This was a multi-book series, I think 3 books.
World has at least Magic, Vampire, and Fae, set in a mundane world, so there are cars, phones, etc.
Mages live in Houses, which are groups of related mages plus additional friends & family. Her house is quite small around 20 individuals, I think. All members of a House live inside the HOUSE (essentially Mansion/grounds) which is semi-sentient, so one of the key issues in a transition of power is keeping the House happy.
She starts working with the Vampire house she takes shelter with and they find that combining magic with typical vampire warfare is much more effective.
The other members of her House are being held hostage by another mage who is trying to take over because her magic is "weak". (I seem to remember it being sealed, but I could be wrong)
She is able to reclaim her House by finding the signet ring and evicting the usurpur.
There's a big fight at the end where she and her vampire lover are able to win because he drank from her, which made him immune to her magic.

I believe I read it within the last 2-4 years.
