SOLVED. Fantasy Book with Spellbook Pages in Box in Tower at Edge of World(?) [s]

I am at a complete loss.

I had the hardcover version of this book and if I remember correctly, the cover was mostly orange with this box of magical pages slightly open and the pages going from the cover to the back of the jacket.

The main character was male and had to learn from these magical pages after breaking into this building at the edge of the world (I think?) and there was this woman all in white guarding it if I remember.

Can anyone please help?!?! This is driving me crazy!!!!

I believe the main character was a thief...

And the woman in white could change her appearance to anything. She picked that form to "please him"

Sorry I can't remember much about this book... Hopefully someone else in the world has read it
