Good info, but a lot of the information is based on successful circumstances, not what always happens. Didn't face a down market.

This is a great starter book for someone who needs to understand the basic fundamentals of renting a house. Thomas discusses why real estate is the key to early retirement, rental management, taxes, laws, mortgages, property selection, leases, tenant selection, etc...
The book is very simply written for the newbie.
