Very good book by Samuel Leeds. No overcomplicatinn seen in similar genres.

Ok but nothing spectacular. I bought the book 2 years ago, and if I had read it then, maybe I would have learned one or two new things. However, I've been reading a lot on subjects related to this book and therefore I cannot say that I learned anything spectacular. The book is really easy and fast to read, probably worth reading if you own it already and live in UK(I don't and I did not know this beforehand). Otherwise, not worth reading as most of the things described in the book apply to the UK market almost exclusively. There are some extremely basic and intuitive calculations presented in the book which ignore some real world drawbacks of buying property.

This is a negative review
I have rated this book low as there are 100s better out there.
The way he reads the book feels like he is arrogant, showing off, gloating and not overly pleasant at all. The content is short but ok. I didn't learn anything I didn't already know. I unfortunately really wouldn't recommend this to anyone and if I could get my money back then I would. Its wrote like he is talking to a child or an idiot, he tries to be funny but it comes across as rude. Really didn't enjoy it at all.

This book is a decent overall quick guide to those that want to delve into the business of property investment and create a living out of it.
It offers exclusive detail regarding its' plans to outline different topics and focuses on each investment plan and strategy separately which is a great plus.
The only negative that can be highlighted is that the topics covered throughout the book are not covered 'with more +++ information' so to speak in other words: in depth.
However, I am only a beginner in the field of property investment, managing and marketing and has taught me serious lessons for the future and for that I thank the author.
Would definitely read a second and more in depth and revised version of this book.

Quick and informative
I’ve started to follow Samuel’s work and seen this book recommended to me many a time. The book is pretty short at just over 100 pages but has some good information, yet I feel that is missed some important steps on how actually to find the deals.
The book can be seen as a plug for his crash course however worth the read for anyone curious about property investing.

Simple and clear
Very simple to understand about the basic concepts to invest in properties. Also he really have this positive mindset. You need that!
Also he explained the no money deal as simple as possible e.g lease options agreement

Easy read
A Nice, simple, easy read. I’d have liked a little more of the nitty gritty details and the risks involved.. but as a light weight intro into property investment it ticks the box.

This book helped me make progress when I started my real estate company. The book explains the steps involved. It gives a good explanation about HMO's and it helped to decide an investment strategy

Good beginner guide to HMO
Book interesting and written in conversational style.
It’s been very informative for me as I had no idea what HMO were.
Definitely just the tip of the iceberg and much more to learn.
Probably look at attending one of his training courses.

Did not enjoy the writing style (which I felt was very self-congratulatory and rushed), many concepts were not touched on at all, and key topics were very, very oversimplified.

Great book and a lot of value given away
This book surprised me at how much great value was given away!
Normally I would expect gurus to hold back their best information but Samuel gave much away.
And it was fun and easy to ready!

Nice introduction into property investing, has given me the appetite to learn more. As other reviews have pointed out if the book were to contain more apply-able models/more content it would deserve a higher rating, easily 4 stars possibly 5 if that were the case.

Listened on audible. Decent and only took about an hour to listen to. Quite simplistic and sales-many but worth my time as a beginner.
