And secondly, apparently it's cellar, not attic.

I read this book when I was about 12 years old (1997-1998). It was about a teenage girl in the 18 century who is wealthy and possibly an orphan (not really sure about that detail).
She owns a beautiful big house and there are people who are trying to get their hands on her fortune and her home.
However she ends up wandering up in the attic or cellar and finding an object (possibly a candlelight or brass-stick-thingy... this was 22 years ago and I can't really remember). She touches the object and sees what appears to be the ghost of a boy and gets startled.
Fast forward a hundred years or so, same date and same time, her home has become a place where many families live.
They are poor and sick and about to all become evicted and the landlord wants to destroy the building if I remember correctly, so he makes unreasonable demands on the residents just to get rid of them.
A boy living in that building is trying his best to help his family manage and somehow he ends up in the attic or cellar, where no one ever goes.
He sees a strange object which he touches and sees the ghost of a girl.
In other words they see eachother. They are both scared at first but react to the other looking surprised and go back to touch the object again. They talk and soon they agree to meet up and talk again.
The more they meet up with eachother the more the boy seems to be able to become clearer somehow.
He falls in love with her and realizes he can stay present with her longer by inflicting pain unto himself.
He finds out she was murdered because of her fortune and warns her. I don't remember if she simply doesn't believe him or if she does but doesn't know how to stop it from happening, but she ends up escaping the person trying to hurt her by touching the object and "summoning" the boy who defends her. He keeps hurting himself to stay with her after he saves her.
He can touch her now and they kind of embrace eachother for a while if I remember correctly.
Back in the future the boy goes up the attic, I think it is to meet her but the object is gone and instead an older version of her has left him a letter where she tells him she took the object away because even though she loved him, their love was impossible or something like that, but that she would always be grateful to him and that he saved her and also that she has left him a great fortune with which he can save his family from getting evicted and possibly the ownage papers of the building or something like that (not sure about this last thing - actually not sure about any of this, I might have a few false memories here and there).
He manages to save the families living on the building but he never sees her again.

I loved this book as a kid and want my daughter to read it since she has the same taste in books as I have.
The cover of the book was the girl and boy holding the object and looking at eachother in shock. The object in my memory does not exactly look like a candlelight, but more like a sceptre but that can be my mind playing tricks on me. Also the name of said object could quite possibly be part of the title of the book.

I have trouble finding my own subject because it gets really far down, so could you please also tell me how I access it easier? For now I've been entering through the group, then unsolved one specific book and scrolled down to find it. Is there an easier way to find it and see if someone answers?

There is an option to search discussion posts. Simply type your name into the search and your topic should pop up.

OMG!!! I can't believe I have missed this answer until now!
YES THIS HAS TO BE IT!!! I remember the cover and title so differently, but it looks just as I described it so it simply has to be it.
I also read what it's about and it hits every nail!
I thought I would never find this book.
I have been searching for years and I really loved it as a young girl, I want to get it for my daughter and now I can thanks to you, you wonderful stranger!
How on earth did you even find it?
