I so wish we had a more definitive idea how many were killed by the family, and I also wish the caretaker Garretson would open up to what he heard and/or saw. Any ideas?

Who does the author claim he murdered? It has been shown that Tex Watson orchestrated the murders, and maybe later, Charlie tried to help cover it up. Chaos is the best book I have read on this subject, and that author points out that once he uncovered the Tex Watson tapes, they got snagged and have failed to release them.
