Is she fixing up the house because she received it as part of a divorce settlement, or did her ex-husband sell it to the hero? Is there a ranch attached?

I read this a few years ago. She's fixing the house up for the male character, I think it was left to him by a grandparent. There is not a ranch attached... She gave her child up for adoption, and met him when she was working on the house not knowing that it was her son to begin with... Either her sister or best friend is the real estate agent, and she does the carpentry when needed. Small US town... I'm so mad that I can't remember names, I just remember parts of the book and how much I loved it.
