So- this is a five star book, I absolutely loved it and really enjoyed reading every second of it. As much as I would have loved to give this a five star, and even almost did, there is just something so problematic in it that I couldn't bring myself to five star it.

First the good- I loved the small town setting, loved both Marissa & Rhenn, they had such good chemistry. The story was so good, never a boring moment, overall a really good book and I am really looking forward to reading more of the series.

Now a mini rant on something that is so bothersome and problematic I truly wish it would have been left out of an otherwise perfect book-
I absolutely cannot handle authors who include the "little old sexually inappropriate lady". I've seen this pop up in other books before, I guess its supposed to be funny, but this is by far the worst I've ever seen. This book has old aunt Emma who announced to everyone how pictures of her son in law made her panties wet, let everyone know how much she enjoys getting fucked over the kitchen counter, and told the mmc, Rhenn, she would love to help him take care of his boner but she is on her way out the door, among many other inappropriate quotes. She even pinched Rhenn's ass at one point and he just laughed it off?
I guess because she is old and a woman we are supposed to think this is funny? And as someone who worked in a nursing home for ten years I can truly say, elderly people making sexual comments to you is not funny and its not cute. This bothered me so much and never once was she called out for all the things she said.

I see this series is a spinoff of another series and I would have loved to read that one also, but aunt Emma from this book is the mom in the other series and I cannot handle an entire series of her talking to her family about her wet panties.

There was an insta lust and attraction between the hero and heroine when they met. From chapter 1 until chapter 15, the hero has been having nonstop erections and eye f*cking the heroine every chapter. I’m so tired of seeing that, the guy has some serious sex issues.

So much of the detailed thinking or phrasing of what he’d do to the heroine that I’m not even excited to see their actual sex scene anymore, DNF at chapter 15. If there was lesser focus on the dirty mindedness of the hero and more focus on the romance, I would have continued reading. Not sure what everyone likes about this book.

Love and Pancakes is a sweet romance that progresses very quickly between Marissa, a B&B Manager and Rhenn an Electrician. The attraction is instant and I was all in. Things are supposed to just be casual between the two since Rhenn will be going back home once his job is done. The time they spent together was super cute and steamy. Add in Marissa's siblings and some extended family and I found Love and Pancakes to be a great feel good romance to help take my mind off the world right now. I definitely look forward to reading about the rest of Marissa's siblings, especially Harper with her lingerie store and Samuel who is always in a suit.

This book was really cute. Nothing over the top or pivotal just a man trying to overcome his past. And a woman trying to overcome a traumatic experience.

When Marissa's family bed and breakfast catches fire, she knows that she must do everything to repair it. In walks Rhenn, a hot contractor who wants spark something more with the beautiful Marissa. After listening to her sister, Marissa decides to go for it with Rhenn, but what happens when it's time for him to move on? Oh wow, I absolutely loved this story, it made me laugh, melted my kindle and brought me to tears. The characters were so enthralling and the story just drew me in and made me want to be there. Definitely recommend this book and can't wait to read more from all these characters.

I loved getting some of my favorite characters from the Summer Sisters series in this new series.
I liked this one. It was good. But I just didn’t fall in love with it. I’m definitely ready for more though!

First off, I have to say that I ADORE everything Lacey Black writes and this first book in the Rockland Falls series, Love and Pancakes, is no exception! This series is a spin-off of Lacey's Summer Sisters series and I loved seeing some of the family members that I've missed so much since that series' end. Lacey is a MASTER at the small-town romance.....NOBODY does it better (cue Carly Simon ;) )

Rhenn Burleski is the love-em-and-leave-em, one-night-and-done hero in this one. He's had his heart decimated in the past and has no intention of putting it on the line ever again.....until he meets Marissa Grayson, that is! Marissa runs a B & B in Rockland Falls with her mom, Mary Ann (who we meet in My Kinda Forever, the last book in the Summer Sisters series) and when an electrical fire damages the house, Rhenn is the contractor sent to fix it. With the electricity flying between Rhenn and Marissa, I'm surprised they didn't set fire to the whole town! The chemistry between them is CONSUMING and I couldn't get enough! When Marissa comes up with a way to allow them to get what they BOTH want, will they be able to walk away with fond memories and their hearts intact...or have they made the biggest mistake of their lives, making it impossible to move on?

Lacey has crafted yet another UNFORGETTABLE, INTOXICATING and UTTERLY ADDICTIVE romance that will stay with me forever! I can't WAIT to see where the next MUST READ in this series will take me!

I absolutely love a good small town romance, and, for me, Lacey Black’s renditions of this classic romantic trope are among the very best in the genre. She has perfected the telling of these sweet and sexy romances in these small, everybody knows everyone else towns. Centered around a big, loving family, Black gives her readers love stories that are full of heart and are as hot as they are humorous. I simply cannot get enough of them.

Love and Pancakes kicks off Black’s new Rockland Falls series, a spin-off of her Summer Sisters series. Fans of Black will recall meeting Rhenn, best friend to Nick, the hero of the Summer Sisters series finale, My Kinda Forever. An avowed playboy, Rhenn is not the settling down type. He doesn’t do emotion, he doesn’t do relationships and he doesn’t do repeats. Marissa runs Grayson Bed & Breakfast with her mom, and her plate is full dealing with getting it back open following a fire. Rhenn, an electrician, is there to help her out.

This couple had that instant spark of attraction, but both are more than a little wary of getting involved with the other. Working together day in and day out, though, an easy friendship forms between them while that attraction continues to build until they find themselves unable to continue fighting their chemistry. They settle into a friends-with-benefits arrangement with the understanding that it’s only temporary and feelings can’t come into play.

Love and Pancakes was a fantastic start to this series, and I finished looking forward to more. I loved how Black brought in characters from the Summer Sisters series, including my favorites—Orval and Emma—into this story. Entertaining, amusing, full of endearing characters and a sweet and sexy romance, this book kept a smile on my face from cover-to-cover. Five smooches from me for Love and Pancakes by Lacey Black!

AMAZING start to the series!!!! If you have read the Summer Sisters Series, and I really hope you have because it was great, you will remember Orval and Emma their spunky grandparents this series is about Orval's sister Mary Ann's children and we start with her youngest Marissa.

Marissa and Rhenn have a connection that is undeniable, their sexual chemistry is thru the roof and everyone around them can feel it, and I mean EVERYONE! Rhenn is the player, he had his hart broken years ago and will never be in a position for that to happen again, where Marissa is the safe one, no one-night-stands, no causal hookups, no anything unless she is in a committed relationship, that is why it is so hard for either of them to think that they could have something for the time Rhenn is working on repairing the wiring at Marissa's B&B after the devastating fire that occurred.

This story has it all, a great group of people that you want to get to know better, a good story line that isn't forced or choppy, and a couple that has you rooting for them right from the beginning. Lacey Black does it again with the start of the Rockland Falls Series...she hits another one out of the park! There wasn't one thing that I didn't like about this story, and that's saying something. If you read my reviews about some of the Summer Sister Series books you will know that Orval and Emma remind me of my Aunt and Uncle whom I love dearly but if you aren't use to their openness it will be a shocker, I personally think that every family needs an Emma and Orval.

This book is easy to recommend for lovers of Contemporary Romance but it is intended for those 18 and over due to graphic language and descriptive sex. Happy Reading!!!

Love and Pancakes is the first book in the Rockland Falls series. This is Marissa and Rhenn story. Marissa's life goes up in smoke when her family's bed and breakfast has a fire. Rhenn is hired to do all of the new wiring for the rebuild. I thought this was a really cute love story. Both Rhenn and Marissa are relationship shy having dated cheaters in the past. I loved how Rhenn made Marissa feel like she was the only woman in the room. She had always lived in her sister's shadow and her confidence wasn't too high at first. These two were made for each other.

The book was well written with fun characters. The great aunt was really funny and made me laugh out load on multiple occasions. I think this is a spin off series, but it worked fine as stand alone. Marissa has 3 other siblings, so I'm sure there are more stories to come out of Rockland Falls.

While clearly part of a much larger universe, this book is a fast-paced romance that can be read as a standalone and is also the first book in the Rockland Falls series.
Marissa is a sweet B&B manager with a large, involved family. There's been a fire due to old wiring, and this brings in Rhenn, an admitted commitment-phobic electrician. We can all see where this is headed, right? An agreement to have a temporary thing that turns into true love.
While not a totally unpredictable direction of plot, I found the characters sweet and enjoyable to follow and the romance quite steamy. I was also left wondering about the broader world these characters live in, and their histories.
If you need an escape to North Carolina with some great banter and electric attraction, give this one a read!

Rhenn and Marissa are searching and they don't even realize it. It will take a leap of faith and the hands of destiny to set them on the right course. Love and Pancakes can at times seem a tad silly, but there are some well hidden truths within this overly dramatic tale. Life happens. Love is a gift and each moment is precious. Black throws in tiny pieces of wisdom, easily forgotten, but no less powerful. Love and Pancakes is a reminder to make every moment count and every memory precious.

Marissa's family B&B catches on fire and she knows she has to pull out all the punches to get it fixed. That is when she meets Rhenn, he is an electrician who makes her think about more the fixing her B&B . They begin to fall for one another and fall hard, but what happens when the job is done?

This was fun, I find this author to be quite entertaining. Great chemistry and a delightful read.

Lacey has this amazing ability to craft small town families who bring me into their lives and make me fall in love with their stories. After the Summer sisters I was so excited to head to Rockland Falls and this extended arm of their family. And I couldn't love it more!! Marissa and Rhenn's story was filled with everything I love about Laceys books. I can't wait for more from this family.

I absolutely love the way Lacey Black's mind works. I also love that she's starting a new series but allows characters from her Summer Sisters series to pop in and develop relationships with the new characters who are part of their extended family. Ms. Black's story is humorous, heartfelt and filled with sexual tension. Rhenn and Marissa's chemistry jumps off of the page and right into a reader's heart.
Marissa's beloved bed and breakfast incurs damage during a freak electrical fire, luckily no one is injured but when Rhenn is sent to rewire the her business, her heart may be in danger. Rhenn has had his heart broken by the woman he thought was "the one" so he's been a love 'em and leave 'em guy ever since, but he didn't count on the petite bed and breakfast owner. Their chemistry is instantaneous and hotter than Hades. Knowing he's there for a limited period of time, a bargain is struck, they can both do casual, right? Sure and then life will go back to normal. LOL
The secondary characters, mostly Marissa's sibling, are interesting, and it's always a pleasure to have visits from familiar characters. I'm especially intrigued by Marissa's older brother, Samuel, he gives straight-laced and rigid a whole new definition. I can't wait for the next installment of the Rockland Falls series. I highly recommend this book and Ms. Black's other series too.

Queen of small town romance is back with a new series!!

Where do I even begin? We met Rhenn in My Kinda Forever and he quickly found a way in our hearts. He absolutely needed his own story, his own HEA. Lacey Black certainly did not disappoint! Marissa is the perfect match to mend this proverbial playboy's broken heart. As Nick's best friend, we got a little peak at Meg's future as well as a guest appearance from our favorite dirty octogenarians! A winning read for sure. I can't wait to see more of what awaits in Rockland Falls.

Marissa has had her family B&B wrecked by fire. The wiring is what caused it, so it all has to be replaced, and there is quite a bit of water and smoke damage. She doesn't have time for the sexy electrician if her family is to get the place up and running again. There is something about Rhenn, though, aside from his devastatingly good looks. But Marissa doesn't do casual, and Rhenn is only there for several weeks to redo the wiring before he goes back to his home.
Rhenn knows that he isn't cut out for commitment; he is a casual kind of guy. There is something about Marissa, though, that he can't resist. So when she suggests that they keep it casual, Rhenn is all over that. Only he might be developing feelings for this weeks-long fling.

Uggh. I really don't like to start with the negative, but I just can't help myself with this one. I thought that I would have to DNF and choose another book because I just didn't like the writing style. Plus, the editing. (Her body "shuttered", and while maybe it meant shut down or closed up, she was getting turned on, so I'm pretty sure it was meant to be "shuddered". And her "works" were very meaningful. Now, again, that could be true, but in the context of the sentence, the word should have been, well, "words". And so on and so forth.) I found it hard to believe that she and her mother could make enough money from 5 rooms to survive, especially since they seemed to provide all three meals. But I kept pushing through and slowly, oh so slowly (about 70% in), I became invested in the characters and their lives. I still thought that Rhenn was ridiculous for not believing that he could be in a relationship because of what happened to him. (Not wanting to try another relationship, yes, but thinking that there was something wrong with him because of what happened? Yeah, no.) But. But...(now the good)
I liked the secondary characters, especially the newly discovered aunt. And I liked that Rhenn and Marissa seemed to be made for each other. I mean, the sex was hot and plentiful, but they talked and learned things about each other. Even though everything happened in a relatively short period of time, I have no doubt that they will make it because they know each other. By the time I passed the 70% mark, the writing wasn't annoying me and I could mostly ignore the editing issues, although some of them still made me shake my head. Mostly, though, I was rooting for Marissa and Rhenn to talk about the one thing they needed to talk about and work things out.
This was first person, present tense, alternating POV.

Wow, wow, WOW!!

I received an advance reading copy, and in return I will be giving an honest review.

I genuinely and wholeheartedly would reccomend this book, I loved every word I read and believe you will too. Fair warning there is characters who crossover from the previous series, however, Love and Pancakes, Rockland Falls, book one is a standalone and is just as amazing read like that.

Lacey Black has been one of my absolute favourite authors since meeting Jamie and Ryan from the first book of the Summers Sisters Series - My Kinda Kisses. When she announced Love and Pancakes, I thought to myself... "how is this going to be better than the last?" But I needn't worry, Lacey Black did not dissapoint!

"Promise me you won't fall inlove with me."
"No worries there, Angel. Love isn't my thing."

Love and Pancakes is the story of Rhenn who we met in My Kinda Forever and Marrissa, the cousin of the Summer sisters. This book delivers a captivating story of Rhenn meeting the one beautiful woman who has the abilities to bring him to his knees. And Marissa who discovers a whole new side of herself because of one sexy electrician.

I could not stop flipping the page, each one brings you crazy sexual attraction, swoon worthy and heartwarming moments, that dirty humor you know will be there whenever a certain elderly couple is present, the occasional tear jerker and ALWAYS that family aspect. It genuinely is one of those books you just don't want to put down.

She laughs. “Fine, what am I making?” Waggling my eyebrows, I give her a wide smile. “Pancakes.”

Lacey Black gives you two characters who draw you into their story and keep you enthralled throughout. If you enjoy an amazing contemporary romance with all the sexy, swoon, laugh and love... then this book is definitely for you!

Love and Pancakes by Lacey Black is the First book in the Rockland Falls Series. This is the story of Rhenn Burleski and Marissa Grayson. Marissa helps her mom run their Bed and Breakfast but when there is a fire they have to call in help to start repairs on it. This is how Marissa meets Rhenn who has come for a few weeks to help get the Bed and Breakfast up and running again. Rhenn doesn't do commitments and has only physical encounter / needs with a women. So when his feelings start to take on more for Marissa he tries to fight it. They both agree to a friends with benefit type relationship while his is in town. Marissa isn't someone who sleeps around nor has these types of encounters so she is making a big leap going out of her comfort zone. Can they end that relationship after the job is done? Enjoyed this book.

I just finished reading this romance novel, and honestly, it was just okay. The story is pretty straightforward: guy meets girl, girl meets guy. She owns a bed and breakfast that catches on fire, and he's the electrician who comes to the rescue. They have an instant connection, but he's a playboy and she's the sweet, innocent type.

They start out with a friends-with-benefits arrangement, but as time passes, they develop real feelings for each other. After a while, they try to stay apart, but they're both miserable without each other. In the end, he grovels, and they end up together.

There's nothing particularly memorable or remarkable about this book. It's just an ordinary romance novel. I won't be re-reading this one.I would have liked a little more grovelling from the MMC's part but FMC is such a sweetheart who doesn't have a rude bone in her so it fits.

I always have a hard time letting go of series that I love. I’m not good with change. I’m horrible with it. That being said Ms. Black did not disappoint! Plus the Summer family still make appearances and I couldn’t be happier! Love and Pancakes starts right where the wedding leaves off. We meet Marissa right off the bat. I adore this girl. Actually I see a lot of my personal qualities in her. I’m like her and I see myself in her and it makes her all the more lovable. Then there’s Rhenn, omg he is delicious. Thinks he can’t love but he’s a man so what does he know?!? Nothing. He’ll learn. Add in Emma, Orval, Nick, Meaghan, and the rest of the Summer clan and you have one book I love. And I can’t wait for my next visit back to Rockland Falls!

I've loved Marissa and Rhenn's story it was so sweet and beautiful 🥰

Rhenn came to Rockland Falls for few weeks to help rebuilding electiricty on the B&B that Marissa is running.

I love Marissa's family, espacily Emma, Marissa's aunt she should have been a friend of Dori and Ethel (you have to read Piper Rayne's stories to understand this).

The vibes on this story was great and I love how Rhenn and Marissa were together.

Love and Pancakes is Lacey Black's new novel and the first book in the new series, Rockland Falls. This series is a spinoff of one of my favorite series', Summer Sisters. Lacey knows how to deliver the goods with her sexy heroes, sassy leading ladies, laughs, fun and family. We know and love the Summer sisters and their families and we've met Rhenn before. He's Nick's best friend and I fell in love with him in My Kinda Forever. We learned that Orval (Grandpa) has a sister, Mary Ann Grayson. She has two daughters (Marissa and Harper) and two sons (Samuel and Jensen). This is Marissa and Rhenn's story! There's been a fire at the Grayson Bed and Breakfast that Marissa and her mom run. Rhenn was hired to do the electrical work on the house so he's in Rockland Falls for a while, planning on enjoying the sun, the water and maybe a woman or two. Until he meets Marissa. Rhenn has never had a reaction like this to any woman before. It must be a fluke because she's nothing like his usual type. She's little, brunette, and there isn't anything fake about her, inside or out. The sparks fly from the first look and he can't stop thinking about her. But getting involved with the sexy woman isn't a good idea. He's leaving soon. They have to work together. She's kinda like family. Doesn't stop him from fantasizing about her though. Marissa can't believe how hot the electrician is. Who has a right to look that damn good? Rhenn. She thinks she catches him staring and flirting, but that can't be right. She's nothing special and he's gorgeous. But Rhenn is staring and he can't keep his eyes off her. He doesn't see any other women except Marissa. No one even holds a candle to her. Why doesn’t she see what he sees? She's beautiful, funny, smart and sexy. And he wants her. Period. To say he's shocked when she propositions him is the understatement of the century. Yes, please. When, where and how? Will Rhenn be able to walk away when his time is up? Will Marissa be the woman who changes his mind about love? I loved this story! I laughed, cried, got hot and bothered and laughed some more. I loved meeting this new family and really loved seeing Nick, Meghan and a few other Summers as well! Rhenn was everything I thought he would be and so much more. If you've read Lacey before you will already want to read this. If you are new to her, get this book! Start this new series. Fall in love with these characters. Lacey will always give you want you need!

“Don’t look at me like that. Your husband found it and showed it to me.”
“Bullshit, asshole! I only found it because you told me to snoop in my dad’s office.”
“I told you to look for spare change to buy candy. Not porn,” Rhenn blasts, giving his friend a pointed look.


“I’m completely turned on right now,” I deadpan, watching her devour her PB and J sandwich.
“Of course you are. You’re breathing,” she teases, shoulder bumping me as I polish off my lunch.
“It’s you. You have this reaction on me,” I confess, though I assume she already knows. It’s definitely no secret.

I was absolutely thrilled when Lacey Black announce the Rockland Falls series . . . especially since it’s a companion series to the Summer Sisters! Lacey did an amazing job of twining these series together so readers can visit with their favorite characters (Hello Emma and Orvall) yet gave life to a new cast that I can’t wait to continue on with as well.

Marissa is so sweet and caring. It’s easy to see why Rhenn is captivated by her. And Rhenn is truly captivated, even though he doesn’t feel worthy of giving Marissa more than two weeks, he finds himself wanting so much more with her.

It’s a truly fun and gorgeous love story. I really enjoyed that there wasn’t any real conflict or suspense . . . just massive chemistry and what ifs for the future. It was Marissa and Nick growing into their relationship and having to deal with the fact that it was meant to be short term yet felt like so much more to both of them.

Summer Sisters fans will love watching the Grayson’s introductions to Emma, Orvall and the rest of the gang. These connections felt really genuine and not forced at all and it was a fantastic lead in to this new series while not quite leaving behind the old.

I simply loved this book and can’t wait for more in this series. As always, Lacey Black gives readers a gorgeous, genuine, flirty romance that leaves them smiling ear to ear and believing in happy ever afters. 5 stars.

This was a pretty solid read for this 'new to me' author. I really enjoyed both of the main characters and even enjoyed the secondary ones (although it was a bit difficult to keep up with them all at times). The romance felt believable, even if they only spent a few weeks together.

This was the typical 'I'm only in town for a short while, so this is just a fling' romance. Of course, we all know how it's going to end, so the book was fairly predictable in that aspect. And for once, it was both the H and h who were dragging their feet to make things more long-term when they both thought it was just a fling and what the other wanted.

The action between the sheets was pretty hot and probably one of the best parts of the book lol. There was no denying that they had chemistry and that Rhenn brought out the wild lady in Marissa.

The aunt (can't remember her name) was pretty brazen and honestly made me a bit uncomfortable lol. It was just a bit too much for me.

I liked that the book took place in North Carolina, as I'm a native North Carolinian who grew up just a couple hours from the coast. Now, one thing irks me and seems unrealistic to me, given that I grew up here and have traveled to every county in the state. There's a scene where they go to the famous 'Rockland Falls' and the author makes it seem like it's this awesome smaller waterfall feature that is on the coast. Well, we don't have waterfalls on our coast. In fact, you'd be hard pressed to find a lot of large rocks at all (especially close to the SC coast that was also mentioned). So that part didn't seem geologically accurate for me, unless of course it was man-made (but that wasn't specified). Now, if this took place in the mountains or even in the foothills, that'd be a different thing. But if such a place exists on the NC coast, I'd love to find out where this hidden secret is.

When it comes to anything that Lacey writes, I am a legit addict. Like a hardcore addict. I love the way her mind works, how her words flow effortlessly, how she makes me fall in love with every dang story she writes. BUT most importantly, how she creates her lead Hero's. I don't know what it is, but her Hero's always make my heart skip a beat, and I feel the pull to them like no other characters written before. I always feel more of a connection to them, and I can't explain why. This standalone DUAL POV is one of my top reads by Lacey. Marissa and Rhenn's chemistry was off the charts. Love and Pancakes has my heart. It was everything.

Marissa is a 27 year old woman who is as beautiful on the inside as she is on the outside. She is also kind of an introvert , who loves reading books as well. She always thinks of herself as second best, and puts everyone else's needs above her own. Her entire life has focused on her families Bed and Breakfast until it goes up in smoke.

Rhenn is your love em and leave em kinda guy even at the age of 35. One and done. Having his heart put through the shredder once was enough. Now his soul focus, is working as an electrician, practicing karate, and sailing when the chance arises.

When a job takes Rhenn from his home town in Jupiter Bay, Virginia to Rockland Falls, North Carolina he didn't expect to find solace in a pair of doe eyes. So what happens time is up, and he has to head back to his home town in Jupiter Bay?

I loved being able to see The Summer Clan with crazy Orval and Emma again in Love and Pancakes, it was nice to see what they have been up to. I also can't wait to find the recipe of these delicious pancakes that are spoken about as well, lol.

I LOVED THIS BOOK, AND I HIGHLY RECOMMEND IT!
