Post 2000, probably.Woman inherits house and weird shop and has to find magical object

I read an odd book roughly five years ago. I’m fairly certain it was written after 2000. This woman moves to a small town after her uncle (father?) dies. He leaves her his house and shop. The house is being worked on by an attractive guy who she later hooks up with. Her uncles’ shop is managed by two female vampires (weird, but stay with me). He had been keeping safe some magical objects, which he collected. They are missing the object which may have been thrown out after the store was cleaned up. She comes from a magical family and I think the neighbor ends up being a detective or something. It’s driving me crazy that I can’t remember more. It was kind of funny and weird.

I’m not entirely sure. Maybe Paranormal Fiction or Mystery? It’s been a while, so I don’t remember what it was classified as. My library tends to shove everything under the “Fiction” umbrella
