The book is about a boy, probably around 11-12 who goes with his mother to live in a man's house. The mother is going to be his housekeeper. The boy is not happy about it and feels very uneasy there. He hoped to share a room with his mother but was given his own room. His room may have been at the top of the stairs. There may have been a part where he hears noises and thinks about climbing out his window which is very high above a bunch of rocks. This book was probably written within the last 10 years. Sorry but that is all I remember about it.
