SOLVED. Romance about two neighbors, he has a secret. Spoiler ahead. [s]

I am trying to remember the title of a book (not a masterpiece) I read between 2010 and 2015, because I remembered there were talks of making it into a movie. not know if that happened.
english is not my first language so I apologize in advance.
the story is about two front-hallway-door neighbors who start a sexual relationship. he is rude with her and tells her often that it is just about physical stuff and nothing more, she likes him a lot so she pretends that she is fine with this, if I remember correctly she also was a virgin or not particullary experienced and doesn't tell him, not sure.
she gets more and more sad and mad going on until she breaks down and says stop, I don't want you anymore.
he loves her too but he is unable of moving on from a secret from his past, the fact that he lost his child. towards the end of the book he goes visit his ex and her new partner and sees her new baby and makes peace with the hurt.
it is possible that he is a firefighter or anyway someone who has long shifts or travels since he comes and goes, I don't remember exactly.
