ABANDONED. College girl moved to apt complex and meets single young dad

I remember it starting by a girl moving into a apt complex a little outside the university with her friend. During their move in day, they’re having trouble with a piece of furniture and there is where she meets the young guy. He seems almost annoyed at then with no reason. She later finds out that he is annoyed since he expects college students to be loud and rude neighbors. And he doesn’t want that since he has a young kid that won’t be able to sleep if there were to be parties. That’s how she finds out that he is a single parent juggling different roles. She starts to help him and slowly they become closer. There is one instance where he stuck on the road during a snow storm and she helps by keeping the daughter of the guy entertained while he gets home.
I think that she is described as tall and blonde. Also, I think the child of the guy is a girl but I can’t be completely sure.
