I have already enjoyed the first two books of this series; book number three was like re-visiting old friends. The story did not disappoint and I liked the warming nature of the plot.

Unlike the other books, this one moves to Primrose Hall, which has recently been bought and refurbished by Pia’s old friend, Jackson. A job opportunity arises that Pia cannot ignore, especially as she is left drifting with the pending sale of her parents’ cottage and no real career path. Yet, although Jackson does not appear to recollect their summer romance many years previous, Pia is reminded of it… and that fact that her feelings still remain the same.

This is a classic girl-loves-boy story and Pia is not convinced her feelings are reciprocated. As you would expect, Pia tries dating but this doesn’t work out particularly well. Instead, it just reminds her of everything that Jackson has to offer. I enjoyed this aspect of the story because this is when you get hints that Jackson is starting to properly notice Pia and you can just only hope that this is a couple that will get together.

The setting was beautiful, just like the nearby woods. I could vividly picture the Hall that Jackson has brought back to life and even felt a bit envious about the decadence of it all – I mean, who wouldn’t want such a glorious cinema room like Jackson has?! Yet, it isn’t just about the interiors but the grounds as well. With rolling fields, a hot tub, stables and a cheeky pony and donkey, it has just as much character as the house itself. Not forgetting Bertie, the adorable dog, this novel has plenty of countryside vibes that offers escapism from the chaos of the daily grind – just what I needed.

Whilst some may consider this plot a bit predictable, I enjoyed it very much. Some of the minor characters added a bit of flavour to the story, such as Tara and Mateo. I liked watching what happens between Ronnie and Rex, as well as the direction Jackson is going to potentially take the business side of Primrose Hall. As for Pia herself, it is evident that she lands on her feet with her new role, which I found made the book even more enjoyable as a result.

With a festive book to come in this series, I am anticipating another great read from Steeples. This one is a gentle summer story with likeable characters (and animals!) and just an overall feel-good factor throughout.

With thanks to Boldwood books and NetGalley for providing me with a copy of this book in exchange for an honest review.

I’m so delighted to have discovered Jill Steeples writing – the beautiful setting of Primrose Woods (I’d rather like to walk the Wildflower Trail with Pia and Bertie too), the well developed characters and community (but although this is the third in a series, you’d have no problems reading this one as a standalone), the gentle storytelling and the warmth that permeates every page.

Pia gave up on her future to care for her parents – but she’s now alone, packing up the family home and needing to find a job and somewhere to live rather than moving in with her brother and his wife-to-be. She has concerns too about leaving friend and neighbour Wendy behind – although fiercely independent, it’s becoming clear that she’s struggling to live alone and to care for energetic dalmatian Bertie, the dog whose care she took on for her son who works in Australia. When Pia spots an advert for a live-in personal assistant at nearby Primrose Hall, it looks like the answer to her problems – until she discovers that the hall’s owner is Jackson, the childhood sweetheart who left her behind and broke her heart. But she’s fairly desperate, the job’s one she can do, it pays well, and the flat provided is the answer to her problems – and when Wendy has an accident and she finds herself looking after Bertie, she’s relieved to find that he’ll be welcome at the hall too.

The relationship between Pia and Jackson is central to the story – a friendship at first (she’s aware of his glamorous girlfriend Tara, and involved herself in the early stages of a possible relationship), but a second chance romance might just be on the cards. And surrounding them is the loveliest cast of characters – Jackson’s eccentric mother Ronnie setting her sights on shy gardener Mateo, maintenance man Frank, housekeeper Ivy, then the unexpected appearance of the charming Rex. Pia’s friendship with Abbey – who we met in the first two books, and runs the local care home – helps Pia find a possible solution for Wendy, and there’s a lovely focus on family too with the wedding preparations for her brother Connor and partner Ruby. And then, of course, there’s Tara – and she might be the obstacle to Pia and Jake ever becoming more than friends.

I’ve already mentioned the word “gentle” – there’s conflict that keeps the story engaging, but it never disturbs the overall warmth and feel-good of the story, which unfolds at a perfect pace. The whole idea of developing activities – craft workshops, a wedding venue, a literary festival – in the hall’s outbuildings is one I’ve come across several times before, but it’s particularly well handled. And the whole story has just the right emotional touch – Pia can’t help but win your heart, and Jackson, with his chequered past and secrets, proves to be the perfect romantic hero. All that, and animals too – a mischievous donkey and shetland pony, and Bertie the dalmatian making himself very much at home.

I really hope there are more books to come in this series – I’m really enjoying it, and this book was thoroughly lovely in every way. A definite recommendation from me.

When dreaming of her future, Pia couldn't imagine the path her life would take upon finishing school. After one perfect summer with bad boy Jackson Moody, he left town without a word and it broke her heart.

Now, many years later, she is recovering from the loss of both of her parents, whom she was the primary carer for. But as her family home is sold, Pia is left to worry about her future. Where will she live? And who will hire her?

The answer seems to come in the form of a job advert from Primrose Hall, a beautiful home that has been recently renovated and whose owner is looking for a new Personal Assistant. It's a live in position and the pay is great but there's just one problem... her new boss is none other than her first love.

Will Pia find a true home at Primrose Hall or will being around Jackson be too much for her to handle?

I honestly loved this story so much. It was written so well and I gained an immediate affinity for Pia and how strong and resilient she is. The way Jackson is described is just drool worthy and his attitude is searing. Who doesn't want a Jackson in their life!

As much as it is a clean, closed door romance, I felt that I could see the main relationship progress in a very natural way. Pia's other relationships with several of the characters are so fresh and endearing that it's impossible not to root for her happiness!

Thank you to author Jill Steeples, publisher Boldwood books and Netgalley for providing me with this ARC copy in exchange for an honest review. The book will be published on 22nd February 2023 🥳

I’m so happy to be back with the Primrose Woods series, this is the third book, but this one can be read as a stand-alone book, although I always think you get a better experience reading all the books and why would you deprive yourself of some fantastic reading. I love Primrose Woods so much , I wish I could have a little cottage at the edge, go visit the cafe and take a walk in the woods, it would be heaven.

I loved the familiar faces from the previous two books, but they don’t take prominence so if you haven’t read them it won’t affect your understanding at all. Pia and Jackson I just loved so much, the childhood beginnings , changed man and second chances, it was all definitely my kind of story. They have such fantastic chemistry and I loved their story. It’s got independent animals full of character, since I have a house full myself I particularly enjoy reading about them and the humour they bring to life.

This has some very emotional scenes and important issues, you might need a tissue or two, but I am very easy to be emotional, but it’s also laugh out loud funny. It’s a book full of great friendships and lovely strong community ties, Jill Steeple’s experienced hand crafts perfect and engaging stories, well rounded characters and wonderful romance. I can wholeheartedly recommend any of Jill’s books to make you smile and feel a little warmer inside than when you began.

Thanks to Jill Steeples , Boldwood Books and Rachel’s Random Resources for a free e-book in return for an honest and voluntary review, all opinions are my own and freely given.

JILL STEEPLES - DREAMS COME TRUE AT PRIMROSE HALL.

This is our third trip to Primrose Woods. Jill Steeples takes us on another gorgeous visit to this charming setting.

Although this is book three in the series, it can easily be read as a standalone story. This is a lovely series, so I would suggest reading it from the start, so as to get the most from its characters and storylines.

Pia finds herself taking a job as a personal assistant at Primrose Hall. It all seems to be exactly what she is looking for, apart from the fact that the owner of the hall is Jackson - Pia’s first love who broke her heart.

As Pia and Bertie, her new four legged companion settle into life at Primrose Hall, can she find friendship with Jackson? Or will there ever be a second chance at love?

This book is such a heart warming and gentle read. It was great to catch up with existing characters and also to meet some fabulous new ones.
The story is engaging and I read it in a couple of sittings. I didn't want to put it down or leave the warmth of Primrose Hall and it’s surroundings.

A simply gorgeous read, that will nestle comfortably in the warmest depths of your heart.

⭐️⭐️⭐️⭐️⭐️

With grateful thanks to Netgalley and Boldwood books for a digital arc of this title.

Heartwarming

This book was easy and pleasant to read. The story was cute, but maybe not as cute as Bertie the dog.

Thanks to NetGalley and Boldwood for an advanced copy of this title in return for an honest review.

A day is always made better by the release of a new Jill Steeples novel. I only found her books last year and she's already becoming a go-to author for happily-ever-after uplifting stories.

I liked the references to the previous book in the Primrose Hall series. Yes it is a sequel, and yes it does mention characters and hint towards things that happened in previous ones, but you don't have to have read the others to enjoy this one. It works completely fine as a standalone.

Jackson is a delicious man. In looks and in personality, he just comes across as the proper alpha male hero who is handsome, strong, sensitive, caring and protective, and I am here for it. Pia is a lovely character too. Unassuming and with a heavy heart, but she's confident and passionate and she makes an excellent sparring partner to Jackson. The secondary characters such as Ronnie and Rex are also fabulous additions. My favourite character probably has to be Bertie, the Dalmatian, he steals every scene he's in.

I love this feeling of family in the book, within blood relations, between friends, between staff, and between the community. That, and the gorgeous manor house, gorgeous animals, and a gorgeous man, just makes it the perfect book for me. It's also about the importance of second chances. Second chances with love, with family, with friends, with employment and with home.

It's not all fun and sunshine. It touches on topics such as physical illness, injury, mental health, house moves, job losses, controlling behaviour, relationships troubles etc. but in a mature way. They're not just shoved in for a surprise effect, they're sensitively woven in, giving this happy uplifting book a sense of reality.

When people say they read as an escape, this books really shows you why. For the few hours it'll take you to read it, you really focus on nothing else. You're warm and cosy and happy, and it's a great book to lose yourself in.

Jill Steeples has this amazing ability to effortlessly weave together people and their stories, through multiple books but also keeping each story its own. You can tell the care and love she has for her characters like they're her own family.

People say that the thing wrong with these kind of happily-ever-after books is that they're unrealistic, fantastical, too goo to be true, life isn't like this, it doesn't all end up happy every time. And I think they're missing the point. These books are meant to stretch reality, they're meant to be a fantasy, they're meant to be positive and happy and that's why I read them. Yes, I do love a good thriller and mystery and whatnot. But if I want cheering up, or I want a book I know will be comforting and uplifting and take me out of my head, then I go for one of these. And I think that's what makes them so successful. They're an entrance into a world of positivity. And for me, that's a plus point, not a negative. It's what is right with them, not what's wrong.

If anyone asks me to recommend a feel good book to them, I can't go wrong with a Jill Steeples offering, and this just gets added to that list.

I sure hope there's more in this series to come. It's just too scrumptious to end.

I love British author romances and I jumped at the chance to add another one to my list. Ms. Steeples' descriptions of the beautiful settings and charming characters are essential to a captivating second-chance romance.

Pia Temple is at a crossroads in her life. She gave up her future to take care of her ailing parents. Now it's time to sell her childhood home and get on with her life. She needs to find a job and a home quickly, but who will hire someone with little experience? When Pia notices a local ad for a live-in personal assistant to the new owner of Primrose Hall, she may have found an answer to her problem until she sees it's Jackson Moody, the boy who broke her heart by disappearing from her life so many summers ago. Desperate for a job she takes it despite her misgivings. Will she be able to work for this new Jackson who is kind and accommodating, or will she be opening herself up to another broken heart?

Does Jackson even remember her when they had their teenage summer fling? I mean why would he when he's dating a gorgeous interior designer/model... or is he? Apparently, he did well when he ran off to London. He's a successful businessman who purchased Primrose Hall and is making it a local success. He's a kind and accommodating boss who goes out of his way to make Pia and her neighbor's temporary adoptive dog, Bertie, comfortable. And what's with the intense gazes and hugs? Jackson draws her in one minute and pushes her away the next. He is an enigma. He apparently has a checkered past, and we learn he has abandonment issues with two parents who were gone from his life more than with him. Now the parents are back to stay. His mother lives in a trailer in the back of the Hall and his father is clean and sober and wants to start anew. He also loves to take in strays like the ornery and destructive stray Shetland Pony named Little Star and the donkey companion, Twinkle.

The romance is a slow burn and told in Pia's POV (my favorite kind). Pia is kind and very forgiving and Jackson is broody but generous. I like the fact that Jackson is clearly jealous of Pia as she starts dating a local firefighter. After all, Jackson doesn't want to talk about the past and Pia is finally free to make a life of her own. I think Pia was way too forgiving for Jackson's abandonment so many years ago, but he is committed to making up for it in his own unique way.

The characters are a great asset to the story. Jackson's eccentric mom, Ronnie, is a treat as she tries to seduce Jackson's gardener, Mateo. And the unexpected arrival of Jackson's charming dad, Rex is a fun addition. Pia's neighbor and friend, Wendy, is a mother figure who helped comfort Pia through her parent's illness and death. Pia's brother, Conner, and future sister-in-law Ruby are also important as their wedding approaches and Pia helps them out. Most of all, I loved Bertie the mischievous dalmatian who wins everyone's hearts.

Overall, this is a cozy, clean romance with an enjoyable cast of characters and a lovely setting.

Thank you to Ms. Steeples for giving me the opportunity to read this book with no expectation of a positive review.

If you are a fan of charming romances with endearing characters, then you are going to love Dreams Come True at Primrose Hall by Jill Steeples.

Reading this book was like being wrapped in a cozy warm blanket. It leaves you feeling happy and oh-so content. I love Jill’s writing. She has this wonderful ability to transport her readers to these charming English countryside settings and create these stories that touch your heart.

Dreams Come True at Primrose Hall was delightful and just so lovely to read. It’s one of those books you can read in one sitting because you don’t want to put it down. It had a lovely flow; there wasn’t too much drama, twists, or turns. You get to sit back and enjoy the story. Fans of Jill’s books will be delighted to know that characters from her other books make an appearance in this story. I always love when authors do this because it allows readers to see what these beloved characters have been up to since we last saw them.

Pia is endearing and delightful. She is such a wonderful character, and I loved watching her grow and become more confident in herself. I liked Jackson; he has this mysterious vibe to him. I found myself attracted to him and trying to figure out his story and what was going on in that gorgeous head. The man is like an onion; he’s got layers. The characters’ interactions are fun and lighthearted while still having a certain amount of depth. There are plenty of heart-to-heart conversations and connections being made in this book.

Those who love a good HEA romance will love this book. This story has a love triangle romance in it. Pia has two love interests in this story who are Jackson and Daniel. I’m not always a fan of love triangles, but I didn’t mind this one. Jill did a fabulous job weaving this trope in her story entertainingly and charmingly. Pia and Jackson are sweet together, and their interactions have a slow, slow-burn vibe to it. This is a closed-door romance, so think kisses and hugs. I just loved Pia and Jackson to bits.

Dreams Come True at Primrose Hall is beautifully written and perfect to read on the weekend with your favourite cuppa tea.

The characters have jumped off the pages and become friends. I'm about to pop in and have tea with them. Primrose Hall sounds marvelous. I can see how anyone would feel comfortable living there. And the spacious grounds sound ideal as well.
I am getting ahead of myself though.
Pia continues to live in her home after her parents' death and her mother's best friend, Wendy lives next door. Pia has known Wendy her whole life and she sees her as a grandmotherly figure. With Wendy's increasing mobility issues Pia pops in and takes her dog Betrice for a walk daily while checking on and having a visit with Wendy. This comes to an end when Wendy has a bad fall and she has to go the hospital and then will have a long recovery. Pia has to move out of her house, and she doesn't want to leave Wendy's dog.
An ex is looking for a help mate at Primrose Hall and it looks like the perfect solution for Pia, a home and a place for Betrice.
This book follows Pia as she adjusts to living at Primrose Hall while having her own flat there. Seeing her ex and him being her boss can get rather awkward. Jackson Moody seems to be everywhere Pia looks and it just brings to the forefront their long-ago romance. If only he wasn't so nice, and she wasn't falling for him all over again. After meeting Daniel and going on several dates with him, she isn't sure who to choose for a boyfriend and it becomes a bit of a love triangle. I know who I chose before she chose, and I think she made the right choice.
I enjoyed this book so much. Meeting Wendy the grandmotherly woman, the wonderful Bertie that everyone loved and did not want to see go to her old owner and I loved the sweet romance this book had. This feel-good make you happy book is perfect for sipping your tea and totally relaxing after a stressful day.

Dreams Come True at Primrose Hall by Jill Steeples

I received an advance review copy for free thanks to Rachel's Random Resources and I am leaving this review voluntarily.

Blurb

Pia Temple has always had a soft spot for Jackson Moody following a passionate teenage love affair that burnt out over one long summer, more than ten years ago. First loves can be hard to forget, and the devastatingly gorgeous Jackson, is harder to forget than most.

After putting aside her ambitions while she cared for her parents, it is finally time for Pia to think about herself. So, when she’s offered the perfect job running the social calendar at Primrose Hall, with a dreamy flat included, how can she refuse? There’s only one problem… The new owner of the refurbished seventeenth-century manor house set in the idyllic Primrose Woods, is none other than Jackson, the man she’s thought about every day for years.

My Opinion

Pia is in desperate need of a home and a job - can a job advert really help solve all of her problems? This was such a lovely, heart-warming read. It was so well-written and so entertaining that I had read over half of the book before I realised. Whilst this is part of a series, there is more than enough information for this to work as a standalone.

It is always nice to escape with a good book and this book will whisk you away for a few hours. A great, uplifting read that is sure to put a smile on your face.

I am fast becoming a fan of this authors books, Jill Steeples stories are an absolute delight of a read from start to finish.

Having read books one and two to the Primrose Woods series, I was so delighted that there was to be a book three to the series. Although worry not readers, this book can be read as a standalone in the event you’ve not had the pleasure of reading books one and two yet.

So to the book ‘Dreams come true at Primrose Hall’, well I have thoroughly enjoyed this story, which I had a very good feeling I would as Jill’s books are always such a delight to read and without a doubt very well written. I loved being back in the setting of Primrose Woods as it sounds so picturesque and idyllic, just beautiful. I absolutely loved getting to know characters Pia and Jackson, seeing how their journey played out, it’s clear to see that they have chemistry and unfinished business right from the start. There was plenty of drama in the pages of this book and lots of fun events that Pia and Jackson organised at Primrose Hall, I especially liked the sound of the Book fair.

For any animal lovers out there, you’ll be glad to hear that they feature in the story, we’ve got gorgeous Dalmatian dog Bertie, a Shetland pony and a little donkey too, all of whom get up to there own antics throughout the story.

I really did enjoy this story from start to finish, and especially loved that characters from books one and two also got mentions/featured, as they had become so familiar to me from having enjoyed the previous two books.

So if you’ve not discovered this author or this series, then please don’t hesitate any further, put them on your to be read pile and read them just as soon as you can, as you’ll not regret it.

I enjoy this series and this latest novel was no exception. I could absolutely visualise Primrose Hall, nestled amidst woodland near Primrose Park and it was good to glimpse life there with some familiar characters. Pia turned out to be a likeable character who puts others before herself and is a kind and caring person. Feeling she has missed out on the challenges which her contemporaries have faced in their twenties, she has nevertheless put caring for others first. Now, however, she has a chance to prove herself. Jackson turned out to have hidden depths and the small community who live in Primrose Hall add to the endearing qualities of the story.

This is a gentle second chance romance. In many ways, Pia has a second chance at more than this, as she starts a new life and job in a new home. Pia has an optimistic side and always tries her best to look on the bright side. In contrast, you have the at times, Jackson, who seems to need to escape away sometimes, despite his success in business. He also has a kind, locally minded side which adds to his appeal. With new friendships and weddings thrown in, it is an heart-warming read and a lovely addition to the series.

In short: Second chances and a fine romance
Thanks to the publisher for a copy of the book

Another gorgeous read set near the Primrose Wood,
This time a second chance romance, coming good!
After giving up her dreams for her parents to care
Their deaths mean she now needs a new home somewhere.
Not only that, but she needs a job, too,
But Pia is unsure just what she should do.

A postcard advert catches Pia's eye
A job with accommodation, she decides to give it a try.
She's shocked to discover the employer she knows
He's her teen boyfriend before he disappeared, apparently for good.
It seems he's back now, living at Primrose Hall,
The jobs a dream as long as for his charms she doesn't fall!

There's also a Dalmatian who steals everyone's heart
And in the story plays a very significant part!
A heartwarming story of starting life anew
Learning new skills and making new friends, too.
A fabulous read with dramas and romances all the way through
Making you hope that dreams really will come true.

For my complementary copy of this book, I say thank you,
I throughly enjoyed reading it and this is my honest review.

I think this is the first time in my life that I hope Amazon has got it all wrong. Amazon says this is book 3 of 3 in the Primrose Woods series. I really hope this is not true!

I loved being back near Primrose Woods, this time at Primrose Hall. There were so many lovely new characters, some larger than life characters like Ronnie and others that just sucked you in, like Pia and Jackson. Their chemistry was obvious and I couldn't help dreaming of swapping places with Pia. Her new life, work, friends and family at the Hall were just dream worthy, but she definitely deserved them. Although there was a bit of drama, this story was mainly just a sweet story of what happens when Pia ends up working as PA at the Hall for her childhood boyfriend. A story to make you smile and beg for more stories in this setting and with such big hearted characters that feel like friends.

Pia is on her own and now packing up the family home, after putting her life on hold to care for her parents. But now she needs a roof over her head and a job to support herself. What better than to take the job as a live-in personal assistant at nearby Primrose Hall? Until she finds out the owner is her childhood sweetheart Jackson.

But Pia’s needs are stronger than what she wants to do and maybe a rekindled childhood romance is what the two of them need.

This is a narrative that anyone will love, with a likeable main character and even side characters to touch your heart. I loved the character of Pia and seeing her growth throughout the novel

Steeples writes great descriptions allowing the reader to visualise everything. This is part of a series however, can easily be read as a standalone novel. This is my first novel with this writer as well series and it won’t be my last.

Can you believe we're already on book three of the Primrose Woods series? It can be read as a standalone, but trust me when I say you're missing out if you don't read them in order.

Everyone loves a bad boy, so I couldn't wait to get acquainted with Jackson, now owner of Primrose Hall. Pia deserved a little happiness in her life after putting her life on hold to care for both her parents and second mum, neighbour Wendy.

Dreams Come True was an absolute joy to read, as are all of Staples' books. It'll warm the cockles of your heart and make you smile.

An uplifting story of second chance and starting over.

Many thanks to Rachel's Random Resources for my tour spot.

A truly heartfelt story. I love everything about it!
The plot is interesting, not too complex and brilliantly beautiful.
I love both Jackson and Pia and I love how to grow to find love again. The other diverse characters support the story and bring their own twist to the story. I’m not a big fan of love triangles but gladly this book only had a small one and in the end there wasn’t much to it.
I love Primrose hall as a place and it would be amazing to be able to visit there.
All in all, a perfect second chance romance that was super easy to read

This story felt like being hugged and wrapped up in a warm cosy blanket. The settings are beautiful and the characters are relateable and all feel like old friends. A glorious easy to follow plot and though this is the third book in the series, it can easily be read as a standalone and you won't feel like you have missed anything. The romance had me swooning and the animals particularly Bertie are a great addition that I loved. I love all the books written by Jill Steeples and I'm really hoping that this isn't the last one of this series. It was so engaging and fun to read .

definitely recommend this book

When Pia loses her job and her home she accepts a live-in PAs job, even though she isn’t really qualified for it. Then she discovers that her boss is the man who walked out of her life 10 years ago.
Arriving at her new home and job with her foster-dog, Pia doesn’t expect to be there for long. How will she cope, living in the same house as her ex and his girlfriend? Jill Steeples weaves a great romantic tale and gives us a happy ending, of course.

This was a cute read, showing that anything can be achieved with a little help from your friends. My favourite part of this book was the way it focused on family, biological or found, and on second chances.

This book is part of a series, but you don't need to have read any of the others to follow the plot of this one.

Thank you to NetGalley for a copy of this book in return for my honest review.

A lovely read. It was great to visit Primrose Hall again and to get Jackson’s story. Pia and Jackson are a great match, they have history together but the spark is still there. I enjoyed how they built a friendship before taking anything further. They cleared the misunderstandings and moved forward.
The descriptions of Primrose Hall were beautiful and the wedding had a fantastic setting.
I really hope we get to see everyone again soon.

Love rekindled

Another delightful story from Jill Steeples. Pia's life changes when she has to find a new live in job after caring for parents for many years. Fortuitously Damian owner of Primrose Hall employs her as his onsite general manager. Along with Bertie her neighbour's dog, Pia finds a new life and rekindles a teenage romance. Familiar characters from previous series help to make this a delightful new addition.

Pia has spent a long time being the carer of her parents and now that they are no longer around and her family home gets sold, she decides it's time to do something that makes her heart happy. When she sees an advert for a personal assistant at primrose Hall, she applies for the job immediately. However, the new owner, Jackson, is the boy that broke her heart years ago.

As Pia settles into life at Primrose Hall, her and Jackson form a steady friendship. Can it develop into something more?

A sweet romance at Primrose Hall. This is a nice series that is interwoven but stand alone fine. If you read the previous books you will better understand Jackson's background but not a big deal if you haven't. I liked Pia and the Primrose team.

Full disclosure - I received a copy of the book from the publisher in exchange for an honest review

This is my first book in this series, but it will definitely not be the last. The cute narrative completely stole my heart, the well written, relatable characters and family connections. The chemistry and romance is pitched perfectly too meaning that as soon as I finished I was desperate for more Pia and Jackson adventures.

I want to live at Primrose Hall

Such a good story and I'm hoping the next book continues with the Team as they are now. I often get frustrated with books that spend virtually the whole book deciding on whether the main characters will get together or not and just the closing chapter on them actually getting together. I want it to continue and hope book 2 will do that.

There's nothing more to say than I adore Jill Steeples writing. Before reading this book, I had to go back and read the first two which I'm so glad I did. I loved this book.

If you love childhoods getting together, cheeky and mischievous animals (there's three including a certain escaping donkey), and reading about the lives of people living in grand, stately homes then this is for you,

Pia is firstly introduced during Snowflakes Over Primrose Woods so it was nice to already have that introduction. I love it when authors carry on a book series with characters already introduced. Book three in this gorgeous series tells the story of former childhood sweethearts Pia and Jackson.

Pia, well, she is one of the closest friends of Abbey, from the first two books, has to be one of the most selfless people I've ever read about. Putting her own life on hold, we join the story as she is about to lose her home, and, oh, she needs to find a job. Spottng an advertisement for a job, that has no details, she actually goes for the interview. Brave girl as she could have been walking into anyone but no she walks straight into Jackson.

Let me tell you about Jackson. Jackson was one of those bad kids in his youth turned good. Well, good in the way that he is now a millionaire and has recently bought Primrose Hall. The place that was mentioned in the first couple of books, and yes you've got it, the guy from the first book. So when Pia turns up and sees its Jackson offering her the job, she runs in the opposite direction, That is until she sees how much he is about to pay her and she, unexpectedly, becomes the owner of a dalamtian by the name of Bertie.

I loved this book as we meet Ronnie and Rex, Connor and Ruby, Mateo, Frank and Ivy who all are interconnected through the Georgian built hall. There are the slimball characters: Daniel. The guy made me want to scream at Pia to block him. I'm not going to spoil the surprise in what happens but I do hope this has a fourth book. I don't see it happening as pretty much all the storylines have now been tied up. It's a series I will recommend time and time again. A five-star series which has been wonderfully written. I want to go and live in Primrose Woods!
