reread 05/2024 (audio book, free on the author's channel on youtube).
Loved the story even more than the first time reading it.

I had loved Elaine and love her still (how could I not), but understanding Adam's character better, was what made me fall in love with this book so much.
I truly believed in Adam's slow character development.
The slowly building connection between Elaine and Adam was beautiful, the children were delightful, the secondary characters were lovely (most of them, anyway).

The audiobook narration by Jessica Elisa Boyd was SUPERB.

Overall I liked this story, although not as much as other books by Sally Britton.
I understood Adam's reluctance to be honest with Elaine about his earlier reasons to help her, but he waited too long to be honest with Elaine for my likening. His actions securing Elaine's independence from anyone and her acceptance with the local middle and higher class counterbalanced his long dishonesty, though, and made me like him more.

I really enjoy the way Sally writes. It is always fun to read her books. This one was great. Start to finish just a good book. Elaine is just a good soul, maybe too trusting at times. Not sure I would let an old man come in out of the rain. Good thing she does tho! Adam was a great character. Fighting his selfishness and family issues he won me over. These two truely fit well. The story's flow was well done. Nothing jarring or out of character. The Drama was not over the top and thank goodness it was not over the top. That has been getting to me lately. So glad I got to read this! Excited for what is next! Maybe Philippa gets her story:]

After a chance meeting where Elaine Chapple provides shelter to an elderly gentleman out of the goodness of her heart, a windfall emerges unexpectantly.

The third son to an earl, Adam Gillensford knows his only hope of inheritance is through his great uncle. But when the Will is read, Adam learns most of the wealth has been left to a complete stranger and a seamstress at that. If he hopes to salvage any kind of funds for himself, he has two choices: adhere to his late uncle’s wishes and assist the new heiress in finding her way, or sabotage her so the courts will find her unfit to inherit. This book presented a unique situation based upon a bequest stipulating an unrelated trade woman, Miss Elaine Chappele, is left an estate by a rich gentleman and his grand-nephew, Adam Gillensford, is charged with helping her run it for the first year in order to qualify for the portion of the wealth left to him.

Elaine Chapple, a woman in trade, is rather used to being seen as unusual. But running her own dress shop is far different from discovering a man she barely knew left his entire estate in her care. As unexpected as the fortune is, the help of the gentleman attached to it is even more perplexing. Does Mr. Gillensford mean to make her a success, or a fool? .

Elaine Chapple's kindness and uplifting influence earn her the respect of many, including the young man whose original goal was to foil her fulfillment to receive the estate. Her positive influence affected Adam Gillensford's life in more ways than one.

With a greedy family urging Adam to act for his own good, and Elaine’s difficulty in adapting to her new life, only love could possibly untangle this mess.

This is a clean stand-alone novel (few kisses) that has an abrupt H.E.A. without any details. I would have appreciated an epilogue that described the final event, changes made, and future outcomes. Ahhhh, a reader can hope, can she not?

There were a few grammatical errors, but not enough to distract from the topics at hand.

What makes a Sally Britton novel so special? Let me tell you....
Sally has a wonderful talent for creating a believable and enjoyable story with really likable characters.
Her novel 'His Unexpected Heiress' is no exception. I loved every bit of this story - from beginning to end!
Elaine and Adam are the perfect compliment to each other.
Elaine has an incredibly kind and beautiful heart, but lacks a bit of confidence in her new situation.
Adam has ulterior motives in the beginning, but learns to be the kind of person his uncle always knew he was capable of being, and helps Elaine learn to navigate and be successful in her new life.
The soft and sweet romance that builds between them is wonderful and sigh-inducing.
Little bits of past heartbreak revealed gives the story depth and meaning.
I love several of the other characters in this book as well - especially Uncle Peter!
Overall, the story flowed really well, with great details and situations. And of course - it had a great conclusion.
I received an advance review copy. I highly recommend this book - and all others of this author. Worth every penny, and worth the time to read! I am adding this book to my 'will read again' list!

Simply lovely!

I love everything about Adam and Elaine. He was not perfect but so honorable and her kindness was a balm to my soul.

TITLE: An act of kindness is well rewarded!

Miss Elaine Chapple, a seamstress trained by her now deceased father, has left London for s smaller town and established her own shop. She is raising 2 wards, a boy and a girl, without help from anyone, and with no inheritance to cushion her. She is a shining beacon of selflessness in a darkened world of just the opposite- selfishness. Her light gets the attention of a similarly minded old man, when she invites him to take shelter in her store, from a storm. Her kindness and generosity are taken note of by the gentleman (who she thinks must have fallen on hard times) and are rewarded in a most surprising way—she is the heir to his home, funds to maintain it, and his late wife’s jewels. How will she learn to manage a large staff and the running of such a large manor? Even that was provided for by her benefactor—Adam Gillensford, a nephew who is also a third son. He lives in his family’s manor joining Elaine’s new holdings, and is charged by his uncle’s will with assisting Elaine in managing the estate.

This is a heartwarming story with which I immediately fell in love. A good storyline, upright and well-drawn characters in the H & h, and just enough humor that we can laugh with the author at the haughty family members who think they should have had the inheritance bestowed upon Elaine. Elaine’s tenderness of heart is noted by Adam and he finds himself falling in love with the lady who has risen so nicely to the demands of her new position. There are secrets that when exposed, threaten Elaine and Adam’s budding love. Will they be strong enough to overcome them?
A delightful and outstanding book I was sorry to see end.

Wow, I loved this story! Elaine is such a wonderful kind hearted woman. You can't help but love her and champion her. Adam is also easy to like, even if he seems a little lost in the beginning. I also loved the supporting characters and how they helped this fine couple. Elaine is all things wonderful and it is not surprising the way she handled herself in many difficult situations. This was so well written and so hard to put down. My only complaint is I wish there was an epilogue a few years into the future to see how everything turns out. I have really enjoyed this new series and look forward to the other books.

Sweet story! I really loved Elaine. She was such a compassionate and caring person, especially the way she took in the children and helped everyone. As far as Adam, I wasn’t so sure about him at first, but he ended up winning me over.

This is what I call an ahhh-factor book.

Let me tell you, one character (Adam) is not at all likable at first, and it just seems impossible to think he has any redeeming values. But a kind person with gentle, charitable ways can tear down another's defenses and soften a hardened heart.

Elaine Chapple was a hardworking, gentle woman with two children to support. One day a solicitor appeared to tell her she inherited a mansion…the very mansion Adam believed should rightfully belong to him.

Wow, what they both went through, Adam with his anger, and Elaine, oblivious to the whole family jealousy, living in a cloud of appreciation, was quite a story.

And the narrator (Jessica Elisa Boyd) was outstanding.

I really didn’t want this one to end and I intend to look for the other books in this series.

So, I looked for other books in this series and found that this is the only one written by Sally Britton. Ah well, off to look for other books by this author….

Elaine Chapple, age 26, is a seamstress working in her shop in Ipswich. Her father had been a tailor and taught her the trade. She had also attended a good finishing school. Seeing an older man standing outside in the cold rain, she graciously invites him into her warm shop. Speaking in a cultured voice, he introduces himself as Peter Gillensford. She offers him a cup of tea and some tarts she had made. They chat and he is pleased at her kindness. As he leaves, she tries to go after him to offer him an umbrella but cannot catch up with him. That’s when she sees him get into a very elegant carriage.

Adam Gillensford is the third son of the deceased Earl of Montecliff. His older brother, Richard, is now the Earl. Another brother is in the military and Adam knows he must choose a course in life but has no interest in the law or the clergy. They also have two younger sisters. His uncle, Peter Gillensford, has just passed away leaving no children, and the family is waiting for the man’s solicitor to come and read his will to them. Knowing he was a very wealthy man, they are eager to see what he could have left them. Imagine their shock when some are bequeathed insults and a couple others are bequeathed some money. Peter has left the bulk of his estate to Miss Elaine Chapple, a seamstress from Ipswich. She must agree to live at Peter’s estate for one year. During that time. Adam must agree to be her guide in financial and social matters. After one year he will then inherit some stocks and shares. If he refuses, he will inherit nothing. In addition, should anyone contest the will, they will receive nothing.

Elaine arrives at Tertium Park, the estate that Peter has left her, she also brings her two wards with her. She is stunned at the size and beauty of the place. Adam arrives soon after and introduces himself. She finds him quite handsome.

Adam proves to be very helpful to Elaine and she finds herself depending upon him more and more. However. she is unaware of the stipulation in his uncle’s will that he must do this. She thinks he is just being kind. Adam hopes she doesn’t find out because he finds himself falling in love with her. What would happen if she does?

This is a sweet romance that I enjoyed very much. The author shows how Adam changes from being irked at having to help this young woman in order to gain his inheritance, to truly enjoy doing it and spending time with Elaine. Elaine is a strong character with a vulnerable side that tends to lean on Adam for help. A perfect couple has been created. Congratulations to Sally Britton for writing yet another wonderful book.

One cold, rainy day, Elaine, a poor seamstress with two adopted children, offers shelter and refreshments to a man she believes to be poor. But when he dies, she finds that, though she has never seen him since, he has left much of his large estate, including a house, to her, on condition that she lives there for at least a year. Adam, third son of an earl, has little money and no expectations, other than from a great-uncle. But when the uncle dies, he leaves most of his property to a seamstress whom no one knows anything about. However, there is something set aside for Adam too, on condition that he spends the next year in helping the seamstress with her inheritance, both financially and socially. With a bad grace he goes to meet her, considering ways to turn the condition to his advantage - but he'd never expected anyone so young or beautiful - or engaging. At first believing that she must know the condition he has to meet, then reluctant to mention it in case he could benefit from her ignorance, the secret lies between them as they grow to care for each other. Will its inevitable discovery destroy all his new-found hopes of winning her love, and becoming a better man thereby?

I think I've said it before, but the author seems to me to be visibly improving between books - which is great to watch, and I look forward to reading many more. This one was a delight from the start - I loved Elaine, and watching Adam develop from a selfish brat to a true gentleman was great. Of course, I really hope I never meet most of his relatives, but hearing more about Philippa would be nice, especially if that lawyer managed to come into it somehow, he was interesting... All in all, an enjoyable clean read that I would be happy to recommend.

I really enjoyed reading Elaine and Adam's story. Adam had some growing up to do, and managed to do it well. Elaine's influence was apparent, and you knew that Adam was going to change, too, in good ways. I'd have liked an epilogue to tell me more!

This was a very sweet novella and I just loved the story. Elaine is a seamstress with two wards, living in her little shop in Ipswich. A chance meeting with an older gentleman when she gives him a little respite from a rainstorm ends up changing her life, and what this change means for Elaine and the children is incredible... The stuff dreams are made of. Once settled in her new situation, Adam, a third son of an Earl, enters the picture. Although he is there to help Elaine navigate her new status in accordance with his uncle's will, he has ulterior motives brewing, but his priorities shift once he gets to know Elaine and the children. This is a really sweet story of a love that blossoms between two very different people with different stations in life. Some family drama on Adam's side raises questions to Elaine about his sincerity but I loved Adam's sister Philippa and how she becomes fast friends with Elaine and sees the changes in Adam for the better. I also love how Adam had to get a bit creative to prove his sincerity to Elaine, and how willing he is to give up everything for her love. While this story could have easily moved into the exceptionally sweet and frothy, the author keeps things in check and delivers a clean, clever story, with a charming romance and an awesome ending. I read anything sweet to steamy, and Sally Britton is wonderful when it comes to clean, sweet reads with low angst. I consider her books a nice palate cleanse. Highly recommend all her books. Chaste kisses only.

This is one of my favorite, if not favorite, of Sally Britton's books thus far!

I loved the themes of kindness, quiet strength, and how we talk and interact with others can have greater impact for ill or good. I loved seeing the two leads grow ind different ways, and how they encouraged one another to stretch and/or become better people. Very sweet. I walked away from the book wanting to be a better person.

The side characters were excellent, and really added to the story. They felt realistic and important. Pacing was excellent, and the storyline unique.

I also appreciated that the main conflict of the book, no matter when it would have been brought up would have been difficult. It wasn't so easy to have a five minute conversation and fix everything, a trope tendency I see a lot of in romance books. So I really appreciated that the characters had to work through some things and make difficult decisions on how to proceed.

In addition, the male lead noticing and deciding to push against terrible family patterns and views by setting clear decisive bounderies was great! Love a man who stands up for what's right, especially in defence of the woman and people he loves and protects.

Overall, I really enjoyed this book and would consider adding it to my personal library!

Content Warnings: Mild to moderate kissing lightly portrayed. In my opinion, I would say this book was appropriate for 15+ readers.

This was such a sweet story. I listened to the audiobook of it and found myself transported within the story. I loved the imagery of the different locations as well as the little vignette of Elaine's small shop. The image of the children in the cozy living room, the fire crackling, a sweet unconventional family being together on a rainy day. The stranger appearing and being welcomed into their small and inviting home. It was very charming.

I loved the surprise awaiting Elaine when she realized that the stranger was a wealthy landowner and not a heartbroken poor man. I loved her sweetness in befriending others and allowing anyone into her family who was in need. I loved the way that through her gentle kindness she was able to influence and help change the hearts of those around her. One in particular.

Adam Gillensford loved his uncle dearly and is extremely surprised to learn that he didn't leave Adam his estate and holdings but asked him to support and be a steward and guide to the sweet Elaine Chappel, who just happens to be a tradeswoman with two young wards. Adam's family is in an uproar. He is unsure of how to act but tries to feel out the situation on his own.

I loved these two. I loved the way that they strengthened each other and how their friendship slowly blossomed. Especially amidst the trials and frustrations thrown at Elaine from the Gillensford family. I can't imagine the way she was treated just because she earned an honest living and wasn't made of money or had an aristocratic family heritage. But I loved her gentleness and continued kindness.

It's a sweet love story for sure. One I would recommend to readers who love sweet and gentle stories.

Sally Britton’s story’s are like a step back in time. Beautifully written, with lots of detail which just draws you in. You get to watch the characters grow and mature and become so much more than when you first met them. Her style of writing is very reminiscent of Georgette Heyer. An absolute delight to read once you get into it.

I love this author. She has a way of spinning a story in such a simple way that you get to experience all the feels. Elaine is a treasure and Adam can’t help but be drawn to her. A sweet love story about finding love because you give love so freely.

This was fine but it lacked a bit of the substance that I came to expect from Sally Britton's works. Maybe it's because I've working my way through various works of great or at least very good literature, and I was wanting some more of that, instead of just a fluffy love story.
I can't wait to read Her Unsuitable Match when I'm more in the mood for this kind of book. The solicitor character was one I really enjoyed and I hear he is in that one as well.

Another fantastic book by Sally Britton! She has quickly become one of my favorite authors. I just love her characters and story lines. If this is your first book by her, drop everything and read all her books! They’re amazing!!!

Such a sweet story of two very different people from two different worlds growing together. I loved the story of Elaine and her very generous inheritance from a man who is practically a stranger. She bestows a kindness on him and in his will he leaves her practically everything. His nephew, Adam, is expecting to inherit it all and is dealt a blow when the will is read. He isn't inheriting what he thought and in order to inherit what is willed to him, he must assist the new heiress. Does he act in good will or sabotage her so he can inherit it all?

I always enjoy Sally Britton’s stories and His Unexpected Heiress was no exception. I love the Cinderella-premise: a poor woman of noble heart comes into an unexpected inheritance after performing a good deed. The man cheated out of his inheritance initially sets out to thwart her efforts, only to fall in love with her and change in the process. However, he risks losing her affections if she ever discovers his initial motive for helping her.

I really enjoyed this read. Elaine was such a wonderful heroine who possessed such a kind and beautiful heart. I loved watching her grow in confidence as she adjusts to her new upper-class life. Adam began the story as less than his potential; he was never a bad man, simply one who’d lost his way and thus wasn’t living up to who he could be. I loved the kind ways he helped Elaine learn to navigate her new life, the sweet romance with her that developed, and how their love changed him to be the person he was always capable of being.

The plot was engaging and unfolded at a gentle pace. I thoroughly enjoyed watching our hero and heroine navigate the obstacles they encountered, grow as people, and also grow in love. I’m looking forward to Sally Britton’s next sweet Regency romance.

MY TAKE
What a fun premise! Wonderful story, and I loved how Elaine's sweet nature helped Adam to find his true self again. I kept finding myself going back to the prologue where she first met his great uncle. He seemed sooo sad! As I listened to this story play out, I kept imagining the old man putting all his hopes in saving at least one of his nephews from the horrible people that family seemed to produce. It made me happy to think about him setting up Elaine to rescue Adam from that horrible fate. *sigh*

I seem to be drawn to the heroines who are just a little too perfect. I wish I could be more like them. So I really enjoyed this story of a seamstress who lets an older gentleman shelter in her store during a rainstorm and winds up inheriting his estate. It’s unrealistic, but I totally don’t care. It’s got all the Cinderella vibes, complete with a beautiful heroine filled to the brim with courage and kindness. She acts as the static, steady character who doesn’t change but changes those she comes in contact with, including our hero who starts out in need of a serious attitude adjustment. That is actually a main theme of this novel. “People have but to know you and they want to be better versions of themselves.” It’s lovely to think that goodness and kindness always win the day; improbable in this fallen world, but lovely.

Reality is more like 2.5 stars. Sally Britton is usually one of the better authors in this genre but this romance felt forced to me. And maybe this shouldn't matter but the picture on the cover looks like a 13 or 14 year old girl and that made it weird and hard to reorient every time I listened to the audiobook when she's in fact not a teenager but a grown woman. And terrible moist narrator voice strikes again-could barely listen to it-but I try not to let that factor into the rating of the actual book.

Another wonderful book by Sally. She knows just how to tell a story and weave it all together with awesome characters. You will fall in love with Elaine, Adam, his youngest sister, and the children while despising his mother, oldest sister, brother, and sister-in-law.
The story is about an elderly man who was offered kindness from a stranger and his ungrateful family. He leaves his estate to a seamstress who offered her hospitality to him during a low point in his life during a rainstorm where he stood outside her shop trying to keep dry.
When the will is read, his family is livid that he would leave all to a seamstress and not the family. Adam must attend her and help her for a year to receive anything from the uncle. He had hopes of receiving everything.
After Adam meets Elaine he starts to become a different person, more caring and understanding. This is what the uncle had in mind when he wrote the will as he dearly loved his nephew and He also hoped that Elaine and Adam will fall in love and marry.
I feel you will like this book as much as I did. I recommend it.

Adam Gillensford is certain that he will inherit his great uncle's estate, especially since he considers himself his great uncle's favorite. However, when he learns that his great uncle gave the estate to a stranger instead, and that he's forced to assist her in all ways of estate management in order to receive any sort of inheritance at all, he's not so certain about his future.

Elaine Chapple is in an unusual position. On the one hand, she's a simple tradeswoman as a seamstress. On the other, she's been to school and learned how to be a gentlewoman. Yet, when she shows kindness to an elderly gentleman, she never expects to inherit his estate!

What follows is a wonderful story. Adam and Elaine are absolutely enchanting. The development of their relationship is completely believable. I grew to admire Adam as he learned and understood his great uncle's decisions. Elaine is also a strong female lead in that she stepped up to her responsibilities, made the effort to learn everything, and did it without complaint. I also enjoyed the interactions with the household staff. They added a great deal to the success of the story. Overall, it's a solid story that will leave you smiling.
