SOLVED. Thriller/ghost story based in Vermont about a couple from out of town who move onto a property with a swamp haunted by a witch from centuries before.

Husband and wife buy the property and began building a salt box-style home on it. The husband who’s a teacher begins seeing a deer and becoming obsessed with its every move while the wife is contacted by the ghost of the witch and becomes obsessed with her store as she begins bringing bloody artifacts from gruesome murders into the house. There is a little girl from town whose mother has disappeared and in her disappearance the girl and her friend are always at the swamp looking for hidden treasure. There’s a weird guy from Texas who holds seances in his antique shop in town. I read this book last year (2019)... please help!
