My Newest Book~ Land Contract Homes: The Top 10 Mistakes Home Buyers Make…

I just completed my newest book entitled: Land Contract Homes: The Top 10 Mistakes Home Buyers Make… And How to Avoid Them!  This is a book that helps answer questions for buyers considering purchasing a home on a land contract. This book covers the subject of seller financing of residential real estate, and addresses the top ten mistakes home buyers make when choosing this method of acquiring a home. The reader will learn what a land contract is, how it is structured and what are the essential legal problems to be aware of and avoid.

This book was prepared and compiled to help educate the reader on the subject of seller financing. It continues to expand on the subject of the authors previous books on the subject: ‘Understanding Land Contract Homes: In Pursuit of the American Dream‘ and ‘Land Contract Homes for Investors‘.

My first non-fiction book published as an eBook was ‘Understanding Land Contract Homes: In Pursuit of the American Dream’ which I released in December 2012.  I have finally been able to make this book available in paperback format, and it is now available for sale.  If you would like to get a copy, click here.

This book is about helping buyers understand the use of seller financing through the use of land contracts.  As a Realtor of over seven years I have come across many a prospective home buyer who were in search of a Land Contract home, but did not really understand what they were or how they worked.  They had just heard from a friend that they were easy, or some other trusted source,  but at the same time did not understand there were potential risks if one did not fully understand the process.  This book was written to help clarify their use, assess the risks and help a prospective buyer decide if it was the right choice for their circumstance.

Coming in November: The Arts & Crafts Shows Books in Paperback

Arts & Crafts Shows

Two of my most popular books have been on the subject of Arts & Crafts Shows.  The first one is entitled: ‘Arts & Crafts Shows: The Top 10 Mistakes Artist Vendors Make… And How to Avoid Them!’ I am expecting to have this one available for sale in print within the coming week.  The second book entitled ‘Arts & Crafts Shows: 12 Secrets Every Artist Vendor Should Know‘ should be ready sometime in the second week of November.

These two books draws from my years of experience as an Arts & Crafts show vendor, having been both on the planning side of shows as well as having been a vendor.  Both of these books were released as eBook editions earlier this year, and were well received.  I expect that the print copies will be in even greater demand once they are made available.

Complete Art of Sales Management Series is Now Available in Trade Paperback

In October I completed the project to release the full set of the Art of Sales Management in paperback.  All three books are now available for sale in both print editions and Kindle editions.

The first in the series ‘The Art of Sales Management: Lessons Learned on the Fly‘ was released in February of 2013.  The book is designed to be both a philosophical and practical text on the subject. Sales Management refers to the managing of a team of salespeople, and building them into a ‘team’ rather than having them merely function as a ‘group’. Teams work together as a cohesive unit, and ‘groups’ tend to be a collection of individuals working independently, often going in different directions. This book seeks to engage the sales manager in the excitement of building any group of salespeople into a cohesive unit or team; brand new or long established.

‘The Art of Sales Management: Revelations of a Goal Maker’ I released in March 2013.  This book is about sales and sales management, and how it is driven by a goal maker. It is about the understanding of goals, and how to inspire others to achieve their individual goals, as well as the group goals that you set.  It includes valuable tools and experiences for sales managers to work with to plan out goals for a sales force and achieve success.

The third book ‘The Art of Sales Management: 75 Training Drills to Build Confidence, Excellence & Teamwork‘ was released in June 2013. This book is a resource of tools for sales managers to utilize to develop teamwork within a sales force, and also bring about excellence. It takes on the various aspects of sales disciplines from a variety of different drilling methods to help develop skills. In this book you will discover drills to improve the understanding of the importance of communication between members of your team and interaction with the customers.

The Release of Rachida Finds Magic

Rachida Finds Magic: A Girl’s World Tale

This past month in addition to working on getting three of my own books into paperback I worked on a new project.  It was the new children’s book by author Diane Stein entitled: Rachida Finds Magic: A Girl’s World Tale.  The book was illustrated by my wife Margarita Jimenez.  I helped prepare this book for publication.  It was quite a wonderful project to be involved in.

The story is about a young girl who goes in search of magic.  Rachida is determined to find magic, and embarks on a journey where she meets Goddesses and dolphins, houses standing on chicken feet, talking cats and wise coyotes, volcanoes and giant pearls. Rachida is looking for magic and will fly on eagle-back, ride a bubble boat under the sea, and walk around the world to search for it.

The Goddesses of several cultures help her in her quest. Russian Grandmother Baba Yaga, Hawaiian Pele, African mermaid Yemaya, and Native American Spider Woman show her their homes and teach Rachida about magic and how to find it. And the best surprise is at the end, which I will not spoil for you.  The story is a delightful adventure, and is released just in time for the holidays.

Burning the Midnight Oil as a Self-published Author

This month I have been burning the midnight oil working on formatting all existing eBooks into print books.  Working on getting all the files prepared for each book, and maintaining a quality for each book takes a lot of hours.  My work ethic has always been to just pour my energy into a project, and keep pounding away at the project until it is done.  My first task was to get the Art of Sales Management series completely into print.  It is a series of three books right now, and I wanted to get each set of books done as a complete series.

I have just completed the final files a few days ago and submitted them, and am waiting on a proof to be sent to me.  If it passes my quality control, this entire series as it stands now will be completed ahead of schedule.  This took long hours at the computer and several gallons of coffee, but the caffeine was worth it.  Plus, I only buy coffee I grind myself, so you can’t beat it.  In the age of the self-published author, I consider this a golden opportunity to make my books available to my readers.  They have been many years in the making.

I have displayed the third title here in this article.  I have already launched the project next to make available the two part series on Arts & Crafts Show books for artist vendors.  This has also been a popular series, and I have had many requests for these books to be made available in print.  So the target is to have both of those released in November.  I would also like to release my children’s books before the holidays if possible.

Finally my series of Real Estate books will follow, where I hope to have those available by the end of December.  These of course are all ambitious and challenging targets, but it is a project I have committed to.  So interwoven into my daily life as a Realtor and another full time job, I have been spending every potential minute I can squeeze into getting my books into print.
