It is YA and has supernatural elements. it is set in a town and the story is told through 3 or 4 POV. The boys live together in an apartment or something similar and go to a private school, they are quite rich and they often wear blazers. The girl lives in a massive house which has a lot of her relatives. her mother and her aunt are mentioned. she is also a witch.
the book is either a triology or has 4 parts. there might be a character named Richard. it also involves weird cryptic caves and mummys along with magical gardens and ghosts.
