A summer read about a neighbors at a summer house [s]

It's about neighbors at a beach that you can only get to by ferry. The neighbors are two sisters and a boy next door. The only boy is really good friends with the older sister. Then during the off season she gets cancer and passes away. The left sister goes back to the beach house for the last time and sees him. And the kinda fall in love.

I know it's not the summer I turned pretty but it's kinda like it.

No that's not it. But it does sound good! Haha! I Remember more details. The second sister goes back to the beach house to mourn her sister and the guy(who is also neighbors) was there and that's how they fell for Each other. I remember you had to use the ferry to get to the beach.
