SOLVED. adult suspense/ mystery tale about a man and a mansion, a cursed play, and a garden

I read this book at least 5 years ago if not more. I do not remember what it looked like only that it was hardcover from my public library and written in English.

I remember the plot being centered around an Italian play and there was an owner of a mansion with the same name as the lead character in the play I believe?
I think it was like a group of actors went on location to this man's estate to put on this play one final time? But they ran into a great many fiascoes (the outdoor theatre needed to be revamped, there were creepy portraits in bedrooms, people getting lost trying to go from one part of the house to another.)

And then there was a mausoleum in this man's garden where all his deceased greyhounds were kept? And a woman or girl gets set up and stuck down there at one point.
And then I believe there was a horrible fire that burned down a guest house of sorts.

I believe it begins with a girl in her flat who then decides to take a roll in this cursed play.
