ABANDONED. Tree on cover, something left in a safety deposit box for 150 years, travelling to another world

So that's pretty much all I can remember, aside from really enjoying it.

Additional details (if you can call them that).
- the part on Earth takes place in an american mining town, some in the past, some present
- the safety box was kept safe by the bank in the mining town for 150+ years, and then it had a key or a map in it I think
- two friends travel from earth to this new world

I'm pretty sure the earth part takes place in a mining town, and two friends find themselves in another world, where magic exists, and they help...

I read it about 7 - 10 years ago.
I think it was adult,
and I believe the author was male.
I think it was the first book in a series, but it's the only one I read.
