Changing the Environment You Work in Can Be Game-Changing
When we aren’t being productive, or aren’t doing the best we can, we start feeling low. Self-doubt is on an all-time high. When this happens, we stew in it, and then eventually try to find ways to fix it.
When you are in a rut, shaking things up is a great way to get your mojo back. So, people start changing up their schedule, they start adding new ways to take breaks, even new distraction-free apps are installed. One thing that we often overlook is the environment we work in.

When the working environment and changing it up comes up, people think it means rearranging things on the desk, decluttering, organizing, etc. But, that isn’t exactly changing the environment.
Your workspace ISN’T the environment, the place it is located in IS. Many a time, the people around you, the location, the noise, etc. can all be contributing factors in you falling behind.
Changing the environment is probably the easiest way to improve your concentration. It puts you in an unfamiliar setting that forces you to get creative in order to get your work done. If you do not have a typical office job that requires you to be at your desk, then you have the perfect opportunity to keep switching things up so that you don’t get too comfortable.
We try to make our working spaces comfortable, sometimes they become too comfortable. The more comfortable your workplace is, the faster you will lose focus. The coziest places can become detrimental to your productivity, concentration, and determination.
Many freelancers, telecommuters, startup executives, etc. work from their homes. Your residential space is supposed to be one of the most comfortable place for you. While working in your PJs is a dream, it can be the reason for you to not work enough.

Do NOT work on your bed – Ironically I am writing this article on my bed, but it is not advised to do so. You should keep your sleeping and working area separate. If you don’t do that, then one bleeds into the other. This can be unhealthy for not only your work but also your sleep.
Keep a SEPARATE office area – It can be a simple desk and chair in the corner of your living room or your bedroom. But, make sure to always use this space for work and nothing else.
Manage the NOISE levels – Living in a noisy and busy area can put you in a funk and lower your level of concentration. Try to use noise cancellation headphones. Keep your family away from your workspace. Do anything that will keep the hustle and bustle of daily life away from your ears.

Tip 3# Don’t overdo it
Work is stressful and gets the best of us down sometimes. When you are working for yourself it is only natural to succumb to work pressure and forget that small breaks matter. Create a work-life mantra for yourself that helps you take scheduled short breaks (during your routine) and longer breaks when you can just switch off and focus on what’s important. You!
Tip 4# Build your zone
When you are your own boss, sometimes you don’t provide yourself with the best environment to begin with. For you to be the best at what you do, you have to give yourself that room. Namely a workspace (this can be a coworking, work from home etc. space), but it is something that is completely yours and devoid of other distractions. You also have to provide yourself with good tools of the trade. A horrible laptop off of eBay that switches off when you need it won’t cut it – be fair to yourself!
Tip 5# Keep records
Keeping records is essential for monitoring your progress and helps in planning what’s next in the future. Your records will give you a clear sketch of what’s ticked off and what needs reassignments. Having a better insight, you will be able to make calculated decisions in the future.

A Brief Guide to Selling a new Build Property Development
Selling new build property can be more difficult than selling second hand. Whilst some new build properties will be built by the time they are marketed for sale, most will need to be sold off-plan. Clients cannot physically see what they are buying and so it may require a slightly different sales technique to achieve that all-important reservation. Here is a brief guide to selling a new build property development.

Advertising
Advertising a new build development can start long before the house building process begins. Assuming the development is forecast to commence within 9-12 months, it’s a good idea to erect some visible signage on the site. This will create local awareness and the compilation of a mailing list can begin. The more clients potentially interested, the more likelihood there is of a successful sales launch when the time comes. As time progresses, signage wording can be increased, flags can be erected and ‘Coming Soon’ advertising can begin. Whilst prices are usually not released until the last minute it is worthwhile giving ballpark indications to those who have requested this information.
Marketing
If only a handful of properties are being built, it makes sense to market the development off-site. Many estate agents are experienced with new build sales and can sell on your behalf from their premises.
If, however, the development is larger, it is worthwhile arranging a temporary marketing suite. This should be in situ a few weeks before the launch. A generator will be required to supply power and light services to the suite. Office furniture should be delivered in advance and an on-site sales advisor appointed.
Competitors

It is essential before the day of the sales launching that the sales advisor has been given all the information he or she requires. The Home Builders Code of Conduct is a set of regulations that all home builders must adhere to. Part of this Code includes providing buyers with as much information as possible. Contact those who have expressed an interest and advise them of your launch date. Get the local press involved and have directional signage erected. Being prepared and organised will ensure that on launch day the focus can be solely on selling.
