property.
There is another boy who lives in a house across the street from the vacant lot. He's extremely intelligent and arrogant about it, but he's paralyzed from the waist down and needs a wheelchair. He lives with his mom.
The group of boys somehow get involved with the paralyzed boy, because even though they find his attitude annoying, he says he can help save the lot. They gradually become friends over the course of the story.
The real-estate agent is actively working against the kids to get the lot sold and is the antagonist of the book. I remember a scene where the paralyzed boy really wants to be in the treehouse with the others, so they rig up some ropes to pull his wheelchair into it. He falls out of the wheelchair and can't move, so they need to carry him home. His mom is horrified, and the real-estate agent tries to use this to convince the mom that the boys and the treehouse are a bad influence.
At the end of the book, it turns out that the boy's paralysis had healed a while ago, and the reason he couldn't walk was because his muscles had become used to being immobile, and he believed he couldn't walk. Being with the other boys and his desire to be in the tree house motivates him to try and walk, which sets him on the path to recovery. The mom is so grateful, that she somehow helps them save the lot.
I don't remember how many boys there were in the group, but I remember that one of them was African American, and another boy was Chinese and his dad owned a grocery store.
The cover showed the tree house in the lot, maybe with some kids in it.
