Need help with the title of a book

I'm looking for the title of a book I read a few years ago. It's an urban fantasy novel about a woman who grew up in a hotel owned by her aunt. She comes back after being gone for years after her aunt dies. The hotel is supernatural and is a kind of haven for those in need. She has to take "ownership" of the hotel and get it to accept her as a new owner. What I remember is that there is a muffin/ coffee shop or cupcake shop that is owned by someone she becomes friends with. The people from her high school are part of a coven that wants to run her out of town. There is a cottage in the woods that she goes to. There is something about a boy with special needs who may have died. At the hotel, the chief is trying to turn it into a 4 star hotel and is a great cool. That's what I can remember. Can anyone help me with the title?
