book about a witch that gets her powers after meeting a warlock

The book I am looking for is a series, the main character is a woman who ends up being trained to be a witch by a fairy while living with a warlock, she ends up having feelings for said warlock as well as a vampire, she has to help fight a war between the good witches/vampire and the evil witches/vampires. She goes to the land of the fairies and fights to the death with a fairy warrior. Please help this is driving me insane...
