ABANDONED. What’s the name of the book?

I’m looking for a book i read back in elementary around the years 2013-2015. The genre of the book was mystery and it was a fiction book. This book had three main characters a young boy and an older man and an invisible lady, i believe they may have adopted the young boy. I remember the book having some papers written as letters, letters you mail, like the form of it. They lived in a two story house together and that’s all i quite remember. I feel like the title has a combination of the description of the characters or something like that.
