It starts with this girl, probably between elementary and middle school age, moving into a new house or apartment complex. If it was a house, it was one of those that are basically two houses smushed together and only seperated by a door. That door stayed locked through most of the book. Her mother, I think, took care of her, and she might have had a brother. I think she had black hair, but I'm not quite sure. She could see ghosts. There was this other girl who had previously lived in the house next to her, and they were probably around the same age. She was dead. I don't remember if she knew she was dead or not, but I don't think so. Her bedroom was pink I think, and the door to that room stayed locked. I remember that she kept crawling through some kind of vent to get to the girl who had moved in. There was a mean old man who currently lived where ghost girl used to, and the (living) girl was not welcome there. I don't think she really liked him, I feel like I remember her being unsettled around him or something. She snuck into his house through the vent a few times though, but it was mostly the ghost coming to her. It connected between their two bedrooms. The girl who could see ghosts normally knew that they were ghosts, but for some reason this was different. She didn't know that the girl was a ghost. She becomes friends with the girl, and they play all over the property together. There's this one ghost who kept trying to kill the little (ghost) girl, and the girl who could see them didn't know why. She was a middle aged woman, I think. It happened many times throughout the book. Towards the end of the book I think they got in a fight, but I don't remember what about or if that actually happened. The ghost girl tried to crawl through the vents, but the middle aged lady tries to strangle her. She goes limp, and the (living) girl thinks she's dead. She cries, and while walking through the property she spots a tombstone. She goes over, and it's the name of the girl she'd made friends with. She had been dead for a long time. I think the book said something about her realizing that the middle aged ghost wasn't malicious, she was just trying to show her that her friend COULDN'T die since she was already dead.

I also remember something about crayon drawings. They had something to do with the dead girl. It was an old place, and the property was big. It was mainly open land, but I think it may have been surrounded by woods. It was fall/winter, because it mentioned something about the living girl having to put on warm clothes when they went out.

There also might have been an attic in the place? If there was, the living girl wasn't allowed up there. I don't remember why.

It might be. The plot sounds right, and the cover seems familiar. I'll check the book out and see if it is
