abit more info... his room is next to hers only separated by an interconnecting bathroom...he never comes out of his room for meal times until the grandaughter comes to stay

I can't remember but with what I can remember that does happen in part of the story I would put it as an adult

The guy was a vampire? since you say he was enticed by the girls blood. It sounds like an interesting book..i hope someone finds it

i read a book about a year ago, but lost it due to my iphone being stolen
it is about a mysterious man who lives in a guest house. it is owned by an elderly lady who one day has her grandaughter and siblings come to live with her after their mother abandons them there.
he is a dark and mysterious stranger who stays up in his room and doesnt have a nice attiutude.
basically he falls in love with grandaughter but cant touch her or go near her as her blood is to enticing for him
i think there was 2 books and at end he saves grandmas house, marrys grandaughter, has children
i hope someone knows this book as i have tried all sorts of search engines to find it (which hasnt helped not knowing his name, her name or authors name) :-(
