the premise is very cute: sophie (fmc) finds a mysterious flower while she is taking care of the rooftop garden, and then figures out it's a love flower (it only blooms when there's a couple near it). and since sophie lives in the serendipity, there's obviously going to be some shenanigans! 😏 sophie is looking for a relationship/man to trigger the flower, so she knows that the guy is her true love. then, peter (mmc), sophie's best friend who had a big crush on her ever since high school helps her w/ her plan "operation soulmate." and boy, was this a rollercoaster! 🥲

this woman got me wanting to throw my kindle across the room ever since the first chapter! 🙄 she's literally radiating "i'm not like other girls" energy. the first sentence in the first chapter, which was her pov, she says something like this, "i'm not meant to be the main character, i'm more like the side character." which made me want to gag btw! 🤮 also, she was so oblivious to peter's crush on her, like dude, I THINK IT'S OBVIOUS DON'T YOU THINK?!? 😒

i liked him, he has the brains to make up for sophie's one braincell! he's a nerd and likes building LEGOS, gimme gimme!! 😍 but, he took too long to reveal his feelings to her, which is annoying. and the fact that he let his crush go out w/ other men is INSANE, like i thought you had a crush on her?! wouldn't you go after her or something of the sort?? 😮‍💨

I’m completely obsessed with this series, and this book is the perfect addition! It’s the sweetest friends-to-lovers romance with everything I love.

Sophie and Peter are just SO sweet together. Peter is the shy, nerdy guy who’s been secretly crushing on his best friend Sophie since forever. And surprise.. Sophie’s been catching feelings too, she just didn’t realize it yet. I am living for the "he falls first" trope, and Peter is full-on swoon-worthy, ready to take risks for the girl he’s always liked.

Yes, the whole "fear of risking a friendship" thing pops up, but honestly, they both knew things were going to change eventually, and that it was totally worth the risk.

I’ve really been enjoying these Only Magic in the Building stories! I love that each book has a slightly different magical phenomena and that we get to see some of the characters from the other stories! Petals and Plot Twists revolves around the story of Sophie & Peter as they make their way from friends to something more 😄

So, I’m not a big friends-to-lovers fan, and because of that, this story didn’t hold quite as much appeal as the previous stories I’ve read in this series. I always get way too worked up over the fact that the characters should just TALK about their feelings, rather than harping about them for 50% or more of the story 🙈 All that to say, I didn’t love this story super much, but I adored the characters!

Sophie & Peter were the CUTEST! I loved their friendship, their interactions, their everything! So, while it did bug me that they didn’t just talk about their feelings right away (where would the story be then 😂), I did enjoy watching their story play out. Peter was the biggest sweetheart ♥️

I love that we got to see so much of Willa and Archer, from book one, in here! The fact that it ended up being girl besties dating guy friends was so fun 😄 My bestie and I married guy friends and it’s so much to fun to hang out together, so I’m glad that Willa and Sophie can do this with their boyfriends!

I feel like the magic in this book wasn’t quite as dramatic as the magic in some of the other stories, but honestly, I didn’t mind! It was such a cute way of discovering true love, even if Sophie did abuse that power a bit much (aka: trying to vet her dates before they happened) 🤭 I love that in the end Sophie learned that relying on the flower wasn’t worth giving up what she felt for herself.

The friendship Sophie & Peter had was just *chefs kiss*
Like, Miss Girl…how could you not know this man was madly in love with you?! 😂

But when she finally came to the realization…WHATTA MOMENT!

It was an adorable story with the CUTEST EPILOGUE! And I’m so happy Sophie got her “main character moment”.

I am absolutely in love with this fun series. This is book 3 and can definitely be read on its own. Each book has a dose of magical whimsy, and I love the special powers of the rare flower in this one.

If you like a clean romance, you should definitely check this out. The friends to lovers trope is so well done. The MCs make such a great couple, and I loved how the MMC was a bit of a nerd.

A SWEET STORY.

I enjoyed this one y’all! It’s a sweet friends to lovers. Bonus points for not having flashback chapters. I enjoyed both Sophie and Peter for the main characters. Peter was a cinnamon roll soul who I just wanted to see be happy and Sophie had a lot of character growth to conquer, and bless her, she got there.

I didn’t love that the whimsical aspect of this book (the love flower) seemed to create distance between the couple rather than brining them together. I appreciated how it was handled during the third act and the conclusion, I just wish there had been a less miscommunication about it for the rest of the book.

The kissing moments were FANTASTIC. Jenny Proctor writes some of the swooniest kisses and I loved getting those moments. There’s an easy rapport between Peter and Sophie that lends to how long they have been friends and I loved seeing Sophie finally realize what has been in front of her for so long.

This third book in the Only Magic in the Building series can be read as a standalone, and it's such a sweet romance! Sophie and Peter have been besties since high school, and while Peter is aware of his feelings for Sophie, she still needs to realize what's right in front of her. Instead, she discovers a magical flower on the rooftop garden that seems to only bloom in the presence of a couple in love... and sets up dates with a bunch of other guys to see if any are meant for her.

Sophie and Peter were really sweet together, and I loved the addition of magical realism in the building to bring them together. The character growth in both of them was great, and I love where they ended up by the end of the book. My favorite line was "Shut up and eat another cookie. Sugar makes you happier than protein." Bahahahaha. (Typed as I eat an oatmeal chocolate chip cookie...) I love Jenny's books, and I'll be back for more from the other authors in this series, too!

I enjoyed reading another story with The Serendipity's magical matchmaking-- and this time with a side character I absolutely loved from book 1. It's a friends to more trope though which honestly is one of my least favorites so this book was cute but not a favorite for me.

The magical element of this story is a love flower that blooms for people that are in love. This was a unique idea and I loved seeing this addition to the building's antics found in books 1 and 2.

We also get to see characters from previous books which is always so fun! I particularly enjoyed seeing Archer and Peter strike up a friendship.

As for what I didn't like, it was frustrating for me how long it took Sophie to discover her feelings; she attempts so many dates and tries ridiculously hard to deny her feelings for Peter. Basically what I didn't like related to the friends to more trope. Plus there's forced proximity where Peter has to stay with Sophie--he stays on the couch minus one night where he sleeps beside her in her bed to provide comfort after a situation. They're respectful and nothing untoward happens there but my guard was up. Additionally, I would have enjoyed seeing more flashbacks to see more of their relationship over time.

Again, I didn't enjoy the story as much mainly due to the trope but it was still cute.

Petals and Plot Twists by Jenny Proctor is the third book in the Only Magic in the Building Series. It is a sweet friends to lovers story with dual POV. I really enjoyed being back at the Serendipity and also seeing characters from previous books. I really liked Sophie and Peter, but found the lack of communication frustrating. But things did wrap up well and it was a really good read overall. I am looking forward to the next book in the series.

3.5 stars rounded up.

A cozy, heartwarming whimsical best friends to lovers by one of the greatest names of closed door fiction.

Peter and Sophie have been best friends for most of their lives, but a magic flower and a temperamental building was the little push they needed to take their friendship to the next level.

One of the best things about this book was the dual pov. Because of it, we get to see Peter completely in love with Sophie from page one. He is one of the most adorable mmcs I've ever seen. I love him. In the beginning, Sophie has that side character syndrome, but throughout the book, she grows into a fierce leading lady.
I'd also like to point out that even though the book has some magical elements - like the flower that blooms in the presence of true love - the fantasy of it isn't overwhelming. Yes, you do need a little suspension of disbelief, but it makes this book a cozy whimsical romcom. As someone who usually doesn't read magical realism or anything like that, I really liked it.

By the way, this was my second friends to lovers by Jenny (Go read How to Kiss my Best Friend, it is great!!!) and few authors can develop this trope as well as her. It's almost like she is allergic to writing bad stories. She's one of my favorite authors ever.

I couldn't recommend Jenny's books enough, and Petals and Plot Twists now have a special place in my heart.

This book was so adorable!! Peter is the best kind of nerdy and sweet and absolutely lovable. Sophie is so full of life and exuberance and I loved hearing about her gardening on the roof top. This was friends to lovers done right and I loved their relationship right from the get go.

The magic of the love flower was such a fun, whimsical addition to the plot and I appreciated how it all played out. I could feel the chemistry between Peter and Sophie and loved seeing how their friendship shifted into something more.

I loved the forced proximity that their very special apartment building - the Serendipity - brings them into. I loved seeing Willa and Archer from Emma St. Clair’s book too!

Don’t miss this amazing romance with all the cute scenes and swoon for days!

Plant-loving, rooftop gardener Sophie sees herself as side-kick material but the beautiful best friendship she shares with Peter, the nerd-next-door, is the absolute sweetest. I loved the light, magical elements that fringe this story that is all about choices and destiny, hugged with a delightfully charming friends-to-more romance.

Jenny Proctor brings these characters to life in this story. Their quirks and shortcomings are neatly balanced by a strong, solid loyalty that warmed my heart. I loved the snippets of connection with other characters in the series, but the self-discovery and connections are what really sold me. I loved every near-miss, as well as every accidental slip. These two together are harmonious and dynamic.

The mysterious flower drew me in but it was the plot twists that kept me reading.

I loved this addition to the Only Magic in the Building series! I loved Sophie and Peter so much!

Sophie's character was a little complicated (in a good way) due to the struggles from her past and that added to the storyline. Her best friend Peter is the best! He's sweet and always there as a listening ear for Sophie. But he's done just being a friend on the sideline! I loved him learning to step out of his comfort zone and work towards showing Sophie his love for her. *Happy Sigh*

Seriously soooo adorable! I loved watching Sophie's growth in her struggle to find love. So clever! And the best part, again, was Peter! I loved how he supported Sophie but he wasn't willing to let her think she had to settle for less than what was the best for her (pun not intended).

Just read it! Seriously!!!

Content: I would consider this a clean read. There are a couple spots where Sophie sees Peter without a shirt on after he's been on a run and she admires him. They share an apartment but nothing more than that. And some kisses.

I adored the best friends to lovers relationship between Sophie and Peter. They were such sweet and endearing characters, and it was clear that they were meant to be together. I loved how The Serendipity worked its magic once again to get these two together.

I loved being back in Serendipity Springs for Sophie’s story! I’m glad Willa and Archer made appearances, too! Sophie and Peter are perfect for each other, even if they don’t know it at first. Peter has always been Sophie’s best friend, so why risk their friendship by wanting more? When Sophie discovers a love flower in the rooftop garden, she decides to stop trusting her own judgment when it comes to men and relies on the flower to let her know when she’s found her soulmate. I thought that was a fun magical twist. I’m excited to read more of this unique series!

Would you let a flower determine your true love?
That's exactly what Sophie tries to do as she realizes the flower only blooms when love is near. She just can't see that she's been in love with her childhood best friend forever and his been in love with her too.

This is not my normal genre of book to read but I'm so glad I did. It was cheesy, it was funny & it was easy to read and the characters were so likeable. The whole way through I was like just see that you two are in love!!! Sophie stop going on dates 🤣🤣 I'm so glad they got their happy ending. Would definitely read a second part to their story.

This one was so fun and adorable! I loved it so much! I do love a good friends to more where he falls first!

Sophie and Peter are so adorable together! I love how they were best friends and that morphed into their romance. Sophie is so fun and bubbly, I really enjoyed her character! And Peter was safe and sweet. I loved the cautious tension between the two because they were unsure about their feelings toward their best friend. Like almost shocked. And I loved flirty Peter! He had this subtle flirting thing down. They were each other's safe place and I loved that! The character depth in this one is the perfect amount, not too deep where it weighs the story down but enough to bring the emotions. Loved Sophie and Peter so much!

The added magical whimsy was so fun and I loved how it related to Sophie's passion of gardening. The author added so many layers to this whimsical romance and I really enjoyed every bit! Now if Peter's sister and that pediatrician could get together ;-)

This was a sweet, friends to lovers, dual POV, he falls first romance set in the Only Magic in the Building series and the town of Serendipity Falls. I loved that Sophie finally got her 'main character' moment and was rooting for her and her bestie, Peter from the get go. There's a fun element involving a magic 'love flower' that only blooms in the presence of couples who are meant to be but there's also a realistic foil that has both Sophie and Peter making a choice to take a chance on a love together even at the risk of their friendship. A darling addition to my new favorite series!

The magic flower is so fun in this story. Loved the subtle ways the magic works and how Peter and Sophie react so differently to it. The ending with the flower is so sweet!

Sophie is easy to love. I enjoyed getting to know her better after meeting her in The Serendipity. And seeing Archer and Willa was a treat as well! Sophie is so warm and friendly. I loved how she brings people together in the garden and how she loves flowers and plants. Seeing her relationship with Peter grow to something more was so satisfying.

Peter was so endearing and easy to cheer for. He’s the classic best friend who has been pinning after Sophie basically the whole time they’ve known each other. I enjoyed getting to know him and learning what brought him and Sophie together. He takes care of her so well!! I appreciated that he wanted to tell her how he felt from the start of this story. And seeing them get there happily ever after was so sweet!


Best friends to lovers isn’t my favorite trope. And there were definitely moments that were frustrating in this one as they didn’t communicate or fought their obvious feelings and great chemistry. But the ending is truly beautiful and I loved how they fought for each other and how their friendship could grow into a beautiful love story.

Book three in the Only Magic in the Building series is another cute one! Peter and Sophie have been best friends for years. Right off the bat, we find out that Peter's been in love with Sophie since high school. Sophie has some deep-seated issues from her parents' failed marriage and what she refers to as her own ick-factor-sensor being broken. She no longer trusts her dating decisions. When she discovers a "love flower" in her garden—a flower that only blooms in the presence of true love or the potential of true love—she is ecstatic. This can help her discern who is worth her time in dating!
Somewhere along the way, Sophie decides to try to get Peter up to the rooftop garden to see if the flower will bloom for them. Peter, knowing about the flower, resists because he wants Sophie to give them an honest chance.

Both MCs were great but I really loved Peter. Parts of him reminded me of my husband—most notably, that he was a LEGO lover. We literally have a LEGO room because my man is such a big fan.

I LOVED this book!!! Friends to lovers is my favorite and Sophie and Peter were absolutely adorable. I also really enjoyed seeing the characters from the previous books in this one - I hope that continues and the found family keeps growing!! Another win for the Only Magic in the Building series!

I don't read a lot of "friends to lovers" books as it usually plays out as the miscommunication or lack of communication trope which isn't my fave. This was a fun read and the ending was cute. If you like a "friends to lovers" rom-com you'll love this.
