SOLVED. Juvenile Fiction book about a girl whose mom disappears and a man is trying to steal her house [s]

I read the book this year. The mom is a recluse. They live in a mansion that is falling apart. There are lots and lots of shelves in it because the mom saves "days" by putting things in boxes that are relevant to that day. Like receipts, cut hair, a doll. The mom disappears and the girl is left alone in the house. A nefarious man comes to claim the house and was unaware that the girl existed. He said he was a relative. He did things like cut trees down and measure the property. The girl set traps for him. Found out later that the mom was in the hospital because the guy caused her to have a car accident. I think the book cover might have had a house and a girl standing in front of a gate but not 100% on that(I think the main Character might be Wendy, Lily, or Daisy but not 100%)

Wow, I was coming in here to say I found it lol... :) yes, it is Brightwood by Tania Unsworth. Curious, what was the search you used to bring it up? I was sitting here thinking it had wood in the title and then I remembered. I really appreciate you looking I was going to use it as a readers advisory yesterday and it just poofed out of my mind. I really need to mark "read" on all the books I read. Thank you again :)
