The feud is finally over.

Learning to turn away from the past -- injustices, unhappiness, resentments -- and look with a clear mind and heart at the path to your future is not a simple or an easy proposition. Sometimes the motivation comes from people and situations that are least expected.

Heath Thurston has been at war with the Grandin and Lattimore families ever since the death of his mother and older half-sister, believing that the families conspired to defraud his sister of her paternal birthright. When he hires surveyor Ruby Rose Bennett to check a deeded plot of land for oil reserves, he gets more than he expected. And that changes the course of his life and those of the other two families as well.

I loved the way the author gave all the characters the chance to grow and develop better lives, not just the two central characters. Although it is in the middle of the series story arc, this book reads very well as a standalone novel.

Rancher After Midnight is part of The Texas Cattleman's Club: Ranchers and Rivals series but can be read as a stand alone story however I suggest reading the previous stories to gain insight into the motivations that drive the hero in his quest for what he believes is justice. Heath has been battling the Grandin and Lattimore families to gain the oil rights promised to his late mother and late sister but the land survey that Ruby Bennett presents shows that the results are inconclusive if oil ever existed on the property. Heath goes to Ruby's home to confront her about the unsatisfactory results but she is not at all what he expected. There is an instant spark of attraction and when a freak snowstorm strands them, they both are fighting their feelings. Ruby is still struggling with the loss of her fiance and hasn't been interested in a man until Heath shows up at her door. She is all about moving forward now and she tries to help Heath do the same but when an outside source threatens to destroy the new connections that Heath is making with his brother and with Ruby, he must prove that he really is moving forward. This is a story of how love can help overcome the heartache of grief and family is important. This is a well written, emotionally charged story with relatable characters and the issues they face.

Terrific conclusion to this part of the Texas Cattleman's Club series. Heath has been the bad guy at the center of an oil rights dispute since the beginning of the series. Furious at discovering his deceased mother and sister were deprived of what they were promised, Heath has been determined to claim it for them. His attitude has been cold, antagonistic, and vengeful, making him impossible to like. There is a small light in the darkness in On Opposite Sides when his brother Nolan returns to Royal, and in their reconciliation, we learn a little of Heath's motivation. Unfortunately, even Nolan can't get Heath to back off.

As this book opens, Heath has received the surveyor's report about oil on the contested land. He's unhappy with the conclusion and rushes to the surveyor's home to complain. She's not what he expected, nor is his reaction to her when they are stranded in her house during a snowstorm. I enjoyed seeing him stick his foot in his mouth a couple of times and face Ruby's wrath.

Ruby is a feisty, intelligent, and beautiful woman accustomed to dealing with troublesome men. It doesn't take her long to straighten out Heath's attitude, but she doesn't expect the feelings he stirs in her. After her fiancé's death, she's worked hard to keep moving forward and leave the past in the past.

Their time snowed in together opens the door to a fast-moving relationship. They connect over their shared experiences with loss, augmented by their sizzling chemistry. Ruby brings out a different side of Heath, showing a caring and thoughtful man. I loved seeing her influence show him how to see things from a different perspective and encourage him to let go of his bitterness. As their relationship progresses, there is a marked change in Heath, and we see the feelings between them grow. There are some fantastic moments where those changes are evident, giving hope that Heath can finally be happy.

But a shoot-from-the-hip action by an angry Heath at the beginning of the book, unsurprisingly, is about to come back and bite him. Though he had already taken steps to stop the action, it was too late, and the results were devastating. I ached for Ruby, who only saw it as a betrayal of everything she believed about him. The effect on Heath is eye-opening as he realizes the truth of everything Ruby tries to tell him. I loved the ending. Watching Heath's actions to make things right shows a changed and vulnerable man, and I loved what he did.

The epilogue was terrific, and seeing the changes in all those involved was the icing on the cake.

Rancher After Midnight starts out with oops, we're snowed in, and now we're out of power, oh well, we'd better snuggle together for warmth bang (though not *quite* a bang, because our MCs are responsible adults). It smoothly moves on to some NYE magic--a sparkly dress for our heroine and a swanky party with our tuxedoed hero--before settling down into the more serious story featuring a heroine who is still trying to start over after tragedy and a hero whose need for revenge threatens to leave him mired in the past.

I really liked both Ruby and Heath--they were very sympathetic characters, and really cute (not to mention hot!) together. I loved that Ruby knew what she had to do to move forward with her life, and wasn't afraid to stand up for herself when she believed that anyone (*cough*HEATH*cough*) might be going in a direction that would threaten that. Heath became an even more sympathetic character when he was with Ruby--she really brought out the best in him, and started smoothing out his prickly edges--but man, was it hard for him to let go of his need for revenge.

I don't blame Ruby for feeling betrayed by what Heath does, even if he didn't technically do it *to* her--ugh, readers can see that blow up coming, even if we can't see how bad it's going to be beforehand. Fortunately, Heath 100% puts the effort in to making things right again, and we get a purely satisfying ending for everyone and a lovely HEA for him and Ruby.

Rancher After Midnight is the 9th book in the multi-author Texas Cattleman's Club: Ranchers and Rivals series, but even though it was clear that there was history with secondary characters, both with and without this book's MCs, I had no problem starting the series here. (Not saying I *won't* go back and read earlier books, but I didn't *have* to have read them first to enjoy this one.)

At this point in the Texas Cattleman’s Club: Ranchers and Rivals series, it’s going to take one amazing woman’s influence to change my opinion of one stubborn, bull-headed, vengeance-fueled hero. And, Karen Booth managed to do just that… but not until Heath learned quite a few life lessons on what is really important – a perceived slight or a life with the woman you love and the family your brother has entered into as well.

I have to admit that I have not liked Heath one little bit throughout this series. Yet, Rancher After Midnight gave me a better look into Heath’s mindset, his reasons for this stubborn quest, and perhaps to find a strong man underneath the layers of bitterness and grief.

I adored Ruby, she’s smart, sexy, and just as stubborn as Heath in her own way. She won’t cower from his anger or his demands but she will teach him to see things from a different perspective, to let go of his anger and bitterness while finding closure, something he desperately needs. And, if along the way, their passion, their sizzling chemistry, and their hearts get involved, well, all the better.

We’ll get to see several familiar faces and to be frank some scenes were heart-wrenching. They were needed for Heath to begin to see reality and gain acceptance of his own part in all of this heartbreak but did those scenes ever hurt as those lessons were being learned!

If you love a series with growing anticipation about what will be discovered by the characters by the ending, if seeing a stubborn man change himself for the right reasons, and simply a really good, well-written romance that will give you all the feels… then Rancher After Midnight is just right for you.

While I usually enjoy reading Karen Booth, this one didn’t do anything for me. I’m not sure if it’s because I was jumping into the end of a series, or because of my mood but I never really got invested into the story. I will admit I read this in n a book slump and that may contribute to the lack of love, I just think she was a bit off on this one compared to her other books.

Heath, the local asshole and most hated man in town, decides to visit Ruby at home right before the onset of a rare Texas blizzard. Ruby, a shut-in after the loss of her fiancé, is a surveyor who Heath hired in the next move of his endless war against a local wealthy family. In some real Hatfield/McCoy nonsense, Heath is convinced the family cheated his mom and half-sister by denying them an acknowledgment of his sister’s legitimacy as part of their family.

While I can appreciate wanting justice on behalf of family, and that grief does weird things to people, the whole vendetta seemed way too forced and the eventual resolution seemed way too easy. Heath is alone in his quest for justice, his own twin brother abandoning it, and Heath, for years. When he comes back to town he betrays Heath by marrying the enemy. Except, Heath, who claims to hate the whole family, is easily able to accept the marriage and interact with members of the family at multiple points, which kind of deflates the vendetta.

Ruby, on the other hand, has done nothing but work and renovate her house since the loss of her fiancé. For someone who has barely interacted with society, I felt like she dove in with Heath hard and fast. To be fair, Insta-love usually raises my skepticism flag and definitely isn’t my bag so I won’t deduct points here.

Overall it was a quick read with nothing fundamentally wrong with it. It just never really clicked for me. I’ll definitely be grabbing the next Karen Booth book though because I know her to be a good writer overall.

This is book nine in The Texas Cattleman's Club : Ranchers and Rivals series and it is Ruby and Heath's story and it is definitely a must read. Ruby and Heath both know what it is like to lose someone that you love and have deep rooted pain that makes it unable to see how it is effecting you but this story shows you how to move forward, forgive and claim the life that you want and then add in a little bit of sparkle and a new years kiss to change how you feel. Heath is out for revenge and determined to put the wrongs to right and he is hoping that Ruby is the answer to his future and what he has been and but when he met her he was really attracted to her but he had a agenda that he needed to stick to it be was hoping to achieve his goal. Ruby is a land surveyor and she is all about doing things right and even though she is still struggling with the death of her fiance when she meets Heath he feels something that she hasn't felt in such a long time and while she is trying to move forward and doesn't know if she wants to give in to his she feels and make a mistake. The chemistry between Ruby and Heath was so strong but will it turn into anything real and maybe a happy ending. I can't believe that this is the last book in this amazing series but what a conclusion and outcome. I couldn't put this book down and had to keep turning the pages wondering what would happen next and I can't wait to see what this author writes next but I will definitely be there to read it. I definitely recommend you read this book and other's by this author and you will definitely not be disappointed.

Two wounded hearts find healing and love in this Texas Cattleman Club romance

Heath Thurston & Ruby Rose Bennett meet during a rare Texas snowstorm. Ruby, who had been hired by Heath to survey property and help support his oil rights claim, is not the old lady Heath expects when he shows up announced on her doorstep as a storm rages in Royal, Texas.

A night of forced proximity, and some interesting, (but mild heat) lead Ruby and Heath into a full fledged relationship. While feelings deepen, Heath is still on the fence about his need for vengeance against two families he believes cheated his departed mother and sister, but Ruby believes he’s finally looking forward and not back.

A misunderstanding, another breach in the twin relationship Heath has been slowly rebuilding with Nolan, and acceptance finally bring about the healing and true love among all parties as they move forward in a joint venture.

I loved Ruby Rose from the beginning, she has a great sense of humor, even when being self-deprecating (acknowledging her two left feet). I liked Heath, but didn’t really ‘love’ him until the story developed more. But they clearly had chemistry from the beginning.

I haven't read any of the other books in this series and Rancher After Midnight works well as a standalone.

This was a quick, easy and satisfying romance between two adults -- one of which has a big axe to grind and isn't about to forget it. Heath Thurston is looking for revenge against the people he thinks swindled a family member, but when a survey comes back that leads the investigation in a different direction, he also meets the smart and sexy surveyor, Ruby Bennet. 

I adored Ruby. She's such a sweet person and she has Heath's best interest at heart, even when he may not think that's true. But she does manage to get him to think about things differently, and see what's really important.

Overall, a very nice holiday themed romance, with a pleasant heat level and two characters that were fairly easy to relate to at some level. The story moved along quickly, which I really like and the characters both do some growing along the way. It was easy to want them to get their HEA. Win-win.

Rancher After Midnight by Karen Booth is the ninth book in the Texas Cattleman's Club series: Ranchers and Rivals. Heath Thurston is attempting to obtain the oil rights that were granted to mother and sister. He hopes to conclude the land battle when he hires Ruby Bennett to perform a survey. Upon receipt of the ‘questionable’ results, he seeks her out believing he is going to meet an older woman and is presently surprised when she answers the door.

When a snowstorm strands him at Ruby’s he discovers that they have something in common. Will Heath discover the truth about the land rights? Will they set aside their pasts and take a chance on a future together? Rancher After Midnight is a standalone book and an enjoyable read. I highly suggest reading the entire series especially if you enjoy reading the Texas Cattleman Club series.

Karen Booth’s Rancher After Midnight tells us the story of Heath Thurston, Royal’s newest and most hated person. He’s been trying to enforce a gift from the Lattimore and Grandin families to his mother. In his opinion, the person standing in his way is Ruby Rose Bennett. Unfortunately, Ruby is not what he thinks she is. She’s a feisty, beautiful land surveyor whose report is in the Lattimore and Grandin families. When he tries to confront her, he’s surprised! Working together, they come up with a plan to come to terms with the truth. The gift was a known trick but when the truth comes out and a local politician tries to use it against all 3 families, the families come together to bring Heath’s wish for his mom and sister to life. Forgiveness rules in this story. Karen delivers a wonderful addition to the Texas Cattleman’s Club series.

4 1/2 STARS!

Fast paced, emotional and addictive! Karen Booth delivers the ninth and final book in the Texas Cattleman's Club: Ranchers and Rivals series with a heartfelt conclusion to wrap it all up. I enjoyed the ongoing drama of each book building to this final match up.

Heath has been villainized throughout the series, but now we get to hear his reasonings in his own voice and get to understand what drives him and what type of guy he truly is. I ended up liking him a lot.

Ruby was sweet and sincere but her own issues led her to be a bit harsh on Heath when it was all playing out. I liked him better than her in the end.

I highly recommend this book as well as the entire series to anyone that enjoys a fast paced series of books building on a core subject as various siblings from the three families involved find their happily ever afters one after another.

This is a quick read and is part of a series, but can be read as a standalone. All aspects from the other stories that are integral are explained.

Heath is a man on a mission. He is trying to prove oil rights his late mother held. He hired Ruby to do a survey. Unhappy with the results, he goes to talk with Ruby and ends up being stranded at her house due to a snowstorm. They make an intense connection while talking about their pasts.

Heath has been upset with the family who originally gave the oil rights to his mother instead of claiming parental responsibilities to Heath's half sister. Heath is looking for reparition to help fund a horse therapy program in his sister's memory. Will his bitterness get in the way of his future happiness?.

Heath Thurston is determined to get justice from the Grandin and Lattimore families who cheated his late Mother and sister with a fake land inheritance. When Heath meets Ruby Rose Bennett, the land surveyor who he hired to check the land for oil sparks definitely fly between them. Both of them have suffered great losses but Ruby brings out the best in him, helping him reconnect with his twin brother and his wife.
When a mix up causes a lot of confusion and discontent it tears Heath and Ruby apart.
Will Heath be able to heal the rift between the families and him and Ruby?
This is a must read to find out whether Heath’s dreams will come through. Another fabulous book by Karen Booth.

This is Heath and Ruby's story set in the small town of Royal,Texas.
Heath turns up for a business meeting with Ruby and is surprised to find out she is not at all how he imagined.Sparks fly straightaway between them.
When a snowstorm strands them together they both open up to each other and realise they are both grieving for their loved ones.
They get into an instant relationship,but Heath is still very bitter about the past and wants justice.Ruby wants to let go of the past and move forward.
Find out how they overcome their differences and get to their happily ever after.With a very satisfying epilogue😍.

I didn't know if I would get through this story to be honest. I have disliked Heath from the very beginning. He has been douche to the Lattimores and Grandins. Even when his brother married into the Grandin family..

When he goes to confront Ruby, the woman he had surveying the land for oil, he ends up being stuck there because of a snow storm.

Ruby questions him for his vile feelings and makes him start thinking..But he still has the vengeful feeling in his heart so he tries one more thing to get back at the families

Can Ruby make him see there is more to life than wanting to bring someone down?

Will Heath become a redeemable character?

Urk. My heart broke for what these two had been through. Now, knowing what it was that Heath was fighting for, it made me a little upset at how everyone saw him as the “bad guy”. I was distressed that even Ruby, the woman he was falling for and who was falling for him, lumped him into the same category. I loved that in the end there were apologies all around for the parts that were played, but I didn’t like seeing Heath take all the heat for pointing out the bad behavior of a pair of old men that had disadvantaged his family. However, it brought about a beautiful ending.

I loved the Texas Cattleman’s Club Ranchers and Rivals series and hated to see it end!
The series was leading up to this final story of Heath’s claim to right a wrong done to his mother and sister years ago. Heath hired Ruby to survey the land in question and her report drives him in a snow storm to visit her to explain her findings. When the snow storm leaves Heath stranded, the two stay warm in front of the fire. Will Heath be able to turn his drive for revenge into some good? Will a very patient Ruby set Heath in the right direction? You have to read to find out and won’t put the book down until you turn the last page!

This was a nice wrap up to the Ranchers and Rivals TCC miniseries. Rancher After Midnight is Heath story, he is hurting and struggling to let go of the pain from the loss of his mom and sister. Heath wants to right the wrong that was done to them. When he decides to drive out to meet the surveyor Ruby Rose Bennett everything changes for him because these two-share something in common loss once Heath sees her and how easy she is to talk to things start too slowly change for him. The Ashley Thurston Therapeutic Riding Center was a great way to honor Ashley's memory. Well done KB thanks for ARC I enjoyed the story!

This is a quick read about two characters who are trying to move on from loss and forge a new path in their lives. Of course, neither of them is looking for a relationship when they first meet. And Ruby is a little further along the path than Heath, who is still harboring resentment toward the families that he feels snookered his mother and sister. With Ruby leading by example, he slowly comes around to looking forward rather than to the past. For some reason I had a hard time connecting with this story. It almost felt like something was missing, although we do get a HEA.

Heath comes from a prominent family and carries a grudge against another prominent family who in his mind as done his family wrong so he hires land surveyor Ruby to help him claim rights to their land on behalf of his mother and half-sister. They fall for each other but when his bitter feelings go too far she backs away and Heath realizes he has lost the only thing that has made him happy in years. Can Heath make amends and get Ruby back?.

Heath was the town nemesis because he had bad history with two of the town’s popular families. He met Ruby when he hired her to survey some land. I felt sorry for Heath because those families caused lots of pain to his family. I was happy when Ruby understood him and loved him. He lacked love in his life and felt the need to seek revenge. I was happy that all families eventually worked things out. That also was the catalyst for Ruby and Heath to come together again. Great love story.

The things Heath went through to prove his point can only be described as dedicated despite the scandalous agendas that led to amends he would have to make because of his tenacity for his sister. Ruby with her own issues of grief was the voice of reason for him when the crazy came back. I loved the renewed relationship of the brothers and how the story was spun. Makes me want to go back and read the entire series!!.

I really enjoyed this one. Ruby and Heath are both trying to deal with their respective bereavements, each chooses a completely different way to go about it. I liked the potentially dangerous path that Heath was debating undertaking, before his life turned upside down. Good characters, well written, with a sweet undertone, this is touching and fun at the same time.

The ninth and final book in the Texas Cattleman's Club series brings Heath and Ruby's story. The author brings strong characters and an entertaining storyline. They have a strong connection and growing love which helps him to move forward after his loss and grief. It's well written with perfectly painted scenes, moves fluidly and is an emotional story.

I voluntarily reviewed an ARC of this book. All opinions in this review are my own and freely given.

A snowstorm traps them for a night starting their personal relationship. Heath's obsession with the past almost costs him his future. I like how Heath finally putting the past to rest heals both him but others around him. Looking to the future allows Heath to win Ruby's hand.

Heath has been on a one man mission to seek justice for his sister, for what she didn't get while alive. Ruby has her own hurts and past, just as she feels she may be moving forward, Heath's vendetta may pull them apart.

Strong characters, finding healing, and righting wrongs, a good storyline and great HEA.

Unfortunately for me this book was just okay. I was a little lost because I skipped over most of the books in this series. That might have been part of the reason I couldn’t get into this book. But the storyline of this book fell a little flat as well. Hoping that the next Texas Cattleman’s Club books will be better.

Holding on to the past…

Heath Thurston is waging a one man vendetta against the two wealthiest families in Royal. He’s surprised out of his war by Ruby Rose Bennett, who’s smart and clever, and who has also known loss. Well written.
Recommend.
Although I did have a serious problem with him wearing his boots inside her house after she asked him to remove them. Uncool.
