I read this book about 19 years ago. It's set in New Zealand. I think they were on holiday with their gran but she has to go to the hospital for some procedure (emergency?). Anyway they end up on an run down house on a tiny island. The eldest is a girl and second eldest is a boy. I think there's also a toddler. My memory is very vague but they make friends with a Maori family.

Could it be The Sea Islanders by Joyce West? I haven't read it but it's on my To Read list and sounds likely.
