The Tapestry Series by Neff. Young boy doesn't know he's a wizard until he's tested for admittance to magical school. Book spans one year with threat of bigger evil in the background. Similar to Harry Potter but a good read with great characters in its own right.
The Bartimaeus Trilogy/series by Jonathan Stroud (The Amulet of Samarkand, The Golem's Eye, Ptolemy's Gate and The Ring of Solomon~presequel). Nathaniel is a magician's apprentice learning the art of summoning demons and other magic to become part of British parlament. After a major event in his childhoo he sets out to get revenge on his master and another high powered magician named Simon Lovelace. Told from the demon Bartimaus point of view and also of Nathaniels.

The Sisters Grimm: Micheal Buckly
These books are fairy tale-esque, yet full of dark twists and humor. Two orphaned sisters are sent to live with their grandmother in New York State and help her figure out a series of unusual crimes (Which are really magic beings messing with the city...). This is also a series, so you'll be busy for a while:)

Michael Buckley and Alex Flinn are really good. If you haven't already, try Gail Carson Levine's books, like Ella Enchanted, Fairest, or the Princess Tales.

Flash Burnout by LK Madigan. Blake is torn between being a boyfriend and a friend to a girl (Marissa). He and Marissa take photography together and one day he snaps a picture of a homeless woman...only to find out it was Marissa's mother who left her. I really liked this and I loved Blake's voice!

In Ashes, they're still alive and in Enclave, they're mutants so I don't know if those really count.
Ashes by Ilsa Bick. It's a trilogy and the 2nd book is already out - Shadows. My sis-in-law has already read it and said it's good. I'll be reading it soon.
If you are someone who reads zombie books, you probably don't have a problem with a bit of gore. But just in case that is as issue for you, I've heard that in Shadows, Bick takes really amps up the gore.
Warm Bodies
The Enemy series by Charlie Higson.
Also the Rot and Ruin series by Jonathan Maberry.
The Enemy series takes the perspective of multiple kids that have survived after a plague causes adults to become animal-like and hungry for flesh. It builds and gives different perspectives. It's really great.
The Rot and Ruin series is in a world with typical zombies but there are multiple story arcs and it flows and there is pain and joy and it's an all-around great story that happens to have zombies.
