When your nemesis is your next-door neighbor, falling for him is not part of the plan … but fate may have other ideas.
Olivia Pennington has spent her whole life competing with Logan Alexander—and losing. From spelling bees to science fairs, he’s always been one step ahead, snagging the trophies, titles, accolades, and now … he’s after the promotion she desperately wanted. As if that’s not bad enough, Logan also moved into the apartment she had her heart set on.
Logan’s been secretly falling in love with Olivia since the third grade. His strategy? Stay close, win her over. But, the more he foisted himself on her, the bigger mess he made. Now Logan’s back in town, and he’s determined to settle the score. He’s over his crush, so he thinks. And he just wants to bury the hatchet, preferably not by Olivia chucking it at him.
When a string of mysterious fortune cookies starts appearing, hinting at a match between Logan and Olivia, Logan’s all in. Olivia? Not so much.
But in this building, fate isn’t merely a suggestion—it’s practically written on the walls. If you thought Mr. Darcy had a hard time convincing Elizabeth of his good intentions, just wait until you watch Logan attempt to win Olivia’s heart—one stubborn, banter-filled battle at a time.
Enemies-to-lovers meets a sprinkle of magic in this laugh-out-loud, heartfelt romcom with a Pride and Prejudice vibe.
If you love a good enemies-to-lovers, workplace romance, buckle up, because this book is calling your name!
Olivia and Logan’s banter is top-tier, thanks to their long-standing rivalry and some seriously fun workplace tension. But once Olivia starts seeing the real Logan (cue the heart eyes), things take a sweet turn. They push each other, but in the best way, and end up being each other’s biggest cheerleaders.
Bonus points for magical fortune cookies, a dog who 100% steals the show, and a little miscommunication that doesn’t drag on forever (thank you, mature main characters!). All in all, it’s a feel-good, swoony romance with a happy ending that’ll definitely be on my reread list!
Rivals to lovers? check! workplace romance? Check! Amazing banter? Check! This book has got everything that could make an amazing romcom with incredible writing, good character development and a bit of magical realism with all those fortune cookies popping out of nowhere, and don't get me started on Rhett!!! He was the best addition I could ask for!
If you love a good enemies-to-lovers romance packed with witty banter, undeniable chemistry, a touch of ✨whimsical magic✨ and a pride and prejudice vibe -- Misfortune and Mr. Right is a DELIGHT!
Olivia and Logan have spent their entire lives as rivals --it's always been a competition. One day, they see each other while out on a run and they realize they are living in the same apartment building. Now that they are next-door neighbors, fate and some very well-timed fortune cookies...have other plans ;)
This was so charming with some great laugh out loud moments and an overall heartwarming romance. Even if you are not an enemies to lovers person, I think this one is PERFECT because it is really done in a "pride and prejudice style" way. The BANTER is top tier! I love how Logan has always cared about her and we get to really see how things unfold with them.
If you enjoy romcoms with fun dialogue, loveable characters and whimsical elements - check this out! It was such a COZY read and I LOVED the fortune cookies! It adds such a lighthearted, feel-good element to the story.
Thank you to the author for providing a copy to read and review. All thoughts and opinions are my own.
Did everyone hear my squealing while I read this book?! Because I’m pretty sure I broke the sound barrier. I was GIGGLING! SQUEALING! And KICKING MY FEET!
Once I started this book I was LOCKED IN! Read it in one sitting. Had me hooked! And I couldn’t have loved it more!!
This rivals to lovers trope was *chefs kiss* I’m always a little nervous with this trope because it can become really petty really fast. But I actually really enjoyed how Savannah wrote it! Even though it was a high school/college rivalry it really shaped the characters so it made sense why it played such a large role. And then they actually communicated within a decent/normal amount of time after the 3rd act moment. *slow clap*
Olivia & Logan were such STRONG characters equally and I ADORED how they challenged each other. And then learned to cheer each other on! TRUE MATURITY. Here for it.
Savannah always writes the greatest support/family systems and this book was no different! I loved the side characters SO much and am so glad they played the roles they did.
Truly…I’m smiling as I write this review…I’m just so giddy! This book made me HAPPY! Absolutely ADORED the story and our magical fortune cookies! 🥠

May this love never ever find me. The FMC was so unbearable annoying. The whole plot was just: her own insecurities and her inferiority complex. That could have been resolved but in the end she didn’t rise up, no she dragged the MMC down? If you can’t celebrate the wins of your partner without putting yourself into the victim position, why are you in a relationship? Other people wins aren’t my losses.
As a competitive person myself I could totally connect with Olivia. I liked the fortune cookies as it reminded me of the newspaper from the second book. That kind of magic was super fun. But in the end the message of sacrifice. Yes! 👏 I was so happy Olivia and Logan were able to communicate so the conflict wasn’t too long.
This is the fourth book in the Only Magic in the Building Series. It is an enemies to lovers story with dual POV. This was fun and whimsical, had good banter, and a great friend group. I really liked the epilogue, and liked how things wrapped up. I am looking forward to the next book in the series.
This enemies to more story with P&P vibes and some whimsical “help” from some fortune cookies in their apartment building makes this read a total delight. With a cute dog, hilarious mishaps, the best banter, great friends, some sweet growth, and tension for days—you can’t go wrong!
You know what I really love in a book? Rivalry? For sure. Banter? Definitely. Chemistry? Of course. Supportive friend groups? Naturally. And this book has all those things.
But do you know what I love most of all?
When adults act like adults. When they communicate like adults. When those adults actually listen to one another.
This book has all that, too.
Know what else it has? A little bit of whimsy, which makes it so much fun. And now I'm hankering for a fortune cookie. Anyone know if they make gluten free ones?

Olivia and Logan have the most competitive relationship in the history of competitors–but their motivations are for completely different reasons, which results in a rivals-to-love story like no other, and I was hooked.
Competing in every aspect of life since youth leaves Olivia feeling all out of sorts when Logan shows up years after college graduation as her new co-worker and neighbor. I was snort-laughing at all the antics that resulted, especially with their Sunday morning run and class reunion. Add in the most adorable dog ever–Rhett–and a boatload of random fortune cookies, and the whimsical magic of The Serendipity strikes again.
It was extremely satisfying to watch the masks crack and the foundations of what was perceived snap and shift and I couldn’t get enough of the swoony sparks that emerged from those dizzying developments.
I adored this couple as they collabed at work and encountered one another at the coffee shop, the apartment complex, and everywhere else. This is truly another fantastic book in the Only Magic in the Building.

My friends, I am loving this series! I can't believe we already have half of the stories! In Misfortune and Mr. Right, long-time rivals Olivia and Logan end up with some true forced proximity. Logan moves back to Serendipity Springs and begins to work at Barnes, the marketing company where Olivia has been working for the past six years. Then, coincidentally, they both move into apartments on the same floor of The Serendipity.
The author mentioned this has Pride and Prejudice vibes, and it totally does! It's dual POV and I really loved that because we got to see the intention (or lack thereof) behind Logan's actions. That helped us to see him in a different light.
The magical element in this one was fortune cookies that appeared out of nowhere throughout the story. I loved the way that these fit into the storyline and how they were connected to Olivia's traditions with her Gran.
Favorite Quotes: -And maybe, after all this time, we can bury the hatchet once and for all. And not bury it in my person, as I think she has wanted to on more than one occasion.
-He's always got that Mona Lisa look about him—like he's half smiling, half plotting your death, half constipated. Yes. That's three halves. There's more to Logan Alexander than meets the eye. He doesn't math.
-"You are the only one I want. I know you, Olivia. And you are it for me."

Logan and Olivia have been rivals since high school. But there is so much more than meets the eye with these two…
Olivia finally feels that she can be on top in her life. No more Logan coming in to sweep all the glory and take away the prizes… until one day he shows up at her place of work! Turns out, he also just moved into the same building as her. Will she EVER be rid of Logan Alexander, the bane of her existence?
Logan sees Olivia for the first time in years and he is immediately drawn to her, as he always had been. But it would see Olivia still can’t stand him… what will it take to win the girl over?
This was a fun enemies to more romance! I loved the rivalry and banter. And when Olivia starts to get to know the real Logan, the change of heart is immediate and so sweet. They really challenge each other in the best ways but also are such a good support system. There’s some up and down moments but everything turns out right in the end! This was a sweet happy ever after.
I received an advanced copy of this book from the author. I was not required to leave a positive review. All thoughts and opinions are my own.
Aww! I loved this cute book in the Oy Magic in the Building series! These authors are killing it with these fun, whimsical stories!
Olivia and Logan have been rivals since high school. It seemed that no matter what Olivia did, Logan did it a little bit better, always bested her in one way or another. So, you can imagine Olivia is disappointment when she discovers that not only has Logan moved back to town, he got the apartment she wanted, and is working at the same company as she is!
Ahhh!!! These two are so cute! Their rivalry from the past and their current competitiveness was so fun! I love the magically appearing fortune cookies that helped guide them to each other and helped them get past the things they assumed about each other!! So fun!!
This story was wonderful and whimsical! Olivia and Logan had been competing with each other all of their lives, with a few years of reprieve when they lived in different cities. Yet that reprieve came to an end as the book began and Logan became Olivia’s new coworker.
The competition that spurred Logan on throughout his high school years was something that weighed Olivia down each time she remembered Logan always winning everything. And Logan had no idea of the angst he had caused her.
I loved the tension between these two, the way Logan fell first, and the attempts he made to change Olivia’s opinion of him. And they were so good together!
The author did an amazing job of creating two people who were naturally competitive and both high achievers. They also felt very realistic to me. The fortune cookies were a delightfully magical twist as they dropped pieces of wisdom to help guide this couple to each other.
When Logan and Olivia were forced to face past hurts and push through a difficult situation, the author did such an excellent job of showing that these two were adults who were capable of conversation, deep thinking, and hearts that honestly wanted the best for each other. My heart hurt for both of them as they faced a challenge that threatened their relationship. And my heart rejoiced with them as they grew even closer together and stronger as a couple afterward. This story made me so happy!
I received a complimentary copy of this book. All opinions are my own.
These two have been competing for most of their lives... So when Olivia thinks she has things set for her life, knowing Logan is far away, who would show up but LOGAN.
A fun story with a meddling apartment building trying to get people to fall in love!
This story had a great storyline that was really fun and really relatable. The characters were all so great as well!
A cute story overall but I had a few qualms with it.
First of all Rhett the dog was my favorite favorite character--love to see a highly intelligent animal that helps bring the couple together. The scene where Logan is dancing with Rhett and then shows off his tricks was adorable- I wish I could train my dogs to do all that but I don't have the patience and I doubt my dogs capabilities haha.
I liked the magical fortune cookie element because it would say things that pointed them to each other, in blunt truth form. There was one scene were Logan was basically pelted with them which was funny. Although I personally would not trust eating random cookies popping up in random places, but I forgive it for the sake of the story. What did irk me is that they never connected the fortune cookies to the magical building, there was no discussion of it at all.
The climax scene was pretty predictable and honestly kind of ridiculous to me, especially one part that seemed unprofessional. BUT I did appreciate that the conflict was fairly short lived.
As a Christian, I didn't really like that Olivia had such deep, lingering hurt for what she saw as one uping her and Logans drive to be the best/first--it all seemed too prideful to me. It is a secular book though so I can't expect Christian soul searching but I did think about it quite a bit.
There is a scene where they travel together and despite them being together they get different hotel rooms, which I really appreciated. The kisses were sweet without being overly descriptive too.

Misfortune and Mr. Right by: Savannah Scott (coming 3.26.25)
"Logan’s features never change. Of course they don’t. He’s always got that Mona Lisa look about him—like he’s half smiling, half plotting your death, half constipated. Yes. That’s three halves."
📖 Olivia's high school rival bested her at everything. Now, he's moving in next door and taking a job at her company. She'll do whatever it takes, to not let him win again.
Things I loved (spoiler free)
- Both leads have so much in common from marathon running to their careers, there's a sense that they would make the best of friends if she didn't hate him
-Logan's the biggest cinammon roll (even if a little oblivious)
- Great supporting cast
- Rhett the scene stealing Boston terrier, so many good moments
-The macaw in the Building
My two cents
- the fortune cookies were a fun element and definitely more whimsical than magic. Some of the notes were a little too on the nose for my taste.
Great addition to the Savannah Scott catalog. My FAVORITE thing Savannah does is nailing the humor. There were several moments I laughed out loud. ⭐️⭐️⭐️⭐️
QOTD: Do you enjoy Chinese food or would you rather skip it?
Uhh.. it was okay, the pacing of the book was a little weird. It felt kind of rushed when Logan figured out he still likes Olivia and same goes for her too. I was expecting confusion and navigating the emotions more, especially for Olivia given that she needs time to process her emotions. Also, no offence Logan, but you had to be really blind in college to not notice beating Olivia wouldn't bother her after your high school rivalry... Idk maybe that’s me.
One other thing was why did the epilogue described the race in such detail, but when they worked on marketing projects the descriptions were so vague. If there was consistency in describing settings/moments then it wouldn’t be an issue.
There was a plot hole for Lynette and her car? Like Olivia was worried Lynette starting to date and same vice versa, but that was just forgotten.
This entire review has been hidden because of spoilers.
The fact is, reading a Savannah Scott RomCom is ALWAYS a magical experience. This one, however, brings a little extra whimsy and banter with an incredible enemies-to-lovers plot.
“He’s always got that Mona Lisa look about him – like he’s half smiling, half plotting your death, half constipated.”
Olivia and Logan have been neck and neck in all sorts of competitions since they were in school. Always competing for first place and Olivia consistently coming in second to the wonder boy that is Logan Alexander. One would hope that the rivalry could have dissolved once their school days ended, but here they are now as adults and Logan is closing in on a career position that Olivia has been vying for. Possibly even more hurtful is he snagged the apartment that she so desperately wanted at The Serendipity. Not just any apartment, but the exact apartment where her grandmother used to live which holds an indescribable number of warm memories.
Logan seems to do nothing but take and win, but truth be told, he isn’t acutely aware of this “rivalry”. He’s spent his life secretly crushing on Olivia. While Olivia doesn’t get the exact apartment she wanted, she does land a money pit of a living situation within The Serendipity, which unexpectedly makes Logan her neighbor. As the old folklore goes – the building has some matchmaking plans of its own. How would you handle the surprise of fortune cookies mysteriously popping up everywhere and the fortunes within eerily seeming to speak to you and your real-life situation? Surely this is some kind of crazy coincidence…or is it?
One of the most unique and fun RomComs I’ve ever read. Don’t miss out on the magic. Get this one onto your TBR today! 😊

“Keep your priorities straight. In life, love is always the highest priority.”
-My dear friends, Misfortune and Mr. Right, is simply put an adorable story in and out! It is book 4 in the fantastic Only Magic in the Building Series, which just keeps on getting better! It is worth being on your radar for sure! I thoroughly enjoyed every single moment spent in this charming story! Getting to watch dear Logan attempt to win lovely Olivia’s heart-one stubborn, banter-filled battle at a time was fantastic. This wonderfully well-done Enemies-to-lovers meets a sprinkle of magic in this laugh-out-loud, heartfelt romcom with a Pride and Prejudice vibe. There is so much fun, so much goodness, and so much heart within. Also, it’s the forced proximity, the flirty banter, and the whimsical magic of the fortune cookies giving love advice that is the cherry on top to this lovely story for me. Oh how I loved Olivia’s gradual realization that Logan was no where near the horrible person she had always thought him to be. Oh my heart, what a moment, with all the feels! This story is such a delight and is worth the dear read, absolutely!📚🩷🥠✨

Misfortune and Mr. Right was such a delightful read, and a fabulous addition to the Only Magic in the Building series.
Olivia Pennington has spent her whole life losing to Logan Alexander. He’s always one step ahead, whether it’s spelling bees, science fairs, or now the promotion she desperately wants. And to add insult to injury, he’s taken the apartment she wanted.
Logan has been secretly in love with Olivia since third grade. He tried to get her attention, but it ended in disaster. Now he’s back and wants to make amends.
When mysterious fortune cookies start appearing, with messages that encourage a match between Logan and Olivia, Logan’s all in, but Olivia can’t seem to get past her prejudices against him.
What I loved l— Rivals to Lovers Pride and Prejudice Vibes Romantic Dancing Scene Hysterical Dancing Scene All the Fortune Cookies Rhett 🐶 He Cooks For Her Supportive Friends The Epilogues
Enemies to lovers is one of my favorite tropes, and when you add some Pride and Prejudice vibes to it, it’s even more enjoyable!
Olivia and Logan were great characters, and I loved it when Olivia finally saw who Logan really was under his seemingly proud and aloof demeanor. I really loved his patience and determination to win her over.
This was a heartwarming story, with a lovely romance, and some scenes that had me laughing out loud. It’s a whimsical, feel-good story, and I adored every moment of it.
I received a complimentary copy, but a positive review wasn’t required.
The Serendipity has two apartments open to rent and two competitive rivals are about to move in across the hall from one another… the question? Who’s going to get the better apartment? Of course it will be Logan, Olivia’s nemesis who since high school she has lost every competitive situation to. With Logan back in town and accepting a position at Olivia’s work they are once again side by side! With fortune cookies with highly specific fortunes showing up left and right an adorable dancing Boston terrier with a love for Lady Gaga this was a great installment to the Only Magic in the Building series.
I loved so many parts of this one. First off competitive rivals, the trope I never knew I needed. The banter 🙌🏻 and swoon worthy chemistry. Plenty of tension with these two rivals! The “magical matchmaking” aspect came in form of Fortune Cookies🥠 I thought was so creative and fun to read each message the universe was telling them! If you haven’t yet pick up this series. I can’t recommend it enough! And you don’t have to read them in order!
Book four in the Only Magic in the Building series, Misfortune and Mr. Right delivers the sweetest rivals to more romance!
I loved this charming story. The tension and banter were stellar! Logan is a competitive and driven MMC with a cinnamon roll center, and I was so here for it. The way he humbly served Olivia and her needs without needing recognition was absolute perfection. His self-awareness and self-reflection throughout the book made me so happy!
Olivia’s just as competitive and driven as Logan, and I loved that even though she struggled with feelings of inadequacy (as we all do at times), she didn’t diminish her own accomplishments or make herself smaller to “get her man.” Savannah Scott crafted the perfect conclusion to Olivia and Logan’s romance that made me swoon and gave me such satisfaction in their sweet romance. Don’t skip the epilogue! I also loved the fortune cookies as the whimsical magic in this book - so cute!
Read if you love: Rivals to lovers Work place romance Dual POV A MMC quietly determined to win her heart Pride and Prejudice vibes
ANOTHER FAVORITE! This series is turning into nothing short of PERFECTION!!!
Olivia and Logan are the perfect rivals & enemies to lovers story. This book is a perfect Pride & Prejudice story with a modern twist and I AM HERE FOR IT!
I loved every second of this story and some of the best parts were the fortune cookies playing matchmaker and Rhett being adorable (iykyk).
Olivia is a powerhouse! I love her strength, her determination and her drive. She has such a kind heart, but it is coupled with such an air off awesomeness. All in all, she's a bada** and there is no other way to describe it.
Logan had me worried in the beginning. But as soon as he fell...he made my heart melt! I loved his generous nature, his drive and his fierce loyalty to those he cares about.
All in all, this was a spectacular novel, probably my favorite that I've read of Savannah's. 1,000% recommend this book and the rest of this exceptional series! Keep them coming!!!!
"Would you rather live your life without Logan, competing with him at every turn, or would you rather sometimes come in second and have him rooting for you, celebrating with you, and sharing the spoils of his wins?"
I loved this enemies-to-lovers rom-com! Another fabulous instalment by another favorite author Savannah Scott. This had the prefect blend of tension, rivalry and growth. So often the past situations are rather juvenile and characters come across as immature. I felt that Olivia had legitimate reasons to be frustrated, and Logan was initially so clueless. He had liked Olivia and how she pushed him, so he was always seeking to compete with her without recognizing how it felt every time she came in second, or how it affected her when he waltzed back into her home and work environment years later.
I loved their dynamic and maturity. How Logan was willing to be humble in reevaluating his past actions and letting Olivia see a different side, of him, while Olivia was willing to be vulnerable in admitting her past and current frustrations and give him the benefit of the doubt. Their chemistry was perfection and I loved how their relationship played out and concluded! Another fabulous addition to Only Magic in the Building.
I give this book a 2.5/5…….. it was good in the beginning but towards the middle I was just trying to get it over with. This book had SM potential like they’ve been enemies for over 10 years but the way they got together was so… sudden?? Like everything was forgotten and easily forgiven??? Granted, their animosity wasn’t even anything crazy but still I expected a little more. Also after they got together it was just cringe tbh like it was TOO cheesy and idk it was not what I wanted lol like this book was missing the angst and the banter and even just JEALOUSY! Like they got together way too quickly and they experienced one “conflict” and they acted like it was the end of the world and it was literally the dumbest thing ever. I know this book is supposed to be lighthearted and wholesome and I guess it was but idk I was really forcing myself to finish towards the end.
Favorite parts: - Remembering past pranks - The fortune cookies - Morning run - In the supply closet - Charlie - Elevator fortunes - High school reunion - Dancing to Lady Gaga - Power outage - Their kiss - Acting out a movie scene - Boston Marathon
What a cute story! I absolutely loved this enemies to lovers romance.
Logan and Olivia have known each other since elementary school, and they have also always been competitive rivals. Logan seems to always come out on top, right before Olivia - and she does not like it.
When Logan comes back to Serendipity Springs to work after years away, the competition seems to be on once again.
As they work together on a project, Olivia starts to see Logan in a different light than how she has always seen him. I love how this shift in thought happens!
I love all of the fortune cookies and how they help to guide Logan and Olivia into their romance. It was so cute.
This is the 4th book in the Only Magic In The Building series. It can be read as a stand-alone.
Thanks to the author for the advanced copy. All opinions are my own.
omg wait why did i love this so much too. it was so cute. i actually love magic aspect of this series it’s so funny and it actually adds something to the story. the fortune cookies were a fun addition. i loved the little rivals to lovers thing going on. it was one of my og fav tropes. not so much anymore but it worked so well in this one. not to mention the whole it’s always been you thing. i so enjoyed this. logan was super sweet and i love the promise he made…lowkey the conflict was kinda dumb but i saw it coming the moment they were happy and i realised there were still like 80 more pages. i’m loving this series way more than i expected so far. 4.4 stars.
